NSPIRE Tech
Position Summary:
The NSPIRE Tech is responsible for ensuring all properties within our portfolio comply with the latest NSPIRE (National Standards for the Physical Inspection of Real Estate) regulations set by HUD. This role requires extensive travel across the portfolio, overseeing inspections, managing team performance, and ensuring that all properties meet or exceed compliance standards. The ideal candidate will have a strong background in property management, facilities maintenance, leadership experience, and deep knowledge of HUD regulations.

Reports To: NSPIRE Team Lead & VP of Facilities
Key Responsibilities:
Work with a team of NSPIRE Technicians throughout the country.
Oversight: Oversee and participate in property inspections to ensure compliance with NSPIRE standards. Review and validate inspection reports prepared by the team.
Quality Control: Ensure the accuracy, thoroughness, and consistency of all inspection reports submitted by NSPIRE Technicians. Provide feedback and direction to improve the quality of work.
Compliance Management: Work closely with the NSPIRE Team Lead & VP of facilities to develop and implement strategies for ensuring all properties are following NSPIRE standards. Address and resolve any compliance issues identified by the team.
Reporting: Prepare and present comprehensive reports on inspection outcomes, team performance, and compliance status to the Director of Compliance and other senior management.
Training & Development: Provide ongoing training to NSPIRE Technicians on NSPIRE standards, inspection protocols, and best practices. Identify areas for professional development within the team.
Travel Coordination: Plan and coordinate travel schedules for the team, ensuring that all properties in the portfolio are inspected in a timely and organized manner.
Monitoring: Monitor changes in NSPIRE regulations and industry best practices. Update inspection procedures and training programs accordingly.
Qualifications:
Experience: Minimum of 5 years in property management, inspection, or a related field, with at least 2 years in a supervisory or leadership role.
Technical Skills: Proficiency in the following areas:
Plumbing: Experience with repair, installation, and maintenance of plumbing systems.Electrical: Knowledge of electrical systems, including troubleshooting, repair, and installation.Carpentry: Skills in general carpentry, including framing, drywall repair, and finish work.Painting: Proficiency in painting techniques, surface preparation, Sheetrock repair, and finishing.HVAC: Basic understanding of heating, ventilation, and air conditioning systems, with the ability to perform routine maintenance and troubleshooting.General Maintenance: Experience in routine building maintenance, including exterior repairs, landscaping, and upkeep of property grounds.

Technical Proficiency: Competence in using inspection software, property management systems, and basic office software (e.g., Word, Excel).
Travel: Must be willing and able to travel 100% of the time, with the ability to manage and support a traveling team.
Certification: NSPIRE or related inspection certifications are highly desirable. Additional certifications in property management or maintenance (e.g., CPO, HVAC, Electrical) are a plus.
Working Conditions:
Physical Demands: This role may involve significant walking, climbing, standing, stooping for extended periods of time, and accessing various building structures.
Inclement weather: May be required to work outside in the rain, below freezing temperatures, and temperatures in excess of 100 degrees.
