The Manager of Commercial Leasing & Business Development works closely with the Senior Director of Business Development & Public Affairs to execute on the company's business growth strategies across all asset classes with a special focus on commercial leasing in the Twin Cities. Responsible for working with 3rd party commercial brokers to propose, recruit and retain commercial partners with a major emphasis on commercial leasing, maximizing net operating income, and reducing vacancies across our diverse portfolio that includes office, industrial, retail, and mixed-use projects. Provides guidance and direction to the internal team and external brokers to maximize revenue, minimize leasing expenses, and keep vacancies to a minimum through ongoing engagement with our commercial leasing partners to ensure strong repeat leasing business. Effectively communicates and leads the commercial pursuits to ensure outstanding internal and external customer satisfaction.
ESSENTIAL FUNCTIONS
Leasing/Business Development/Marketing
Provides leadership direction to the internal leasing considerations and reviews and approves leasing activities and transactions in collaboration with leadership and ownership.In collaboration with the Senior Director of Business Development & Public Affairs and Development Team, pursues new development opportunities, site selections, and opportunistic asset acquisitions with a focus on commercial leasing interests in particular, and yet also as part of the company's mixed-use and adaptive re-use asset class strategies.Remains continuously apprised of market conditions, contextualized opportunities and threats in our focus markets, and makes ongoing strategic advisement to the development team, leadership and ownership.Coordinates and provides oversight and direction to external brokers. Completes comprehensive reporting and presentations to the executive team. Ensures metrics and leasing analyses are accurate and timely. Directly negotiates leases, renewals, and expansions in collaboration with the Senior Manager of Commercial Operations. Accountable for maximizing returns on short and long-term leases and the timely engagement required to renegotiate and renew leases with existing tenants in existing spaces.Is part of the early side of all development proposals, ensuring that new commercial tenant design and construction considerations are fully integrated into all new development proposals.Works with the finance department in reviewing credit worthiness and risk management of prospective tenants.Ensures that all legal documents are prepared in an accurate and timely manner.Works cohesively with the marketing team to deliver proactive marketing campaigns that maximize the exposure of the portfolio and keeps the commercial section of the website and SharePoint site updated and current.Portfolio Management
Works closely and collaborates with the Senior Commercial Property Manager.Develops and maintains relationships with tenants. Develops and exhibits a solid understanding of local economic trends, market conditions, business trends, and property locations. Schedule and Hours
This is a full-time role. Weekly schedule is M-F from 8 am - 5 pm with an on-call rotation requirement.
ESSENTIAL FUNCTIONS
Completes general maintenance and upkeep responsibilities including minor plumbing, electrical, HVAC, light carpentry, painting and landscaping.Responds to open work orders and resolves resident/tenant requests within 24 hours.Prepare and turn vacated apartment units within a 24-hour period (5 days if not immediate). This position also plays a key role in facilitating IT and cell mobile device operations with employees and third-party vendors.
ESSENTIAL FUNCTIONS
Corporate Office Management:
Manages office supply inventory and procurement.Partners with commercial property management in ensuring office cleanliness. Communicates needs to Senior Commercial Property Manager and organizes office cleanups.Monitors and maintains inventory of general office and kitchen supplies. Restocks supplies as needed, organizes storage areas for accessibility and efficiency, and coordinates with vendors for reordering.Manages Admin debit card, tracks all charges made to it and enters transaction specific information into the online banking system each month.Works with relevant vendors to program and distributes garage access cards and building fobs.Ensures a clean and welcoming kitchen environment by regularly cleaning and restocking coffee machines, emptying dishwashers, wiping down surfaces, and maintaining general tidiness in all shared kitchen and break areas.Assists with the setup and cleanup of in-office meetings and employee events, including arranging furniture, preparing refreshments, and ensuring all spaces are returned to a clean and organized state post-event.Administrative Support:
Manages the ButterflyMX office intercom system and maintains the security of access to the corporate office while providing a streamlined and professional visitor experience. Ensures there is back-up coverage and coordinates supplemental back-up as necessary.Monitors and screens all incoming voicemail messages that come to the main corporate line and distribute to appropriate staff.Manages all incoming and outgoing office mail and packages, ensuring timely distribution to staff and accurate preparation of outgoing shipments using appropriate carriers and tracking systems.Assists with signing and distribution of legal documents.Information Technology:
Assists with ordering computers and computer-related equipment and accessories as needed to ensure all employees have what they need to perform their job responsibilities.Works with outside vendor to set up and track computers and inventory, as well as assisting Human Resources with new employee set-up.Serves as the corporate phone system administrator. Manages landline phone system. Oversees the purchasing, set-up, distribution, and maintenance of mobile devices, which includes mobile device management software. Assists with troubleshooting service and related issues.Ensure printers and copiers are consistently stocked with paper and other consumables and assist with basic troubleshooting or service requests as needed.Communication/Teamwork
Works as a team player and interacts with all internal and external customers in a friendly and efficient manner.Keeps supervisor and other key leaders informed at all times in the areas of potential legal action, escalated concerns, and large vendor contracts.Professionally communicates and partners with all departments such as property management, development, hospitality and retail, legal, marketing, accounting, human resources, learning, asset management and, marketing.MINIMUM REQUIREMENTS
Education & Experience
Minimum of 5 years of experience in administration/office management roles.Bachelor's degree or equivalent experience preferred.Experience with contracts, vendor partnerships, and setting up computers and mobile phones.Required Skills & Abilities
