New Business Developer
We are seeking a motivated and results-driven New Business Developer to grow our commercial janitorial services portfolio in the Northeast U.S. This role focuses on identifying, prospecting, and closing new commercial clients with a focus on the distribution, logistics and warehouse verticals. The ideal candidate is proactive, comfortable with cold outreach, and skilled at building long-term business relationships.
Key ResponsibilitiesIdentify and pursue new commercial janitorial service opportunitiesProspect through cold calling, door-to-door visits, networking, and referralsSchedule and conduct site walk-throughs and needs assessmentsPrepare and present customized service proposals and bidsNegotiate contracts and close new businessClient Relationship ManagementServe as the primary point of contact during onboarding of new clientsEnsure smooth handoff to operations after contract signingMaintain accurate records of sales activity in CRM or tracking systemBuild long-term relationships to support renewals and upsell opportunitiesMarket & Lead GenerationResearch target markets and industriesIdentify decision-makers (property managers, facility managers, business owners)Attend networking events and industry meetings as neededCollaborate with marketing and operations teams to support growth initiativesQualifications RequiredProven experience in B2B sales, business development, or account acquisitionStrong communication, negotiation, and presentation skillsSelf-motivated with the ability to work independentlyComfortable with cold calling and face-to-face prospectingValid driver's license and reliable transportationOvernight Travel requirements of approximately 50%5 plus years of proven sales experiencePreferredExperience selling janitorial, commercial cleaning, or facility servicesKnowledge of commercial buildings and service contractsFamiliarity with CRM tools (Salesforce, Microsoft Dynamics)Local market knowledgeSkills & CompetenciesHunter mentality with strong closing skillsExcellent time management and organizationProfessional appearance and demeanorAbility to understand client needs and propose solutionsResults-driven and goal-orientedCompensation & BenefitsBase salary + commission (based on new contracts sold) - Expected full year compensation range 200K+Retention based commissionMileage reimbursement / travel allowance (if applicable)Great benefits package
