    SENIOR PROPERTY MANAGER

    Tri-Hill Management, LLC is a growing Property Management Company in NYC. We are seeking senior property managers with NYC experience. To manage several residential buildings located in Manhattan and Brooklyn.

    Responsibilities:

    Provide direction and leadership to the team.

    Work closely with the building owners.

    Responsible for training, development and growth of direct reports, including quarterly and annual reviews.

    Bi-weekly property inspections to ensure cleanliness, compliance with local laws and standard operating procedures and complete inspection reports.

    Oversee and meet weekly with direct reports to ensure all functions and responsibilities of the management team are being met.

    Develop strategies and recommendations for individual real estate assets and coordinate communication to both internal and external partners.

    Prioritize and delegate projects to appropriate support resources and oversee ongoing progress to ensure priorities and deadlines are met in an efficient manner.

    Stay up to date on new regulations and housing policies and train teams to ensure understanding of its impacts.

    Conduct periodic asset management meetings and interface with clients.

    Availability for on-site emergencies when necessary and responsible for after-hour emergencies wherever necessary.

    Review and approve all service and maintenance contracts including insurance requirements.

    Ensure compliance with various city, state and related governmental agency requirements (e.g. Violation tracking and removal of bedbug reporting, etc.)

    Assist with development of operating and capital budgets.

    Efficiently manage workload by establishing objectives, setting priorities and meeting deadlines.QUALIFICATIONS:

    Minimum 7+ years of residential property management experience.

    Experience and strong expertise in managing property management team.

    Experience with AppFolio or similar management software helpful.

    Excellent organizational and time management skills.

    Ability to multitask and prioritize, with strong attention to detail.

    Excellent written and verbal communication skills.

    Proactive approach to management working with clients, and internal staff.

    Senior Commercial & Mixed-Use Property Accountant handling properties located in

    Florida. Working in the NYC office.


    This position requires knowledgeable and strong experience in Property Management Accounting.

    Solid experience with commercial and mixed use properties.


    Key Responsibilities:

    ●      Communicate directly with the Property Management team and Property Owners to resolve any issues and address any questions or concerns.

    ●      Lead the monthly, quarterly and annual closing process for assigned commercial properties.

    ●      Prepare comprehensive monthly financial statement packages, including balance sheet, income statements, and cash flow statements.

    ●      Conduct monthly detailed variance analysis (Budget vs. Actual) and provide insightful explanations for variance in revenue and expenses.

    ●      Maintain and reconcile general ledgers, bank statements, and sub-ledgers.

    ●      Coordinate with Accounts Payable (A/P) for coding accuracy, vendor setups, and major capital expenditure (CapEx) tracking.

    ●      Coordinate with the Payroll Manager to approve the payroll for the building staff, if applicable.

    ●      Coordinate with A/R associate(s) to ensure rental payments are current, communicate with Property Managers regarding outstanding charges, and ensure tenant bills/payments are properly recorded and identify potential bad debts or collection risks.

    ●      Lead the annual preparation and execution of Common Area Maintenance (CAM), real estate tax, and insurance reconciliations.

    ●      Partner with Property Managers and Asset Managers to develop annual operating budgets and quarterly financial reforecasts.

    ●      Monitor short- and long-term property cash flow needs, taking into account lender restrictions or escrow requirements.

    ●      Prepare and remit monthly sales and use tax

    ●      Assist with the on-boarding of new properties including but not limited to: Reviewing and abstracting complex commercial lease agreements to ensure accurate setup of tenant billings, rent steps, and security deposits.

    ●      Coordinate with external auditors and tax professionals by preparing audit workpapers, tax schedules, and year-end packets.

    ●      Ensure compliance with internal accounting controls, company policies, and debt covenant reporting requirements.

    ●      Calculate monthly management fees and handle various property reimbursements if necessary

    ●      Report directly to Director of Property Accounting


    Qualifications:

    6 plus years of property accounting experience

    B.A. - Accounting

    Position Overview:

    Tri-Hill Management is seeking an expert Senior Property Manager with mandatory extensive HUD compliance experience to oversees the property portfolios in UTICA, NY. This role splits time between our New York City office and on-site portfolio leadership in Utica. You will serve as the primary liaison for building owner, direct a team of the property managers, ensure flawless regulatory compliance, and execute

    ● Assist with development of operating and capital budgets.

    ● Oversee and coordinate capital improvement projects.

    ● Oversight, audit, and approval of payables.

    ● Conduct monthly review of reports sent to clients and for internal purposes.

    ● Efficiently manage workload by establishing objectives, setting priorities and meeting deadlines.

    ● Implement company operating procedures to direct reports.

     

    Qualifications:

    Education and Experience:

    • Minimum 7+ years of property management experience
