MUST HAVE EXPERIENCE AS A SENIOR PROJECT MANAGER IN CONSTRUCTION Position Summary The Senior Project Manager Position oversees the construction and delivery of multiple construction projects and/or large contract value projects. This position is the primary point of contact with the client. Responsibilities include contract preparation, on-site coordination, quality control, and all aspects of contract management. Communicates directly with subcontractors concerning project cost, staffing, and scheduling. Prepares project status reports to ensure plans adhere to contract specifications. We seek skilled managers with proven abilities to manage the Client while concurrently leading and mentoring a team of project team members. Essential Functions Essential duties and responsibilities include, but are not limited to: · Develops and administers project budgets and contracts, executes project cost estimating and value engineering, as appropriate. · Monitors and coordinates work performed by subcontractors to ensure compliance with project contract requirements, from costs and schedules to proper execution of work has been completed to the contract provisions and client’s satisfaction. · Manages difficult construction issues, consults with subject matter experts to identify solutions to minimize risks, but maintains the integrity and safety of the project. · Reviews and interprets designs, architectural drawings, and building specifications to initiate revisions where appropriate, advising clients on how to achieve required results. · Ensures project operations are in compliance with design specifications per company document control procedures. · Reviews and approves change orders and subcontractor invoices for payment. · Holds project team meetings, delegates, and holds team accountable to complete their responsibilities through support, collaboration, and mentoring. · Manages construction progress, schedule, and overall compliance with contract and construction requirements along with the Project Superintendent. · Tracks and approves submittals; documents owner's comments, ensures subcontractors are in compliance. · Maintains all drawing logs, submittals, samples, and correspondences of projects per the company procedures. · Reviews and approves invoices, requisitions, and other project billings for accuracy. · Reviews and makes recommendations for change order work. · Reviews and collaborates with the Superintendent to schedule proper work sequencing to manage project delivery per the contract agreements. · Serves as a Representative of the company in a professional and conscientious manner. · Executes and delivers to the Client all documents, operating manuals, and maintenance manuals upon project completion. · Prepares operational required operational reports as required by company ownership or other management. · Coordinates with the Superintendent to uphold a safe work environment.
