    This position supports projects statewide and requires travel within Texas. Team members are assigned to projects for extended durations, giving them the opportunity to be involved through most - if not all - phases of the project lifecycle. Summary The Superintendent is responsible for the daily operation of a job site, including scheduling, production, and procurement of materials, manpower, and equipment. Supervises all direct labor positions on the assigned project. Manages and oversees any contracted work on the site to ensure successful project completion. Duties and Responsibilities * Studies specifications to plan procedures for construction on basis of starting and completion times and staffing requirements for each phase of construction, based on knowledge of available tools and equipment and various building methods. * Interacts with the Project Manager to determine the project schedule; develops and utilizes "look ahead" schedules to assess progress and spot upcoming issues. * Coordinates the pre-construction meeting with the Project Manager prior to mobilization. * Directs procurement of tools and materials to be delivered at specified times to conform to work schedules. * Ensures all parties involved with the project are informed of construction issues and progress: (1) meets with and directs supervisory personnel engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays; (2) meets regularly with craft personnel to update them on construction issues and to gather input for solutions; (3) meets with subcontractors prior to the sub's mobilization to review scope of work and schedule; also, advises subs prior to each phase of work on schedule and phasing requirements; and (4) meets regularly with clients to update them on the project's progress. * Works with supervisory personnel and labor representatives to resolve complaints and grievances within the project work force. * Confers with supervisory and engineering personnel and/or inspectors and suppliers of tools and materials to resolve construction problems and to improve construction methods. * Inspects work in progress to ensure that work conforms to specifications and to construction schedules. * Manages the project based on progress reports, materials used, and costs and adjusts work schedules accordingly. (New construction superintendents only.) * Works with the Manager of Craft Resources to move personnel from project to project, minimizing hiring and layoffs; is responsible for crew mixes and work assignments to manage labor costs; may terminate company craft personnel not performing according to company policies, procedures, or other job requirements. * Works in conjunction with project manager in preparing the Project Management Plan. * Ensures that company policies, such as safety policies, equal opportunity, and others, are implemented consistently. Ensures company quality standards and housekeeping requirements are maintained. * Performs other related duties as assigned. Qualifications * Bachelor's degree in construction management or related field, or an equivalent combination of education and experience. * Preferably 5+ years' experience working on ground-up commercial construction projects. * Healthcare construction background preferred, but not required. * Demonstrated knowledge of construction processes. * Has a valid driver's license and is able to travel to and from the project site. * Understands and applies building codes and other design requirements correctly and reads blueprints accurately. * Has good understanding and knowledge of subcontractors' scopes of work and tolerances. * Has good written and verbal communication skills: expresses ideas clearly and effectively; uses proper grammar and syntax.(Basic Spanish preferred) * Has good administrative skills: monitors the progress and coordination of work activities; keeps other members of the organization informed of progress and problems. * Has good management skills: establishes techniques to effectively and proactively monitor and supervise the work of subordinates and to follow up on the results of delegated assignments. * Maintains integrity: maintains the normal standards of ethics, conduct, and organizational policies in job-related activities. * Has excellent problem-solving ability: finds and uses relationships between data from different sources to formulate alternative solutions. * Is a team player: works well with other people; takes time to help co-workers, customers, subcontractors and others achieve their goals and assignments. * Maintains good interpersonal relationships: uses tact; is sensitive to the feelings and needs of others. * Is organized: establishes priorities and a course of action for handling multiple tasks. * Plans effectively: establishes courses of action for self and for others; allocates resources and assigns personnel; uses time efficiently; is personally well-organized. * Is professional: displays appropriate appearance and professional conduct; makes a good impression on others. * Shows initiative: actively tries to influence events to achieve goals; is a self-starter, working well with minimal supervision; strives to achieve goals beyond minimal levels of performance. * Has the ability to operate office equipment, such as fax, copier, and telephone. This role monitors schedule progression against the baseline, explains schedule variances, and prepares reports on schedule-related trends. The Project Scheduler assists the project team in understanding each project's outlook and develops scheduling standards and procedures. Duties & Responsibilities * Develop and maintain schedules for assigned projects utilizing Critical Path Method (CPM) scheduling techniques. * Organize and prioritize incoming bid proposals to ensure deadlines are met. * Review project schedule data, including activity records, actual start/finish dates, costs/budgets, work breakdown structures, and related activity data. * Evaluate work packages and related data for feasibility of implementation; recommend alternative methods or processes to efficiently achieve and maintain desired results. * Interface with internal and external customers to communicate work status and any corrective actions required to ensure conformance to established schedules. * Collaborate closely with the preconstruction team (project managers, superintendents, project engineers, estimators) to ensure schedule information is clearly communicated to those performing the work. * Analyze project requirements with the project team and ensure required resources are available to maintain established schedules; notify supervision and project team of resource constraints as needed. * Coordinate with internal and external stakeholders to obtain status updates on project activities and milestones. * Coordinate projects with all participants to ensure plans are achievable and current on a daily basis. Coordinates with the job cost accountant for payments and lien releases and participates in monthly accounting and project reviews. * Manages all final close out procedures for the project including as-built drawings, close out, letter of substantial completion, and letter of recommendation. * Interacts with Estimating to provide project cost information for the estimating database. * Manages client relationship and all meetings with client. * Performs other related duties as assigned. Qualifications * Bachelor's degree in civil engineering, construction management or related field, or the equivalent education and experience. * Preferably at least 3-5 years experience working in the commercial construction industry. * Healthcare background preferred, but not required. * Understands estimating concepts to the level required to verify bids, understand market rates, and to process change orders, etc. * Understands contractual language and concepts and how to protect the company while providing quality service to the client and has a working knowledge of construction laws and practices. * Understands building codes and other design requirements as well as plans, blueprints, and specifications. * Effective working as a team member and knows how to delegate to other team members to achieve organizational and customer goals. * Skilled at making verbal and written presentations and communications with others. Duties and Responsibilities * Assists in the preparation of estimates for the project. * Prepares project budgets and unit cost reports. * Leads the project team in preparing the project management plan (PMP). * Participates in value engineering services as appropriate. * Organizes and conducts pre-award and pre-construction meetings. * Participates in the negotiation and preparation of project subcontracts. * Participates in obtaining permits and resolving other regulatory requirements as necessary. * Prepares a project schedule and develops milestones necessary to successfully complete the project in concert with the project superintendent. * Obtains plans and specifications and determines their completeness and consistency. * Assists business development personnel as requested. * Plans the successful execution of the construction contract. * Manages project materials and equipment procurement within the project's budget constraints and consistent with the project delivery schedule. * Develops and monitors project quality, safety, and risk management plans. * Monitors the project site for cost, safety, quality, and schedule performance with the project superintendent. * Evaluates the schedule as necessary to meet milestones and financial goals. * Negotiates owner and subcontractor change orders and manages the resulting cost and profit impact. * Develops the monthly client pay requests and follows up on collection. * Controls the payment of job costs based on document review and approval. Coordinates with the job cost accountant for payments and lien releases. * Participates in monthly job cost reviews to declare project status. * Attends and documents owner and other coordination meetings. * Coordinates all final close out procedures for the project including as-built drawings, * close out, letter of substantial completion, and letter of recommendation. * Interacts with Estimating to provide project cost information for the estimating database. * Directs organization and preparation of all project documents for storage. * Participates in PM training. * Interacts with all company departments to ensure company policy and procedures are carried out and corporate objectives achieved. * Uses tact to maintain relationships with vendors, owners, architects, community and state officials and the general public. Qualifications * Bachelor's degree in civil engineering, construction management or related field, or the equivalent education and experience. * Minimum of four or more years project management experience within Data Center Construction. * Has a valid driver's license and a good driving record. * Has an in-depth knowledge of commercial construction processes. * Understands estimating concepts to the level required to verify bids, understand market rates, and to process change orders, etc. * Understands contractual language and concepts and how to protect the company while providing quality service to the client. * Has a working knowledge of construction laws and practices. * Understands building codes and other design requirements to the extent necessary for the project. * Reads and understands plans, blueprints, and specifications. * Has high standards of ethical conduct regarding organizational policies. * Knows how to use effective interpersonal communication skills such as sensitivity and discernment. * Effective working as a team member to achieve organizational and customer goals. * Skilled at making verbal presentations.
