    This is a full-time position with Los Angeles Unified School District. The OAR I oversees all phases of assigned construction projects, including pre-construction, bidding, construction, and close-out. Responsibilities include reviewing pre-construction documents, coordinating with public agencies and district staff, managing budgets and schedules, and supervising contractors' daily activities. The role also involves negotiating change orders, administering professional service agreements, and ensuring project certification and financial close-out. Candidates should have ten years of experience in construction or project management, with three years managing complex projects over $10M. Preferred qualifications include experience with Design-Build, BIM, LEED, and DSA processes. A bachelor's degree in architecture, engineering, or construction management, or a Certified Construction Manager (CCM) credential, is required.

    Responsibilities

    Manages, overseas and coordinates all facets of the pre-construction, bid and award, construction and close-out phase of all assigned projectsReviews pre-construction documents and submits comments to Designer as necessaryPlans, organizes, and prepares reports to upper management with respect to the status and/or progress of the projectsCoordinates with all pertinent public agencies during pre-construction and construction to comply with all off-site work; coordinates with various District and Project staffManages both the project budget and schedule to meet the Districts qualitative standards; monitors project budget on a monthly basis and ensures that the budget accurately reflects the project status/progressManages the daily activities of the contractor, reviews contractors construction schedules and submittals, and coordinates responses to the contractors inquiries through the Requests for Clarifications (RFC) and other related documentsReviews substitution submittals from contractors to ensure specification and/or District requirements are complied withReceives, reviews, and negotiates Contractor Change Order Proposal(s) to achieve a fair & reasonable price in accordance with the General Conditions; reviews and addresses any and all Schedule impacts in accordance with the project specifications in a timely mannerReviews the process and monitors payments for the contractor, architects, engineers and any other pertinent partiesAdministers provisions of Professional Service Agreements between Architects and the DistrictCoordinates District delivery of related fixtures, furniture and equipmentMonitors and manages project close-out with respect to project certification with the Division of State Architects (DSA) and project financial close outPerform other related duties assignedRequired Experience:

    Ten (10) years full time paid professional experience in Construction and/or a combination of Project and Construction Management of Commercial and/or Public/Educational Facility Construction. Three (3) years of the ten (10) years should have full responsibility for coordinating complex projects with construction values of more than $10M.Additional Preferred Experience:

    Design Build ExperienceExperience utilizing Building Information Modeling (BIM)Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS)Experience with Division of the State Architect (DSA) construction/design processesSafety and OSHA Safety Regulations (OSHA 30 minimum)Required Education: There are 3 ways to meet the education requirement:

    The ideal candidate for the Senior Project Manager position would be a highly experienced professional with at least 17 years of full-time paid project and construction management experience, including a minimum of five years managing large-scale programs with projects valued over $50 million. They should have a strong background in managing educational facilities, public works, or large commercial construction projects, with a deep understanding of contract administration, cost control, schedule management, dispute resolution, and quality control. The candidate should also have experience working with various stakeholders and departments, including environmental health and safety, asset management, and inspection units. A bachelor's degree in architecture, engineering, or construction management is required, or a combination of extensive experience and the ability to obtain a Certified Construction Manager (CCM) credential within one year. Preferred qualifications include design-build experience, knowledge of Building Information Modeling (BIM), LEED-certified projects, and familiarity with Division of State Architect (DSA) processes. Strong communication, leadership, and problem-solving skills are essential, along with the ability to review and manage change orders, project budgets, and payment applications. A valid Certificate of Registration as an Architect or Professional Engineer is also preferred.

    Responsibilities
