    A Property Manager is responsible for the day-to-day operations of real estate properties. They usually work directly with tenants to resolve issues, show properties and take care of administrative duties around the office.

    Essential Duties and Responsibilities not limited to:

    ü Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.

    ü Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.

    ü Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.

    ü Contracts with tenants by negotiating leases and collecting security deposit.

    ü Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.

    ü Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping and snow removal services

    ü Maintains building systems by contracting for maintenance services and supervising repairs.

    ü Secures property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.

    ü Enforces occupancy policies and procedures by confronting violators.

    ü Prepares reports by collecting, analyzing, and summarizing data and trends.

    ü Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.

    ü Interact professionally with tenants to address their needs and concerns

    ü Conduct leasing and recertifications as per regulatory agreement

    ü Ensure compliance with Tax Credit (LIHTC) regulations

    ü Ensure 8823 is not received, cure immediately if issued

    ü Ensure rental delinquencies are addressed

    ü Address maintenance repair requests from tenants

    ü Prevent violations, work to clear if issued

    Education and Experience

    · High School Degree or GED with some college experience

    · Property Manager experience (5 years)

    · Bilingual (English & Spanish)

    · HUD, NYCHA, REAC knowledgeable

    Job Description

    Seeking a hardworking Handyman to oversee and manage a wide range of repairs, typically for individuals or groups at residential or commercial locations. These tasks include trade skills, repair work, and maintenance work. We expect you to be organized, have good time-management skills, and have strong general repair skills. 

    Responsibilities include, but are not limited to:

    ·         To undertake minor items of repair and maintenance to the fabric of both accommodations for the benefit and safety of clients and contractors. Including the minor repair of fixtures and fittings, including desks, tables, and chairs as appropriate.

    ·         Responsible for all planned preventative maintenance on site, including but not limited to proactive and reactive work.

    ·         To assist with minor plumbing, including unblocking sinks and drains, etc.

    ·         To deal with minor repairs where necessary as instructed by the client and/ or facility manager.

    ·         To deal with minor electrical repairs and fixings.

    ·         Responsible for the PAT testing and maintenance of all electrical equipment on site.

    ·         Regularly check external areas for any potential danger to people on site.

    ·         Daily litter picks, sweeping of hard surfaces, emptying of litter bins, attending to planters.

    ·         Assist with deliveries and general portage duties.

    ·         Support with other cleaning duties as and when required.

    ·         Oversee Porters, perform maintenance, route landscaping paint and fill gaps, install and remove appliances, unit turnover, assist tradespeople with electrical/plumbing/HVAC repairs, 3-year paint jobs, repair and replace locks and doors, identify and report major repairs.

    ·         Assist the management team with other various tasks required.

    ·         Able to stand for long hours at a time and move, carry, and lift up to 70lbs

     

    Resident Relations

    Represent the community in a professional manner at all times-on/off property.Deliver communication documentation to residents.Contribute to resident retention programs.

     

    Safety

    Ensures that unsafe conditions are corrected in a timely manner.Learns and ensures compliance with all company, local, state, and federal safety rules.Immediately report all unsafe conditions.

    DOB Violations Analyst

    Position Summary

    Wavecrest Management is seeking a highly organized and detail-oriented DOB Violations Analyst to oversee the management, tracking, and resolution of Department of Buildings (DOB) violations across our residential property portfolio. This position plays a critical role in ensuring regulatory compliance by coordinating with property managers, vendors, consultants, and City agencies to facilitate the timely correction and closure of violations.

    The ideal candidate will possess extensive knowledge of New York City Department of Buildings regulations, violation classifications, compliance deadlines, and the systems used to process and resolve violations. This is a full-time, in-office position requiring excellent organizational, analytical, and communication skills.

    Responsibilities include but are not limited to

    Review, monitor, and manage all Department of Buildings (DOB) violations throughout the company's property portfolio.Track violations from issuance through correction, certification, and final dismissal.Coordinate with Property Managers, Maintenance teams, Engineers, Architects, Expediters, and Contractors to ensure violations are addressed within required deadlines.Maintain accurate records of all violations, inspections, corrective actions, and compliance documentation.Prepare reports identifying outstanding violations, compliance status, and aging items.Utilize DOB systems including DOB NOW, BIS, and OATH/ECB to research, monitor, file, and resolve violations.Schedule and coordinate required inspections with vendors and City agencies.Communicate with NYC agencies regarding violation status, hearings, corrections, and dismissals.Attend hearings or coordinate representation when necessary.Monitor regulatory deadlines to minimize penalties and ensure timely compliance.Develop and maintain tracking spreadsheets and reporting dashboards using Microsoft Excel.Escalate overdue violations and compliance concerns to management.Assist with special compliance projects and audits as assigned.Perform occasional visits to City agencies or properties when necessary to facilitate resolution.

    Create and manage purchase orders for repair materials, maintenance supplies, and appliances.Support the Maintenance Coordinator team with purchase orders, inspections and work order tracking, system updates, compliance filings, recordkeeping, and general administrative support for repairs operations.Coordinate the ordering and delivery of heating oil for building boilers.Maintain purchase order systems, including BJM and PACT Sites PO’s.Prepare unit inspection forms in advance of annual building inspections.Track and monitor the completion of unit inspections and work orders.Oversee and follow up on annual window guard inspections.Assist in completing required filings for HPD bed bug certifications and maintain accurate documentation.Support APWHPD bed bug filing requirements.Maintain and update departmental systems, including Property Meld updates, OLRP/Repair email, and the Super List.Keep organized digital and physical files related to repairs, inspections, and compliance.Track and report maintenance-related performance metrics as outlined in business agreements.Provide administrative support to the Repairs Manager, including communication with vendors, supers, and staff.Assist with the coordination of repairs-related projects and departmental tasks as needed.Ability to provide support with special projects or providing extra support colleagues as needed.

    Required Knowledge, Skills, and Abilities

    Minimum of 1+ years' experience at a fast-paced environment providing support to senior level managers and field staff.Strong knowledge of industry processes and regulations.Outstanding communication and interpersonal abilities.An analytical mindset with excellent organizational skillsMust be polished, articulate and on-pointAlways maintain a high level of professionalism & discretionExcellent time management and organizational skills with the ability to prioritize workMust be Proficient and have advanced Excel and PowerPoint skills.·Must be Bi-lingual in Spanish
