    SCOPE & PURPOSEUnder the daily direction of the Property Manager, the Maintenance Supervisor is responsible for the overall maintenance of the physical property, as well as overseeing the maintenance staff. (S)he may be asked to perform other duties as assigned, as per their Manager and/or Regional Director.Duties & ResponsibilitiesDuties & responsibilities may include, but not limited to:Supervisor Responsibilities:Ensuring that all maintenance activities in a facility are appropriately carried out by someone who has the proper training and or licenses required to complete specific tasks.Maintaining and upholding the quality and standards of an organization.Keeping a record of all maintenance and service activities conducted and maintaining a cycle of the same.Ensuring proper working shifts of employees.Recruiting maintenance staff and evaluating their performances.Interacting with other departments to ensure the proper functioning of all systems in a facility.Complying with all safety norms and regulations set by the industry.Delegating work to subordinates and ensuring the timely completion of the same.Filing purchase orders and other documentations for the procurement of spare and replacement parts.All other duties that may be assigned.Maintenance Responsibilities:1.      Participate in all maintenance projects.2.      Perform light electrical repairs on items such as fixtures, switches, outlets, etc.3.      Perform light plumbing work, such as clearing stoppages, replacing fittings, etc.4.      Repair and/or replace broken glass, tile, carpet, screens, fixtures, appliances, draperies, locks, etc.5.      Painting of the interior and/or exterior of the complex. Painting apartments-spraying, brushing, and rolling. Repair of drywall prior to painting, spackling, and sanding. Removal of wallpaper, if necessary, and replacement of drywall/sheetrock.6.      Perform carpentry work, such as, but not limited to: fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors, installation of cabinets, vanities, trim and moldings, etc.7.      Assist in custodial work in common areas, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, removal of bulk trash, as well as other custodial work as assigned.8.      Assist in grounds work, such as, but not limited to: trash picker, cleaning supplies, rakes, weed eater, edger, leaf blower and/or vacuum, lawn mower, multi-purpose tractor and/or cart, ladder, hedge trimmer, snow blower, ice melt spreader, Ventrac, shovels, forklift, pallet jack, etc.9.      Repair concrete, masonry, roof, fencing, when required.10.   Train and/or assist other employees on the overall needs of the property.11.   Be responsible for inventory and/or tools, and utilization of maintenance materials.12.   Assist Management in scheduling apartment inspections.13.   Be responsible for the refurbishing of apartments prior to resident occupancy. Participate and assist in apartment move-in and move-out inspections.14.   Keep accurate records regarding preventative maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders.15.   Perform scheduled maintenance on all equipment based on the manufacturers’ recommendations and operating manuals.16.   Inspect all units, buildings and common areas, performing repairs, and janitorial assistance as required.17.   Have knowledge regarding water and gas meter cut-offs, all apartment and fixture cut-offs, sprinkler systems, sewer clean-outs, and post map of same.18.   Inspect storage areas and entrances are locked and maintained, and adequate lighting in those areas is maintained.19.   Responsible for getting make ready units up for leasing, as per the metric.20.   Responsible for completing work orders in the time frame, as per the metric.21.   Service Requests may include, but not limited to: boiler repair and cleaning, range and hood fan repairs, refrigerator/freezer repairs, items that main the property, such as appliances, walls, fixtures, flooring, plumbing, heat calls, electrical (except where a licensed electrician is required), painting, spackling, drywall repair and/or installation and hole patching. Cutting of any water, drain, sewer, gas, or propane line is strictly prohibited.22.   Installation and removal of appliances (refrigerators, ranges, heat pumps, etc.) as needed and assigned.23.   Property responsibility may include, but not limited to: service requests such as gutter and downspout, exterior siding, alteration of new or existing systems, road sign installation and repair, road line painting, and pot hole patching.24.   Interior and/or exterior electrical repairs may include, but not limited to: troubleshooting wiring faults, switch and outlet replacement, bulb and fixture replacements, and light and power equipment on the job.25.   Plumbing repairs may include, but not limited to: repair and cleaning of sewer drain lines, clearing blockages in any drain lines, repair and replacement of any kitchen sink, bath lavatory, bathtub, or toilet, and detection and prompt reporting of gas leaks, as required. (except where a licensed plumber is required) Cutting of any water, drain, sewer, gas, or propane line is strictly prohibited.26.   Snow removal, shoveling, spreading ice melt and other related duties may require on call assignments, as well as overtime.27.   Shop responsibilities may include, but not limited to: keeping maintenance shop in a safe, neat and orderly condition; eliminate potential fire hazards as the need arises, maintaining records as to part quantities and keep note of parts’ availabilities due to discontinuation, shortages, or strikes; maintaining records on prices from company-approved vendors as to obtain the best competitive prices on commonly replaced parts; ensuring that the inventory is accurate.28.   Scheduled through property managers, monitor and work with outside company-approved vendors and coordinate with their schedules.29.   Meet safety requirements and communicate those requirements to management.30.   Other duties as assigned except for duties that are prohibited by law based on licensure requirements. *All maintenance staff is required to respond to every phone call during your scheduled on-call shift no matter what time of day the call is received. In the rare event that there is a catastrophic event, every maintenance technician will be expected to report to the property in order to assist the on-call Maintenance Technician. The Licensed Practical Nurse is responsible for day-to-day support of the medication administration program, which is overseen by the Delegating Nurse and performed by the Certified Mediation Technicians. The LPN is responsible to ensure that resident services provide for the overall quality care of the residents. The LPN will comply with established policies and operational procedures. In the absence of the Executive Director or Delegating Nurse, the LPN will accept advice from the Community Manager or appointed designee.Educational/Licensing Requirements:LPN or higherThis position requires the candidate be a graduate of an accredited school of registered or licensed practical nursing and licensed in good standing. Must possess current:● Unencumbered, active license to practice as an RN or LPN in Maryland or a compact state participating in the Nurse Licensure Compact. Coordinating with the Community Manager resident service assignments and schedules to meet the needs of residents. Recognizes situations in which resident requires additional help and coordinates efforts to acquire needed services with the Community Manager and Resident Services Coordinator, as well as the resident’s family members, outside community services and physicians.3. Support Delegating Nurse oversight of residents on the medication administration program by ensuring that:a. All physician orders are reviewed.b. New orders are sent to the pharmacy or treatment provider, and placed on the MAR.c. Appropriate paperwork accompanies residents to their physician appointments and review the physician paperwork upon return.d. Appropriate actions occur in response to changes in orders or new orders.e. There is accurate administration of ordered medications and treatments.f. MAR charting is accurate and appropriate, and coaches staff when corrections are neededg. All medications are filled in a timely and accurate manner, and reviews or checks CMT review of monthly medication cycle from pharmacy.h. Reports any problem or change in resident’s medication reaction to the physician and appropriate facility staff.4. Notifies Delegating Nurse, Community Manager, resident’s family or responsible party, and physician of any significant changes in the resident’s status.5. Document weekly resident notes and/or review CMT weekly notes regarding residents.6. In coordination with the Community Manager, monitor status of residents who are out at hospitals and rehabs, and ensure that a resident is determined to be safe to return to Edwards prior to their being discharged back.a. Obtain and review resident medical reports and discharge orders to determine if the facility can safely and properly manage the resident’s needs.b. Consult with family and physicians in discharge planning process.c. For residents on the medication administration program:i. Ensure that all medication orders are signed and sent to the pharmacy to have medications on-hand upon discharge.7. Remains constantly alert to help residents maintain or improve functional abilities within their present capabilities.8. Observes and records pertinent symptoms, profile and progress of the resident.9. Is knowledgeable of and complies with facility policies and procedures, forms and documentation.10. Is constantly aware of and alert to the problems of the elderly and disabled person, avoids any unnecessary noise, obstructing machinery and devices with which the resident could become injured, strictly observes the smoking restrictions and protects the resident from injury.11. Always maintains professional conduct that reflects credit to the profession and reflects the facility’s philosophy of quality care and service delivery.12. Participates and provides input on hiring, performance evaluations, terminations and progressive discipline of direct care staff.13. Monitors CMTs performance of health-related activities, including the identification of any significant gaps in the employee’s ability to function competently. Provides staff development and training as needed to ensure quality performance.14. Observes and protects the rights of all residents including the delivery of services in a dignified and caring manner.15. Keeps inventory at par level notifying Community Manager or designee of any needed supplies.16. Observes and protects resident rights including rights to confidentiality, privacy and dignity.17.
