JP Prime Construction is a sister company of Johnson Plumbing.
The Business Development / Sales Manager for JP Prime Construction is responsible for generating new business, building and maintaining client relationships, and achieving sales goals in the plumbing service and repair industry. This role will develop strategies to grow the company’s market share, build long-term partnerships, and ensure the highest level of customer satisfaction. The manager will represent the company in a manner consistent with our core values: Confident & Humble, Dependable & Transparent, Hardworking & Accountable, Cooperative, Professional, and Positive.

Qualifications
Education & Experience:
Bachelor’s degree in business, Marketing, or related field preferred, or equivalent experience.Minimum of 3–5 years of business development or sales experience in plumbing, construction, HVAC, or related service industry.Proven track record of meeting or exceeding sales goals.Strong understanding of California plumbing service market and regulatory environment preferred.Knowledge, Skills & Abilities:
Excellent communication, negotiation, and presentation skills.Ability to build trust and maintain long-term business relationships.Proficiency in Microsoft Office Suite and CRM software.Strong organizational and time management skills.Self-motivated, results-driven, and able to work independently and as part of a team.
Physical Requirements (ADA-Compliant)
Ability to sit, stand, and walk for extended periods.Ability to use hands to operate a computer, phone, and standard office equipment.Ability to occasionally lift up to 25 pounds (e.g., marketing materials, presentation equipment).Ability to travel locally and regionally as needed (driving required).

Design Build Plumbing
Location: Anaheim, CA (Regional: Southern California, Nevada, Arizona)
Department: Preconstruction / Estimating
Reports To: Director of Preconstruction
Compensation: $100,000–$110,000 annually, based on experience, plus performance incentives
About the Role
We're looking for a Senior Estimator to join our Preconstruction team and take a leadership role in estimating commercial plumbing construction projects within a design-build environment. This is a key position that combines hands-on estimating with quality control oversight, mentorship, and strategic bid support — working closely with project management, engineering, field operations, and executive leadership.
The ideal candidate brings strong technical knowledge of plumbing systems, construction practices, regional labor markets, and material procurement across Southern California, Nevada, and Arizona.
What You'll Do:
Estimating & Preconstruction
• Prepare detailed cost estimates for commercial plumbing systems — domestic water, sanitary waste and vent, storm drainage, natural gas, medical gas, and specialty piping
• Develop conceptual budgets, schematic estimates, and final bid proposals for design-build and plan/spec projects
• Perform quantity takeoffs from drawings, specifications, BIM models, and conceptual documents
• Solicit and analyze subcontractor and vendor quotations
• Develop labor productivity assumptions based on historical performance and regional labor markets
• Identify value engineering opportunities and cost-saving alternatives
• Participate in design coordination meetings with engineers, architects, and general contractors
Quality Control & Department Oversight
• Conduct detailed QC reviews of estimates prepared by junior and mid-level estimators
• Verify completeness of takeoffs, labor calculations, material quantities, and subcontractor scope
• Ensure estimates follow company standards, templates, and pricing methodologies
• Coach and mentor estimators to improve accuracy and consistency
• Help develop internal estimating procedures and best practices
Bid Strategy & Risk Evaluation
• Analyze drawings and specifications to identify risk factors, scope gaps, and constructability issues
• Customize and adapt proprietary estimating templates and assemblies for non-standard solutions
• Conceptualize and lay out water, waste, and roof drainage for Shell & Spec TI design-build budgets
• Participate in bid strategy meetings to shape pricing approach and risk mitigation
• Prepare clarifications, exclusions, and proposal documentation
• Support negotiation of design-build budgets and GMP proposals with clients and GCs
Cross-Department Collaboration
• Partner with Project Managers and field leadership on labor forecasting and construction planning
• Support project handoff meetings to transfer estimate knowledge to operations
• Coordinate with purchasing/procurement to validate material pricing and vendor availability
Data & Performance Improvement
• Maintain estimating databases (labor productivity, historical costs, material pricing)
• Contribute to post-project cost reviews and departmental efficiency improvements

Experience
• 5–7+ years of plumbing construction estimating experience
• Minimum 5 years estimating commercial plumbing projects in a design-build environment (preferred)
• Multi-state estimating experience (CA, NV, AZ) is a plus

About the Role
You'll work directly with the Senior Project Manager to oversee commercial plumbing projects throughout the region. Most of your work will be performed in the office, with occasional field visits. You'll typically manage 10–15 projects at a time, up to 20 during peak season.
Key Responsibilities
• Prepare project takeoffs from plans using Bluebeam; assist with estimating and change orders
• Create and update project timelines and forecast budgets using BuildOps and MS Excel
• Coordinate directly with contractors and clients
• Define project scope of work and reconcile it with the contract
• Build Schedules of Values (SOV); maintain and prepare accurate billing applications
• Manage project cost, manpower, material, equipment, and sub requirements
• Place initial material orders and track long-lead-time items with subcontractors
• Track and monitor equipment and company resources by project
• Review project schedules and communicate manpower needs to field supervision
• Monitor active project progress, collaborating with the field team on status, budget-to-actual, and changes
• Maintain as-built plans at each project phase alongside the field team
• Perform project closeout — finalize budget, paperwork, and billing
• Prepare and review status reports across all projects
• Identify and create RFIs, submittals, and cost impacts
• Ensure compliance with plans, specifications, and contract documents
