    The Facilities Manager at our student housing community leads the property’s maintenance operations, ensuring all physical aspects of the community are maintained to the highest standard. This role oversees the maintenance team, manages preventative and corrective maintenance schedules, and coordinates Turn and capital project execution to enhance resident satisfaction and asset performance.


    Key Responsibilities


    Maintenance Operations

    Develop and implement the property’s preventative maintenance planMonitor and respond to work orders, ensuring timely completion and follow-upManage and track maintenance supply inventory and process purchase ordersConduct regular property inspections and ensure cleanliness and safety of grounds and common areas


    Team & Vendor Management

    Supervise and train the facilities team, assigning daily responsibilities and ensuring high-quality workLead daily maintenance huddles and support technician developmentManage third-party vendors and oversee contractor work during projects and TurnProvide hands-on support for escalated maintenance issues or complex repairs


    Turn, Capital Projects & Compliance

    Lead maintenance operations during Turn, ensuring timely unit turnover and quality inspectionsSupport General Manager in planning and executing capital projectsEnsure compliance with all OSHA, safety standards, and local regulationsMaintain records of inspections, repairs, vendor work, and safety documentation


    Resident Experience

    Respond to urgent resident maintenance issues and ensure service expectations are metCollaborate with the General Manager and leasing team to support move-in/move-out and renewal effortsPromote a culture of professionalism, safety, and responsiveness within the maintenance team

    Summary

    The Leasing Manager leads the leasing operations of the property, ensuring occupancy goals are met through performance-driven leadership, strategic goal setting, and effective team coaching. This role is responsible for leasing execution, CRM oversight, lead management, and the daily productivity of the leasing team.


    Key Responsibilities

    Leasing Strategy & Execution

    Set daily, weekly, and monthly leasing goals for the team and track progress toward occupancy targetsOversee all leasing activity, ensuring consistent follow-up, accurate documentation, and adherence to sales best practicesMaintain expert knowledge of floor plans, pricing, availability, leasing specials, and competitor offeringsConduct leasing tours and support peak leasing periods with hands-on prospect engagement

    Team Leadership & Development

    Train, manage, and motivate leasing consultants and student brand ambassadorsLead daily leasing huddles and provide ongoing coaching based on performance metricsEnsure CRM tools (Entrata) are consistently updated, including hot lead tracking and lease progressionCollaborate with the Marketing Manager to ensure leasing and marketing strategies are aligned Lead

    Management & Reporting

    Monitor and optimize lead flow from digital, traditional, and outreach sourcesCompile and analyze weekly leasing reports, identifying trends and areas for improvementCoordinate with the General Manager to implement strategies for conversion improvement and goal achievementEnsure accurate completion of leasing paperwork, file audits, and leasing compliance standards

    Customer Service & Resident Relations
