    Job Description for Maintenance Technician

    Roles & Responsibilities

    The hotel maintenance technician is an individual who carries out preventive and corrective maintenance activities on hotel equipment, tools, and guestrooms.

    His/her job description involves much of lubrication, cleaning and inspection of equipment, machine or tools, and guestroom maintenance. He/she will locate and work on shut off valves for all equipment.

    The ideal person for this post organizes maintenance inventory and requests for supplies and parts as required.

    Hotel maintenance technicians will be expected to exhibit mastery of a minimum of three of the trade skills like electronic systems and controls, mechanical, kitchen equipment, refrigeration and general building management.

    He/she maintains restricted information of proprietary and ensures safety of company assets.

    It is his or her duty to acknowledge and welcome guests in line with company standards.

    The role of the maintenance technician working in a hotel also involves anticipating and acknowledging needs and rendering assistance to persons with disabilities.

    He/she identifies guests with regard and adheres to quality standards and expectations.

    He/she ensures and maintains an encouraging working relationship with guests and other staff members.

    Hotel maintenance technicians are responsible for managing the maintenance, replacement or repairs of hotel equipment in particular mechanical equipment like motors and pumps.

    They will be in charge of building maintenance activities involving maintenance of ice machines, fitness rooms, hot tubs, saunas, swimming pools, emergency generators, switch rooms, exhaust type units, driveways, sidewalks and parking lots, and ensures that each activity is reported to the appropriate manager in authority.

    The maintenance technician will also be required to perform annual, quarterly, monthly and daily preventative maintenance activities.

    Job Description of a Hotel Maintenance Technician

    Respond and attend to guest repair requests.Welcome and acknowledge all guests according to company standards, anticipate and address guests.Understand and operate advanced electrical, plumbing, refrigeration, and boiler systems.Communicate with different types of people to comprehend what they want and to provide them with information and assistance.Check for new maintenance requests from the PMS (Property Management System) and update remarks once the task is completed.Update the maintenance work order form / Job card and file them.Ability to interpret readings from meters & gauges and other measuring units.Ability to prioritize and organize work assignments.Ability to work under pressure situations and exercise good judgements.Ability to focus attention on details, speed and accuracy.Ability to maintain confidentiality of hotel guests and pertinent hotel information.Ability to ensure security of guest room access and hotel property.Ability to read and understand test equipment, measuring devices, and safety manuals.Preform maintenance activities in the guest room like plunging toilets, unclogging drains, repairing all types of hardware, electrical equipment including lamps, air conditioners / HVAC and AC ducts, minor painting, caulking, and general up keep of rooms.Perform maintenance activities in hotel public areas like plunging toilets, unclogging drains, repairing all types of hardware, plumbing and electrical equipment and cosmetic items.Program TV's and perform general housekeeping and engineering-related inventory duties.Test, troubleshoot and perform basic repair on all types of equipment.To clean, lubricate, protect, and otherwise maintain all tools and equipment in the hotel.To operate as an independent mechanic by analyzing problems, identifying courses of action, and implementing solutions with available resources and to a high degree of quality.To be available for any emergencies and act in an engineering capacity to protect guests and associates and preserve the building and its systems during the emergency.To monitor fire Alarm / Life Safety System systems as necessary, to be fully informed of the system operation and to handle emergencies involving the systems..Carry out specific oral and written instructions.Maintain maintenance inventory and requisition parts and supplies as needed.Ensure uniform and personal appearance are clean and professional, maintain confidentiality of proprietary information, and protect company assets.Maintains the hotel facility and related equipment in a safe and efficient manner.Performs other duties as assigned by General Manager.Train and instruct other members of the staff through sharing of knowledge and skills.

    Requirements – Knowledge, Skills and Abilities for the position of Hotel Maintenance Technician

    To be effective on the job, maintenance technicians should possess the following qualities and qualifications:

    A General Education Degree or vocational training certificate in mechanical, plumbing, architectural or electronics fields with two to five years practical and theoretical experience in maintenance.Exhibit advanced dexterity in understanding of all computer and engineering programs related to energy management and preventative maintenance; and devices that are connected with such programs.Pleasant demeanor with ability to smile.Ability to handle internal and external clients with high degree of tolerance, diplomacy, and tact.Ability to kneel, bend, carry, walk, stoop, climb, and lift items, in addition to possessing manual skills.Commendable ability to manage stressful working situations.
