    ASSOCIATE PORTFOLIO MANAGER (this is position is an addition to our staff). Must have NYC Property Management Experience understanding all the the NYC building regulations, and compliance standards.

    The associate portfolio manager supports various property management groups in overseeing the property operations, compliance, and client relations.

     

    Essential Functions:

    Provide management and leadership to the property management teams.

    Participate in new business presentations.

    Set goals for growth, performance and profitability of client portfolios.

    Create measurement tools to gauge the efficiency and effectiveness of internal processes within the property management department.

    Conduct and manage client meetings and client engagement.

    Preparation, maintenance, and ownership of all weekly, monthly and quarterly portfolio reports completed accurately and on-time.

    Oversight of Capital Improvement project management.

    Monthly review of property financial reporting.

    Work with the senior management team on budgeting and forecasting.

    Recommend, evaluate and monitor staffing assignments and staff plans to ensure proper resource allocation and optimization within the Property Management groups.

    Review and oversight of monthly variance reports.

    Ensure buildings perform to targeted performance metrics.

    Lead team of property managers and ensure compliance with company policies and city/state guidelines.

    Review and approve purchase orders that exceed amounts over property manager level up to designated limit.

    Participate in and manage Onboarding and Offboarding processes for properties.

    Site visits to ensure compliance with local laws and standard operating procedures.

    Monitor property-specific requirements for supplemental addenda, rent restrictions, reporting, and documentation.

    Read, understand, and fully adhere to all provisions of each property’s management agreement, highlighting special requirements, reporting, expenditure limits, due dates, deadlines, or other stipulations.

    Prepare performance reviews for direct reports.

    Handle other responsibilities as assigned.

    Qualifications

    Education and Experience:

    BA/BS required

    Minimum 5+years experience of property management

    Understanding of NYC rental regulation guidelines and laws.

    Skills Required:

    Experience with AppFolio or similar property management software.

    Strong Supervisory skills

    Ability to manage and juggle multiple projects

    Strong ability to deal with building owners

    Results oriented

    Ability to delegate and prioritize tasks effectively.

    Detailed oriented, collaborative and extremely organized.

    Excellent verbal and written communication skills.

    Strong attention to detail.

    Supervisory responsibilities: Yes. Property Managers and others.

    Physical Skills necessary to perform this job:

    Sitting, standing at a desk with a computer. This position does not require heavy lifting.

    Annual Salary: $120,000 - $125,000

    Office hours: 9:00a.m. - 5:00 p.m. Monday - Thursday in the office, and Fridays work from home!

                                                VICE PRESIDENT OF OPERATIONS

        This opportunity is located in NYC! It is an exciting time to join the leadership team of Tri-Hill Management, LLC as it embarks on continued growth.

    The VP of Operations will provide leadership and strategic vision to the organization. They will bring operational, managerial and administrative procedures, reporting structures and operational controls to the company and its affiliates. The VP of Operations will effectively communicate and foster growth among the executive team and all employees. This is a vital leadership role that will drive results, spur growth and increase the overall efficiency of the company.

     

    The VP of Operations will report directly to the President and will work closely with senior management team members. They will be responsible for the efficiency and profitability of the company’s businesses, which include its property management, field services and brokerage divisions, Tri-Hill Management LLC, Tr-Hill Building Services LLC and 346 Realty LLC.

     

    Responsibilities:

    ●     Provide management and leadership to the organization that aligns with the Company’s business plan and strategic vision.

    ●     Scale the operational structure to ensure that the organization is prepared for growth.

    ●     Participate in new business presentations and the onboarding of all new business.

    ●     Work collectively with managers to develop and maintain SOP’s for business operations, ensure systems and processes run smoothly to achieve quality output and uniformity of performance across the organization.

    ●     Set goals for growth, performance and profitability, including training programs and career development plans to ensure team members are equipped to meet company goals.

    ●     Create measurement tools to gauge the efficiency and effectiveness of internal and external processes.

    ●     Work with the senior management team on budgeting and forecasting.

    ●     Handle legal matters pertaining to contracts and other agreements required for the company’s operations.

    ●     Forge strategic partnerships and relationships with clients, vendors, banks, investors and all other professional business relationships.

    ●     Recommend and support company policies that promote a positive culture and vision while keeping employees and management accountable to company policies, procedures and guidelines.

    ●     Accomplish special assignment at the request of the CEO and President as needed.

     

    Qualifications:

    ●     Bachelor’s degree in business or related field

    ●     5-10 years of executive level operational experience

    ●     Strong leadership and strategic planning skills

    ●     Experience optimizing business processes and managing cross-functional teams

    ●     Financial acumen and ability to manage budgets and operational costs

    ●     Proven ability to implement systems that enhance efficiency and scalability

     

    We offer an annual salary range of $140,000 - $160,000! (depending on work experience)

    Attend weekly meetings with owners/owners reps.

    ● Weekly updates on Group Master Tracker.

    ● Process HPD violation corrections and certifications.

    ● Attend meetings with L&T attorneys and assist PM’s in legal matters

    ● Review and approve vendor invoices according to company procedure.

    ● Participate and contribute to all training and development.

    This position is to handle the property of a 450 luxury building located in downtown Manhattan

     

    The on-site Property Manager oversees day-to-day operations of a large luxury rental building in lower Manhattan. Responsible for all aspects of the property, managing administrative, maintenance, and concierge staff,ensuring compliance with regulations,ensuring financial performance, building strong tenant relations and maintaining the overall well-being of the property. Supervise an Associate Property Manager.

    This role requires exceptional organizational, communication, and leadership skills, along with a strong understanding of property management.

    Essential Functions:

    Address tenant concerns, inquiries, and requests promptly and professionally.

    Ensure timely and efficient resolution of all maintenance requests.

    Collaborate with contractors and vendors to schedule and oversee repairs and maintenance activities.

    Perform regular inspections of common areas and individual units to ensure cleanliness, safety, and adherence to property standards.

    Stay up to date with relevant laws, regulations, and building codes.

    Ensure compliance with all applicable regulations, including safety, environmental, and accessibility standards.

    Coordinate inspections and address any compliance issues identified.

    Implement preventive maintenance programs to preserve the property's condition and value.

    Develop and manage budgets for property maintenance and repairs.

    Monitor expenses and implement cost-saving measures where appropriate.

    Assist with annual budget preparation.

    Monthly budget review and variance reporting.

    Supervise and provide guidance to the maintenance superintendent and concierge staff.

    Oversee scheduling, training, performance evaluation, and ongoing development of the team.

    Qualifications:

    Education and Experience:

    5+ years of previous property management experience, onsite property management experience helpful.

    B.A. degree in business administration, real estate, or a related field (or equivalent work experience).

    Proven experience as a Property Manager, preferably in a luxury setting.

    Strong knowledge of property management principles, including leasing, maintenance, and compliance.

    Familiarity with NYC building codes, regulations, and housing laws.

     

    Skills Required:

    Excellent interpersonal and communication skills, with the ability to interact effectively with tenants, staff, and ownership.

    Strong organizational and multitasking abilities, with attention to detail.

    Demonstrated leadership skills and the ability to effectively manage a team.

    Proficiency in property management software and tools.

    Periodic auditing of tenant and building files.

    Update of all software and platforms used for accuracy and transparency.

    Weekly site inspections to ensure compliance with city regulations, local laws and standard operating procedures.

    Review all contracts and insurance certificates from tenants and vendors for accuracy.

    Coordinate tenant move-outs, inspect unit and complete security deposit returns.

    Manage and oversee turnover process as needed.

    Weekly updates on Monday.com.

    Process HPD, DSNY, DOHMH, DOB, FDNY violation corrections and certifications.

    Attend meetings with attorneys and assist Property Manager or Senior PM in legal matters such as scheduling stipulated repairs and maintenance and following up on open cases.

    Review and approve vendor invoices according to company procedure.

    Stay up to date on new regulations and housing policies Assist with special projects as needed.

    Handle other duties as assigned.

    2+ years of Property Management experience, B.S. degree helpful
