    Job DescriptionJob Description

At TerraFirma, we’re redefining how the world moves earth for construction. Founded by former SpaceX engineers and backed by Bain Capital Ventures, TerraFirma is automating construction to make it faster, cheaper, and safer.

    Our Story & Mission

At SpaceX, we were part of the teams that built the largest rocket in human history, launched the largest constellation of satellites ever made, and delivered connectivity to millions of people worldwide. What we learned was simple: infrastructure is everything.

At Starbase, the biggest barrier to launching missions to Mars was not building the rocket. It was how slow, expensive, and complex it was to build the infrastructure around it. We lacked buildings, roads, water, power, communications, and waste management, and constructing them took far more time and resources than it should have.

From a first-principles perspective, that doesn't make sense. It shouldn't be this hard or costly to create the foundations for progress. That’s when we realized something important: the same engineering mindset that enabled us to tackle space exploration and mass manufacturing could be applied to infrastructure. By bringing the principles of simplification, iteration, acceleration, and automation to construction, we can unlock a new era in how the world builds.

Accelerating infrastructure unlocks progress across every domain, creating a self-sustaining engine for tackling humanity’s toughest challenges. The innovations we develop on Earth will lay the groundwork for the technologies that one day make settlement on Mars possible.

    Job Overview

Motion / Trajectory / Path Planning – Create high‑level planners and low‑level controllers that optimize for safety, efficiency, and task completion

Software & System Architecture – Own C++/Python codebases, and MCU firmware that realize Guidance, Navigation & Control functions on production hardware

Simulation & Tooling – Generate digital twins, Hardware-in-the-Loop setups, and interactive visualizations to validate algorithms before field trials

Field Deployment – Bring algorithms onto machines, run field experiments, diagnose issues, and iterate rapidly

    Basic Qualifications

B.S. in Robotics, Mechanical/Electrical Engineering, Computer Science, Aerospace Engineering, or a related field

2+ years of professional or advanced research experience delivering robotic software from first‑principles modelling through hardware deployment

Proven track record owning large deliverables and driving multi‑disciplinary roadmaps

    Preferred Skills & Experience

Hands‑on deployment of Kalman filters or equivalent estimators on real‑world platforms (e.g., drones, tractors, autonomous vehicles, aircraft, rockets)

Deep familiarity with sensor‑fusion toolchains and libraries

Expertise in different motion planning frameworks

Strong C++17/C and Python skills on Linux

Background integrating and calibrating sensors such as IMUs, RTK‑GPS, wheel/arm encoders, LiDAR, and cameras

    Additional Requirements

Must be willing to work extended hours or weekends when needed to support critical deadlines or triage urgent deployment issues

Comfortable with working in a fast-paced startup environment

Must be willing to relocate to Austin, TX if not within commuting distance

    Compensation & Benefits

Base compensation will vary based on factors such as relevant experience and education. Salaries and leveling will be determined on a case-by-case basis if an offer is extended. Our total compensation package also includes equity in TerraFirma. Relocation packages are available to help cover moving costs, if applicable.

    Job DescriptionJob Description

Most commercial property management firms go quiet the day after you sign. Terra Firma was built to be the opposite. We're hiring the property manager who wants to own that reputation, not just work inside it.

Terra Firma manages commercial condo associations across the Phoenix metro. We're a boutique firm. 35 properties, built entirely on referrals, zero marketing spend. Boards and owners find us because someone who got burned by an inattentive firm asked around, and our name kept coming up.

WHAT THE WORK ACTUALLY LOOKS LIKE

This job is heavy on detail, heavy on communication, and built around deadlines that don't move. You'll manage 30+ commercial condo associations at once. Each has its own board, its own budget, its own vendors, and its own owners who expect a reply when they email. Board meetings get prepared, facilitated, and documented. Annual budgets get built and presented. Monthly reports go out on time. Every time.

    WHO BELONGS HERE

Care Like an Owner. These properties aren't addresses. They're someone's investment. You treat every owner relationship and every maintenance issue as if it belongs to your own family. The boards that stay with us for years don't stay because we're cheap. They stay because they trust us.

Figure It Out When something unfamiliar lands on your desk, like a declaration you've never seen or an issue with no obvious answer, you don't push it up the chain. You find the resource, make the call, and document the decision. "Waiting to be assigned" isn't in your vocabulary.

Bring the Energy, small office, contagious energy, good and bad. People should leave a conversation with you feeling taken care of. Not because you told them what they wanted to hear. Because they could tell you were on it.

Solid Ground: When you tell a board something will happen, it happens. You don't over-promise to win someone over. You don't blow a deadline without a heads-up. Terra Firma's reputation for responsiveness exists because the people here actually operate that way.

    PAY AND PATH

Base salary: $82,000/year. That's the floor, not the ceiling.

Earning potential: $95,000 to $105,000+ with an annual performance bonus and commission on new management contracts. As the portfolio grows through your work, you earn from that growth. The commission upside is real.

Benefits: health insurance, HSA, PTO, and pet insurance.Compensation:

    $75,000 - $85,000 yearly

Responsibilities:Own day-to-day management of 30+ commercial condo associations — board communications, maintenance coordination, financials, and compliance without requiring ownership involvement on routine issues.Prepare, facilitate, and document all board meetings — Annual Meetings, Budget Meetings, Special Meetings — including agendas, minutes, and management reports delivered on schedule.Produce and present annual association budgets and monthly/quarterly financial variance reports for each property in the portfolio.Manage vendor relationships and service contracts — assign, coordinate, and oversee contractors to ensure work is completed correctly and associations aren't overpaying.Maintain direct, responsive communication with boards and individual owners — return calls and emails promptly and handle issues before they escalate.Ensure compliance with condo declarations, bylaws, rules, and regulations, and Arizona association law across the full portfolio.Conduct regular property visits and inspections; report findings and coordinate corrective actions as needed.
    Qualifications:

    Required:

Active Arizona Real Estate License.Experience managing commercial boards and associations (HOA/COA or commercial portfolio management).Familiarity with condo declarations, CC&Rs, bylaws, and Arizona association law.Proficiency in Excel and Microsoft Office.Experience running board meetings (Roberts Rules of Order).Available for 24/7 emergency response as needed.

    You do NOT need:

Yardi experience not required — a plus if you have it.Specific degree not required — demonstrated experience in the role matters more.

    Job DescriptionJob Description

Terra Firma handles commercial condo association management in the Phoenix metro. We're not a national firm with a 200-person team and a ticket queue. We're a small, high-standards operation where every person's work shows up directly in the client experience — and where the right person learns more in a year than they would in five years at a bigger company.

We're hiring an Assistant Property Manager.

WHAT THE WORK ACTUALLY LOOKS LIKE

This is an in-office, detail-intensive role.

If you're looking for a passive role where the work comes to you and someone else sets the priorities — this isn't it. If you want to learn commercial property management from the ground up, in a firm small enough that your work actually matters, keep reading.

    WHO BELONGS HERE

    Care Like an Owner

The properties in this portfolio are someone's investment. You handle every task — including the administrative ones nobody sees — knowing that accuracy matters, responsiveness matters, and the people who trust us with their buildings are paying attention. You don't cut corners because it's the end of the day.

    Figure It Out

When you hit something unfamiliar — a vendor question you don't know the answer to, a process you haven't done before — you find the answer. You don't wait for someone to hand it to you. The team here covered a member's entire workload without being asked when someone left. That's the default.

    Bring the Energy

Small offices run on energy. Clients who call in tense leave calm because the person on the phone was actually present and helpful. Teammates bring more when the people around them bring more. You don't drain the room — you add to it.

    Solid Ground

When you say something is done, it's done. When a deadline is Tuesday, you're not asking for an extension on Wednesday. The reputation Terra Firma has built on referrals — the responsiveness, the thoroughness — starts with the people who answer the phones and keep the records.

    PAY AND PATH

Starting salary: $70,000 - $75,000/year based on experience.

Where it goes: full Property Manager at Terra Firma earns $85,000–$105,000+ base with commission and bonus. The path from here to there is real, and it's supported, structured training, Arizona RE License support (we cover the costs), and a direct line to managing your own portfolio as the business grows.

First formal pay review at 6 months.

Benefits: health insurance, HSA, PTO, pet insurance, travel and phone reimbursement, RE license and certification support, bonus structure

    Compensation:

    $70,000 - $75,000 yearly

Responsibilities:Coordinate maintenance technician scheduling — manage the schedule, track open work orders, and follow up on outstanding items so nothing falls through the cracks.Support accounts payable and receivable — process invoices, flag discrepancies, and maintain accurate financial records.Own documentation and records — data entry, filing, and record management are accurate, current, and accessible when needed.Assist Property Managers with projects, research, and client-facing tasks — understand what they need before they have to ask.Manage general office operations — correspondence, phone coverage, vendor communications, and administrative projects handled without reminders.Participate in structured property management training — learn the full operational and legal framework for commercial association management with the goal of advancing to full Property Manager.
    Qualifications:

    Required:

Proficiency in Excel and Microsoft Office.Valid driver's license and reliable transportation.Strong written and verbal communication.Ability to work in the office, Mon–Fri 8:30–4:30.

    You do NOT need:

Arizona Real Estate License — the company supports acquisition.Yardi experience — we train on this.Existing commercial PM experience — 2+ years preferred, right entry-level candidate considered.A specific degree — demonstrated skills and work ethic matter more.
