    Position Summary:

    Job Responsibilities:

    Assists in all aspects of the community's maintenance, including: grounds, interior painting, custodial, preventive, corrective, deferred, and emergency maintenance.
    Supervises and establishes daily work schedule for maintenance staff.
    Provides service to residents, and repair work on vacant apartments in a prompt and professional manner.
    Approves expenditures within the guidelines of the approved budget.
    Performs other duties as assigned or which are inherent to the position.
    Assists the Community Manager in performing his or her duties.

     

    Experience/Skills:

    EPA Certification - Universal Level required.
    Must be people oriented with technical aptitude and strong organizational and make-ready skills.
    Must have experience in overseeing interior and exterior renovation projects.
    Must have experience working on heat pump systems.
    Must be able to use all types of hand and power tools, Freon recovery machinery, air conditioning gauges, and vacuum pumps.
    Must be available for after hour's emergency calls, including weekends and holidays if needed.
    Experience in Onesite and Ops is preferred.

    Position Summary

    The Community Manager is responsible for managing the property as a business unit to achieve pre-determined marketing, operational, and financial goals. This role includes overseeing day-to-day operations, ensuring resident satisfaction, and leading a motivated on-site team.

    Key Responsibilities

    Assist the Regional Manager in maintaining the physical asset and maximizing financial performance in accordance with ownership objectivesHire, train, supervise, and evaluate all community personnelEnsure compliance with company policies and proceduresOversee leasing, marketing, financial reporting, and resident relationsPrepare and manage budgets and financial forecastsMaintain high standards of property appearance and resident satisfactionSupport company initiatives, special projects, and administrative tasks as needed

     

    Required Experience & Skills

    Minimum 3 years of experience as a Multi-Family Property Manager (required)Strong leadership, communication, and problem-solving skillsProven ability to manage budgets and analyze financial dataExcellent organizational and time management abilitiesProficiency in property management software (OneSite preferred)Knowledge of finance, management, and marketing principlesAbility to work independently with minimal supervisionAvailability to work weekends and holidays as needed

    Preferred Qualifications

    CAM, ARM, or RAM certificationAssociate’s degree (A.A.) or equivalent experience in business, real estate, or a related fieldReal Estate license (may be required in some states)Experience preparing budgets and managing staff

This key role is responsible for overseeing and elevating property operations, driving exceptional service standards, and delivering strong financial and operational performance across a portfolio of approximately 1,700 units in the Dallas–Fort Worth area.

    Salary range of $130K-$160K, plus a 20% annual bonus potential, paid quarterly.

     

    About the Role:

    The ideal candidate will possess the skills and expertise necessary to quickly stabilize the portfolio and drive significant occupancy gains across all properties. This individual will work closely with a supportive ownership group as well as property management company personnel, fostering strong collaboration and alignment. The role requires exceptional leadership abilities paired with a hands-on approach, with the expectation of spending the majority of time on-site leading, educating, and supporting team members to ensure operational success and performance improvement. Additionally, this individual will provide strong leadership and ongoing support to site teams while ensuring properties consistently meet or exceed operational, occupancy, and financial goals. The ideal candidate will bring a solid background in property management, exceptional communication skills, and the ability to effectively manage and motivate diverse teams across multiple locations.

    Responsibilities Include:

    Develop and execute marketing and operational plans to achieve revenue, occupancy, and financial targets.Conduct regular property visits to ensure compliance, performance, and team support.Monitor financial and operational performance; identify areas for improvement and implement corrective actions.Analyze market conditions to determine rental rates, concessions, and competitive positioning.Review and present annual budgets and capital plans to ownership and executive leadership.Ensure company policies and procedures are implemented and followed.Review resident applications and ensure compliance with company standards.Provide coaching, training, and performance evaluations for on-site management teams.Approve staffing, rates, non-budgeted expenses, bonuses, leases, and service contracts.Partner with HR on hiring, disciplinary actions, and terminations.

    Requirements:

    4-year college degree preferred; equivalent experience considered.3-5+ years of experience in multi-site property management.Strong leadership, financial analysis, and organizational skills.Proficient in Microsoft Word and Excel.Experience preparing and analyzing budgets and financial statements.Ability to travel as required throughout the assigned region.CAPS or CPM designation strongly preferred.
