General Overview
The Wideman Company is seeking a driven, hospitality-forward Commercial Property Manager to lead day-to-day operations and long-term strategic direction across a dynamic commercial portfolio including a Class A office building and Property Owners Association. This is a high-visibility role for a professional who takes pride in creating exceptional tenant experiences and maintaining properties to the highest-Class A standards.
As a key ambassador of the companys values, you will foster strong tenant relationships, inspire cross-functional teams, and drive operational excellence across the portfolio. The Property Manager plays a critical leadership role in maximizing net operating income while maintaining exceptional property standards and delivering outstanding tenant service. This position oversees tenant relationships, operational efficiency, cost management, and approved capital expenditures, ensuring every decision aligns with long-term portfolio goals. When assigned, the Property Manager also leads tenant improvement projects, coordinating timelines and resources to deliver results.
In partnership with leasing representatives and Tenant Services Coordinator, the Property Manager supports tenant retention strategies and prepares vacancies for optimal market presentation. Success in this role requires proactive collaboration across the Wideman team, a commitment to excellence, and the ability to drive projects to completion with precision and accountability.

Key Responsibilities
Property Operations & Maintenance
Conduct regular inspections of building systems, equipment, grounds, and common areas to ensure Class A presentation standards are maintainedOversee janitorial, landscaping, engineering, and maintenance vendors; conduct quarterly vendor performance reviewsCoordinate preventative maintenance programs and emergency response proceduresSupport capital planning initiatives and approved capital projectsProvide bi-weekly property updates to Asset ManagementTenant Relations & Customer Service
Build and maintain strong professional relationships with tenantsManage tenant service requests and ensure timely response and resolution within established SLA standardsOversee tenant portals, work order systems, and lease administration processesAssist with tenant renewals, expansions, contractions, move-ins, and move-outsCoordinate tenant engagement and retention events in partnership with the Tenant Services CoordinatorMaintain tenant satisfaction benchmarks through proactive communication and serviceFinancial & Budget Management
Develop and manage annual operating budgets for assigned propertiesReview monthly operating reports and explain budget variancesCode and approve invoices through YardiMonitor accounts receivable, tenant delinquencies, and real estate tax mattersPrepare timely and accurate financial reporting in accordance with company standardsVendor & Contract Administration
Negotiate and manage vendor contracts and service agreementsEnsure vendors maintain required insurance coverage and compliance documentationAudit vendor contracts and certificates of insurance regularlyRisk Management
Minimize operational risk and property exposureMonitor insurance documentation for tenants, vendors, and contractorsSupport workplace safety and incident prevention initiativesCoordinate post-incident reporting and follow-up procedures
Qualifications
Bachelors degree preferred3+ years of commercial property management experience, including tenant improvement coordinationCommunity Association Management Certificate required or willingness to obtain within 6 monthsExperience managing third-party vendors and contractorsStrong organizational, problem-solving, and multitasking skillsExcellent written and verbal communication skillsProficiency with Google Workspace, Microsoft Office, and business software platformsYardi experience preferredCPM, CFM, or RPA certifications are a plusValid drivers license and reliable transportation required
