    Job Location: Ross Park Mall PRIMARY PURPOSE: To lead, oversee and maintain all mall owned and operated heating, ventilation and air conditioning equipment in order to provide safe, efficient and effective operation. This position is on call 24 hours per day, 7 days per week to assist the Operations Department in handling emergencies at the property level. PRINCIPAL RESPONSIBILITIES: The successful candidate's responsibilities will include, but not be limited to: * Work in cooperation with contracted mechanical services as retained by management * Oversee activity and assign work orders to hourly central plant/maintenance staff where applicable. * Monitors all central plant service contracts to ensure compliance to agreed specifications and quality. * Report all situations requiring emergency and/or immediate action to the appropriate personnel * Oversee or perform the troubleshooting of various systems including plumbing, electrical, heating, air conditioning, refrigeration, and other systems as required to determine source of malfunction and repair * Manages and/or conducts scheduled inspections and preventive maintenance to designated equipment; make adjustments to equipment and controls to ensure operations are in compliance with specifications and/or standards * Install, maintain and make repairs to electrical, plumbing, heating, air conditioning, and refrigeration equipment as needed * Perform the job in accordance with all applicable standards, policies and regulatory guidelines (i.e. OSHA standards) to promote a safe working environment. * Administer compliance of local, state, and federal laws pertaining to areas such as fire, safety, hazardous material and access * Observe operation, read gauges and instruments, and adjust mechanisms such as valves, controls and pumps to control level of fluid, pressure and temperature * Oversee and/or provide routine services to include preventive maintenance on air side and water side equipment, identifying, installing, maintaining and disposing of all types of filters, cleaning mechanical/transformer rooms, picking up and delivering parts, and assisting higher level heating, ventilation, air conditioning and refrigeration mechanics and or contracted services * Schedule and assign preventative maintenance programs on central plant and building systems as assigned by the Operations Director or Mall Manager. * Coordinate work orders and maintain the integrity of the Work Order System * Ensure the appropriate inventory systems, records, files, Material Safety Data Sheets, supplies, equipment and tools are maintained * Replace defective breaker controls, thermostats, switches, lighting components, fuses, and basic electrical wiring * Employee may be directed to perform job-related tasks other than those specifically presented in this description MINIMUM QUALIFICATIONS: * High School Diploma or Trade School Certificate. * Five (5) years' experience in the HVAC maintenance field (Related education may be substituted for up to two years' experience on a year-for-year basis) * Ability to read and interpret plans, schematic drawings and related * Familiarity with air handler units to include efficient operation required to achieve energy savings and acceptable comfort levels * Knowledge in filter identification and application, equipment and component identification, safety procedures, refrigeration cycle and soft soldering * Knowledge of cooling tower operation & start-up and package roof top HVAC units * Knowledge of condenser and chilled water systems and water treatment * Capability to diagnose problems on equipment * Ability to disassemble, clean, lubricate, repair and replace parts, as required. * Able to diagnose basic malfunctioning mechanical systems, test components, trouble shoot and repair, replace or adjust defective or worn parts * Ability to operate and program Building Automation Systems and Energy Management Systems as they relate to energy savings, life safety, seasonal adjustments and company standards * Knowledge of safety rules, hazards and application of accident prevention measures associated with the operation of mechanical and HVAC equipment * Ability to work rotating shifts, which may include days, evenings, weekends and holidays * Valid Driver's License * Ability to lift and carry up to 50 pounds Read Less

    Job Location: Corporate Indianapolis PRIMARY PURPOSE: This position is accountable for the planning, organization, scheduling, budgeting, and execution of 4 to 5 assigned new regular retail mall development and/or mall renovation projects on a timely basis and within budget. PRINCIPAL RESPONSIBILITIES: The successful candidate's responsibilities will include, but not be limited to: The following responsibilities are project specific and dependent. These activities may or may not be delegated to subordinate staff for actual action and/or follow up with final reporting being through the Project Manager: * Participates in project planning with Developer responsible for project as dictated by demands of the project; contributes to site planning, preliminary building design, prospective project budgeting and scheduling. * As needed, coordinates with city planning officials, owners of adjoining properties, utilities and city, state, and federal government agencies to gain cooperation, commitments, and easement changes, etc. * Prepares, obtains approval of, and monitors actual construction budgets inclusive of related soft costs; oversees and identifies budget revisions and reports status to Developer. * Coordinates final project design scope with in-house and outside architects and engineers. Prepares or supports preparation of requests for bids; obtains and reviews bids; recommends outside contractors for approval; negotiates contract terms. * Monitors and controls the progress of projects; manages activities of general contractor of sub-contractors for each project. * Develops and ensures compliance with schedule; insures compliance with specifications. * Approves change orders or negotiates changes with contractors. * Reviews draw requests and ensure completion of specific work; approves invoices for payment. * Interfaces on-site tenant construction through Tenant Coordinators. * Coordinates and negotiates responsibilities and activities with major tenants and/or department stores. Contracts: * The incumbent has frequent contact with Development personnel who establish broad design and budget parameters. * Obtains the expertise and recommendations of Architecture, Tenant Coordination and Operations personnel. * Negotiates with contractors and various government entities and regulatory agencies as applicable. Other: * The incumbent is accountable for the design and construction process of projects while using the expertise of internal and external personnel. While budget, schedule and choice of general contractors must be approved, responsibility for completing the project within those parameters lies with the incumbent. * The major challenges of this position are coordination of many aspects of multiple projects and managing the activities of general contractor, subcontractors, engineers, architects, and other personnel not directly associated with SPG. MINIMUM QUALIFICATIONS: * Performance duties of this position requires extensive knowledge of retail construction management, including site work, structural, mechanical, and architectural considerations, electrical distribution and other utilities, landscaping and paving. * Well-developed interpersonal skills are required. * Knowledge of budgeting, cost estimating and supervisory skills are necessary. * Normally, the required background is obtained through attainment of a B.S. degree in Architecture, Engineering or Building Services (Construction Management) * 10 or more years of construction management experience or the equivalent.
