Job Title: Maintenance Technician
Reports To: Property Manager

Summary: The General Maintenance position is responsible for performing work on tenant properties that may involve pipe fitting; insulating; welding; machining; carpentry; repairing electrical or mechanical equipment; installing, aligning, and balancing new equipment; and repairing buildings, floors, or stairs.
Essential Duties and Responsibilities:
Communicates and follows up with the Property Manager about maintenance concerns and the status of work orders. Maintains the internal and exterior condition and preservation of the property. This will include but is not limited to picking up trash, cleaning common areas, sweeping or shoveling walkways, and salting icy areas. Assists Project Manager in contracting vendors and taking bids for special projects. Paints, cleans, and repairs all vacant units within a timely and impeccable manner. Uses tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices. Performs routine preventive maintenance to ensure that building systems operate efficiently, and the physical condition of buildings does not deteriorate. Diagnoses mechanical problems and determines how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary. Ensures that maintenance parts, supplies, and equipment are stocked and available at all times. Assembles, installs and/or repairs wiring, electrical and electronic components, pipe systems, plumbing, machinery, and equipment. Performs all other duties as assigned.

High School Diploma (or GED or High School Equivalence Certificate); 2-3 years of building maintenance experience preferred; or equivalent combination of education and experience.
EPA Certification Preferred.
Physical Demands:
While performing the duties of this job, the individual is constantly moving about at the job site moving, building, and tearing down objects. They frequently move about and position themselves inside tight and cramped space. They occasionally operate a computer and other office productivity machinery, such as a calculator, copy machine, fax machine, and computer. They must be able to exchange accurate information with tenants and others in the office while interacting. The employee must regularly lift and/or move up to 50 pounds, occasionally lift and/or move up to 100 pounds. The individual must be capable of reviewing their work for errors and make adjustments as necessary.
Work Environment:
The individual will exposed to various different environments from indoors to outdoors depending on the job site. Individuals are exposed to warm and cold temperatures based on season. The individual will be exposed to loud machinery or equipment. Due to the risk of electrical hazards while installing or servicing, additional personal protective equipment and procedures may need to be followed.
Individuals are required to wear personal protective equipment as situations dictate for various jobs and maintenance work being performed. Due to exposure of machinery and electrical currents, employees may be required to wear personal protective equipment. During warmer months, the required personal protective equipment may cause the employee to be very warm while working. The individual will be exposed to loud machinery or equipment.

Position Overview
The Director of Operations plays a key leadership role in overseeing the day-to-day performance and operational excellence of Sundance Property Management’s multifamily portfolio. This position provides direct supervision, coaching, and strategic support to all Regional and District Managers (excluding select portfolios initially), while also managing a small portfolio directly. The Director of Operations ensures consistent execution of company standards, drives performance improvements across all assets, and collaborates closely with executive leadership to achieve organizational goals.
Key Responsibilities
Leadership and Team Development
· Directly supervise all Regional and District Managers, providing coaching, mentorship, and performance evaluations.
· Foster collaboration and accountability across operational teams to ensure consistent execution of company objectives.
· Conduct annual performance reviews and support leadership development within the operations team.
Portfolio Oversight
· Serve as the Regional Manager for a small, designated portfolio, maintaining oversight of day-to-day operations and performance.
· Conduct on-site property visits at least once annually for all communities, with quarterly visits to non-performing assets.
· Ensure compliance with LIHTC and other regulatory requirements where applicable.
Performance Management and Reporting
· Monitor key performance indicators (KPIs) across all properties, including occupancy, delinquency, vacancy exposure, leasing, marketing, revenue growth, deposit accounting, and collections.
· Identify underperforming assets and implement targeted action plans to improve results.
· Prepare and present operational and financial KPI reports to Executive Leadership on a quarterly basis (monthly reporting may be required initially to VP of Operations).
· Attend ownership meetings as needed and assist in communicating operational updates and performance insights.
Financial Oversight and Budgeting
· Review and approve annual operating budgets for all properties, collaborating with ownership and executive leadership as needed.
o Partner with J. Holp to oversee budget development for the 2027 fiscal year, transitioning to full responsibility thereafter.
Software, Systems, and Process Management
· Serve as the primary point of contact for all software-related issues (excluding training) and oversee the implementation of new software initiatives.
· Lead the successful onboarding of new property acquisitions, ensuring seamless integration into company systems and operational platforms.
· Work along side the VP of Operations to develop, implement, and continuously improve Standard Operating Procedures (SOPs) for leasing, maintenance, turns, inspections, and resident communication. (This responsibility will be added in later phases of the role.)
Resident and Client Relations
· Handle escalated resident complaints, including those received through the BBB or consumer relations channels.
· Attend owner meetings as needed to represent Sundance operations and maintain strong ownership relationships.
Qualifications
Minimum of 7–10 years of experience in multifamily property management, with at least 3 years in a district or regional leadership role.
Strong leadership, coaching, and team development skills.
Proven experience managing large portfolios with diverse asset types and regulatory programs (including LIHTC).
Exceptional analytical and problem-solving abilities with a data-driven approach to performance improvement.
Proficiency in property management software platforms (experience with ResMan preferred) and Microsoft Office Suite.
Strong communication and interpersonal skills with the ability to interact effectively with ownership groups, residents, and team members.

The employee must be able to exchange accurate information with tenants and others in the office while interacting. The employee must occasionally lift and/or move up to 25 pounds. . The individual must be capable of reviewing their work for errors and make adjustments as necessary.
Work Environment:
While performing the duties of this Job, the individual is occasionally exposed to moving mechanical parts. The noise level in the work environment is usually low to moderate. The individual frequently works in a controlled climate.
