    ● As a concierge, you endeavor to be helpful while on shift. Always greet homeowners and guests upon entry into the building. Offer to help with packages and groceries, open doors for them, call the elevator and send them to their floor, especially if their hands are full.

    ● Occasionally a homeowner or resident will call to ask you to deliver a package or dry cleaning to the unit. Make sure that you do not stay away from your post for more than a few minutes while performing these requests. During busy periods, let the homeowner know you are currently tied up on another task, but will be there as soon as that task is completed.

    ● Always be available at your post. Limit bathroom and dinner breaks to periods that are not as busy.

    ● You are the first line of security at most, if not all condo properties. All guests must be vetted before being allowed upstairs. Unless the homeowner contacts you first, you must call the homeowner prior to sending the guest upstairs.

    ● Deliveries - same rules apply as for guests. Most buildings only allow deliveries during business hours, unless approved by the manager. Follow property rules with regards to issuance of fobs to delivery vendors. These rules also apply to contractors or handymen.

    ● In many cases you will be asked to enforce the parking area at the entrance to the building. Confer with the manager or the person you are relieving for details on the property’s guest parking area policy.

    ● If a situation arises that it is necessary to call police for assistance, make sure you also notify the manager.

    Schedule, includes nights, weekends and holidays. 24/7 availability

    Prepares Market Ready apartments, which may include painting, carpet repairs, cleaning, general repairs, and any necessary duties to provide our residents with that quality move in experience.Responds to resident requests in a timely manner and with a professional attitude.Has knowledge of maintenance functions such as plumbing, HVAC, basic electric, general carpentry skills, painting, and snow removal (if applicable).Maintains grounds, pools/ hot tubs, common areas, and dog park amenities to keep clean, operational, and safe for our residents.Reports any maintenance concerns on vacant units, models, and common areas, to the Maintenance Supervisor.Performs maintenance as scheduled by the Maintenance supervisor.Knowledgeable of state, local, and federal fair housing laws.Performs duties as assigned, in a timely manner.Delivers superior customer service and represents the company in a professional manner at all times.Dresses per Sterling appearance standards.Maintains and safeguards all company tools and equipment.Perform any other related duties as required or assigned.

    Sterling Personnel is looking for an energetic and outgoing professional Bilingual and/or English speaking Leasing Superstar to show and lease apartments for several properties in North Dallas. 6 months to 1 year of previous leasing experience is preferred. Applicant must maintain a professional appearance, positive attitude and be punctual and present. Strong sales experience is required, must be able to close! The positions will be paying $17.00 - $20.00 per hr. + bonuses, health insurance and PTO once the position becomes permanent.

    SUMMARY: Shows and leases apartments to prospective residents and initiate marketing efforts to various merchants and businesses.

    ESSENTIAL DUTIES AND RESPONSIBILITIES: Include the following but are not limited to the job specifications contained herein. Leasing agent completes lease form or agreement and collects rental deposit. · Leasing agent is responsible for insuring the “model" apartments and target apartments are ready for show; responsible for maintaining work areas and office in clean and orderly manner; need to have an awareness of the “curb appeal" of the property. · Thorough knowledge of lease terms, specifications and all community policies. · Leasing agent is knowledgeable of required telephone and sales techniques. · Applicant must have knowledge of current market conditions. · Applicant must be fully informed of current rental rates, sizes, locations and amenities of the property.     Job Duties and Responsibilities:

    Lead Maintenance will be responsible, under the direction of the Community Director, for the overall maintenance of the apartment complex and all areas related to the day‐to‐day maintenance operations of the community. Must live within 20 to 30 minutes from the community.

    Essential duties include but are not limited to:

    · Must be able to delegate instructions to staff to ensure make ready/maintenance orders are being completed

    · Oversee quality of work per maintenance staff meets company standards

    · Train staff

    · Electrical, plumbing, carpentry, masonry and painting

    · Repairing and treating structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors

    · Make ready units for new move‐ins

    · Have a working knowledge of HVAC systems and be able to maintain, repair and replace HVAC systems

    · Responsible for 24-hour emergency maintenance

    · Schedule and complete preventative maintenance program

    · Complete grounds work such as: grounds pick up, sweeping and light landscaping

    · Pool maintenance experience required

    · Coordinate special projects as directed

    Job Requirements:

    Lead Maintenance must maintain a professional and courteous manner with residents, visitors, contractors and fellow employees. Maintenance Tech must have the necessary tools to effectively complete tasks outlined above. One must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships.
