    Riverview at Upper Landing is looking to hire a full-time Leasing & Marketing Coordinator to join their team in Saint Paul, MN. As a Marketing Coordinator, your job will be to develop and effectively implement marketing plans and community outreach programs. Develop and maintain relationships with HR Representatives, relocation departments, and other professionals. Maximize advertising efforts and opportunities for leases. Must also respond to property visits or telephone inquiries, and conduct community/property tours. Lease apartment homes and aggressively sell the products and services of the rental community. Work to optimize occupancy while maximizing effective leased rent. The Marketing Coordinator can delegate some tasks to on-site leasing consultants with permission from the Property Manager and works under general supervision. The employee is responsible for the method by which to complete work.


    Working Hours

    Typically, FT40, Monday - Friday, 9:00 am - 5:00 pm, Saturday, 10:00 am - 5:00 pm. When working on Saturday, a day off during the week is provided. Property office hours may vary from property to property. You may be expected to flex your hours to meet the demands of the business.

    Job Responsibilities and Duties


    Primary Responsibilities

    Conduct property and apartment tours. Transport the prospect around the community in order to show amenities, models, and available apartments.Maintain website accuracy and update each website as changes in pricing or specials occur.Gather copies of all print advertisements and maintain an on-site marketing plan each month.Act as a primary point of contact for area corporate contacts and HR departments.Coordinate the networking plan to assure acceptance by industry professionals and the general public.Oversee the development of appropriate collateral materials.Oversee the distribution of direct mail promotional pieces.Coordinate and host Open House events and prospect events.Demonstrate ability to build, develop,e and maintain relationships with corporate clients.Closely monitor leasing performance and prospect traffic compared to goals and utilize relevant reports to substantiate recommendations as needed to modify ad sources and marketing plan.

    Essential Responsibilities

    Delegate small marketing projects to on-site leasing staff (i.e., stuffing envelopes, small craft projects for goodie bags, etc.)Shop all competition identified in the market study at least once per quarter.Prepare a quarterly market study.Prepare quarterly leasing summary and traffic reports.Follow established policy and procedures in the qualification, screening, and acceptance of applicants for residency.Maintain current knowledge regarding apartment availability, rates, and features.Assure inquiries/leads are processed in a timely and appropriate manner.Conduct visits with potential clients in a private, quiet, and professional setting.Prepare lease-related paperwork in an accurate and timely manner. Explain all lease documents to new and existing residents. Ensure all documents are correctly completed prior to the resident's move-in.Prepare marketing letters, flyers, etc., to prospective residents as appropriate.Act as a role model to all leasing consultants and present a positive, professional attitude at all times.

    Other Responsibilities

    Prepare property information packet and move-in packets.Assist with managing the day-to-day operation of the community. Work closely with the Property Manager and the Assistant Property Manager to ensure apartments are ready for move-in and maintained in a satisfactory manner. Assume responsibility for community operations when the Property Manager and Assistant Property Manager are off-site, resulting in the Marketing Coordinator being the senior office staff person on-site.Attend staff meetings and marketing meetings as required.Maintain and safeguard confidential information.Remain flexible, receptive, and adaptive to change.Understand and apply basic principles of good housekeeping and safety.Perform other related duties as requested by the supervisor.

    Job Standards

    High school diploma or equivalent required.A minimum of five years of leasing or marketing experience is preferred.Ability to deal well with people and to get them to feel comfortable quickly.Ability to "close" a sale.Ability to work in a team atmosphere.Working knowledge of Microsoft Word and Excel.Ability to organize and prioritize work projects.Follow and adhere to organizational policies and procedures.Represent SMC and its properties in a competent, professional, and responsive manner.     Job Standards:

    High school diploma or equivalent required.2+ years of experience as a maintenance tech in residential, hospitality, property management, or similar settings. CPO or Boiler License preferred.HVAC experience preferred.Strong customer service skills.Ability to work from drawings, verbal instructions, or sketches.Ability to maintain confidential information.Ability to deal tactfully with residents, owners, managers, and other staff members, vendors, and the general public.Follow and adhere to organizational policies and procedures.Must be able to respond to on-call work orders within 30 minutes or less.
