    Weinstein Properties is looking for a Maintenance Make Ready Technician to join our team for the summer. This is a temporary opportunity at a well-maintained community with strong leadership and competitive pay.

    What We Offer

    Pay: $20.50/hour | $21.50/hour if EPA certified (these rates are $1.50/hour higher than a permanent position since this temporary position is NOT eligible for benefits/quarterly bonuses)Stay Bonus:  3 Bonus opportunities - $100 after each successful completion of 30, 60 and 90 days for staying onboard through the summer!

    Your Schedule

    FULL-TIME: Monday–Friday, 8:00am–5:00pm (40 hours/week)OPTIONAL participation in a rotating emergency on-call schedule with the team (comes with additional bonus)

    What You’ll Be Doing

    Complete turn/make ready process of vacant apartmentsAssist team with maintenance work orders as neededWork with the team to maintain property grounds on a daily basisHelp maintain the overall appearance of the community, including grounds, amenities, and pool areasWork collaboratively with the maintenance team to keep the property running smoothly

    What We’re Looking For

    What are some tasks and responsibilities that come along with this position?

    Work with prospects who are interested in knowing more about our communities. Answer internet leads, phone calls, schedule appointments and take prospects on a tour of the community.Process leasing applications, put together lease paperwork, request security deposits and leaseholders to sign the lease.Give great customer service to our residents, assist them with any needs they have such as going over their renewal, notice to vacate, early termination, adding a pet, wanting to transfer to another apartment home, answering questions about their account.Work along side maintenance, walk apartments when they are ready to confirm everything looks great, monitor property needs, follow up with residents about work orders or any maintenance needs they have.Create a great experience for residents upon move in.Work with residents when they move out, process move outs and security deposit dispositions.Post rent money, follow up on balances owed.Resident activities - planning, preparing and hosting.Lead the team, help with training and accomplishing goals.Assist the Property Manager as needed

    Location: Abbington West End - Henrico, VA (Richmond)

    In this role, you will assist with managing and coordinating activities of a service team to ensure that all upkeep, inventory and repair of grounds and buildings of the property are completed in an efficient manner, as well as working as part of the team to complete all maintenance duties.

    Our maintenance team will diagnose problems and make repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structural and appliances. You will also schedule and directly supervise all in-house and/or vendor work. You will share on-call with other team members.

    This is a hands on role. The effective performance of our service team maximizes rents and maintains high occupancy levels by following professional maintenance practices, using quality control and following policies/procedures. Our service team is customer service driven which creates a lasting influence on visitors, prospects, and residents.

    Compensation:

    As a Leasing Consultant, you’ll be the first impression and voice of our community. You’ll guide prospective residents through their leasing journey while building strong relationships with current residents and your team. You’ll juggle customer service, sales, and administrative tasks — and we’ll provide you with all the training and support you need to excel.

    Pay: Hourly rates are competitive (starting at $16.50/hour) + Quarterly Bonuses

    Things Candidates Should Know Before Starting

    You will get dirty: Tasks include picking up trash, cleaning pet waste stations, trashing out apartments, and other potentially unpleasant (but necessary) duties.Repetition is part of the job: Many tasks (like picking up litter and pet waste) are daily, recurring responsibilities.Opportunity for Growth: Team members with a great attitude and willingness to learn can grow into more advanced roles in maintenance.This is a physically demanding role:. This position requires prolonged periods of standing and walking while performing tasks, frequently lifting and carrying items weighing up to 50 pounds or more, using hand tools and operating equipment (including backpack blowers, power washers), operating golf carts/trailers, frequently bending and stooping for planting, weeding and maintenance of outdoor spaces, and working in conditions with loud noise levels at times. This position also requires working outdoors year-round in potentially inclement weather conditions (i.e. heat, cold, rain, humidity). The person in this position must be able to complete all physical requirements of the job with or without a reasonable accommodation.
