Corrective Maintenance:
Respond to and complete resident service requests with professionalism and efficiency
Prepare vacant units for occupancy with close attention to detail
Handle a wide range of building repairs without reliance on outside vendors unless directed
Preventive Maintenance:
Conduct regular inspections of buildings, systems, and grounds
Address issues with plumbing, lighting, HVAC, and structural elements before they become costly problems
Work with the Service Manager to maintain and improve preventive maintenance protocols
Emergency Maintenance:
Be available for after-hours and on-call duties as scheduled, including snow removal
Know emergency shut-offs and response procedures
Follow all company protocols in handling urgent issues affecting safety and habitability
General Operations:
Maintain and track inventory of tools and equipment
Support special projects and assist across departments as needed
Keep maintenance areas organized, clean, and OSHA-compliant
Interior and Exterior Grounds
Responsible for keeping the grounds of the property in an attractive condition
Responsible for keeping exteriors, common areas, vacant apartments, sidewalks, fitness center, and clubhouse facilities of property in a clean and safe condition
Assists in other types of maintenance, when necessary
Assists Service Manager or other supervisor(s) with special projects and other related work and performs all other duties as required
Who You Are
Qualifications:
Minimum 1 year of experience in property or facilities maintenance (residential or commercial)
High school diploma or equivalent preferred
Valid PA/NJ/FL driver’s license
Familiarity with Fair Housing laws
Own and maintain a standard set of hand tools
Technical Skills:
General knowledge of electrical, plumbing, HVAC, carpentry, and appliance repair
Comfortable using standard maintenance tools and following OSHA safety standards
Able to read and interpret service manuals, maintenance records, and property layouts
Physical Requirements
Able to lift 50 pounds and perform physical tasks, including walking, bending, climbing, kneeling, and working outdoors in all weather conditions
Comfortable working at heights and in confined spaces
Willing and able to shovel snow, plow, and operate related machinery when needed

Your Mission

Leasing & Sales:

Administrative Support:

Help manage rent collection and communicate with accounting as needed

Who You Are
Your Qualifications:
1+ year of experience in leasing, sales, or customer service
High School diploma or equivalent (Associate’s or higher preferred)
Valid PA/NJ/FL driver’s license
Familiarity with Fair Housing laws
CAM, ARM, CLP certification a plus

Your Role
You will be responsible for overseeing the day-to-day operations of property maintenance, leading a team of technicians and grounds staff, and ensuring a safe, functional, and beautiful living experience for our residents. Key Responsibilities
Leadership & Supervision:
Recruit, onboard, and develop a high-performing maintenance and grounds team
Set daily work priorities and supervise maintenance operations and staff performance
Foster a culture of accountability, teamwork, and continuous improvement
Conduct training and safety instruction meetings regularly
Maintenance Operations:
Oversee all aspects of property maintenance: preventive, corrective, and emergency services
Ensure timely and high-quality completion of service requests, and apartment turns
Manage vendor relationships and coordinate contracted maintenance services
Maintain an organized inventory of tools, parts, and equipment
Administrative & Budget Management:
Collaborate with the Property Manager on annual operating and capital budgets
Track and control maintenance expenses and ensure compliance with purchasing protocols
Review and approve vendor invoices and submit accurate financial documentation
Ensure timely payroll and personnel record updates for the maintenance team
Facility Oversight:
Perform regular property inspections to maintain curb appeal and identify needed repairs.
Ensure proper operation of HVAC, electrical, plumbing, and mechanical systems.
Lead seasonal upkeep, including snow removal, landscaping, and pool maintenance.
Promote safety and adhere to all OSHA standards.
Qualifications
Required:
3+ years of hands-on maintenance leadership experience
High School diploma or GED
Valid PA/NJ/FL Driver’s License
HVAC/CFC Certification
Strong working knowledge of building systems (plumbing, HVAC, electrical, carpentry)
Familiarity with Fair Housing laws
Preferred:
CAMT designation or equivalent industry accreditation
Experience with property management software and the Microsoft Office Suite
