Together, we do great things. **Who You Are:** **Corporate Counsel** - **Construction** supports the company's legal operations with a concentration in construction law, including negotiating and managing construction contracts, design and engineering agreements, vendor and contractor arrangements, insurance and risk management matters, and regulatory compliance related to development and build activities. Together, we do great things. **Who You Are & the Impact You Will Have:** The **Senior** **Development Project Manager** **(Data Center Construction)** is primarily responsible for leading and managing the design, preconstruction and construction activities on a given project(s). The Senior Project Manager (Data Center Construction) will interact on a daily basis with Facilities, Contractors, Designers, Engineers, Commissioning Agents, Vendors, and Data Center Operations staff and should have both written and oral communication skills commensurate with this level of regular communication. **What You Will Do:** + Manage multiple projects on a campus(es) and maintain updated budgets, schedules, and status reports for each + Create and communicate updates on development program & project status on a monthly basis suitable for executive level reviews. Effectively present information in a manner to support efficient decision making + Work with QTS stakeholders, design, and construction teams to create a master development program for site(s), including a complete campus design solution and capital budget. + Manage entitlement and permitting needs for each assigned site project(s) + Implement and manage multi-phased site development plans to achieve time, budget, and quality standards in a predictable fashion. The Quality Assurance Program Manager (QAPM) is primarily responsible for leading the development and implementation of project specific quality programs in alignment with the QTS Quality Assurance Program. The QAPM will interact with project teams, including trade partners and vendors, to ensure adequate control measures are performed and produce the expected outcomes, and lead the corrective action when found otherwise. **RESPONSIBILITIES - Other duties may be assigned** + Manage the quality assurance programs on multiple projects/campuses. + Train, manage, assist, and hold accountable project-specific quality personnel. + Provide training to project teams, including trade partners and vendors, on quality expectations. + Monitor and proactively recommend continuous improvement opportunities at the project level. + Document and communicate updates for assigned projects/campuses to the Development Quality Team on a bi-weekly basis. + Lead/Participate in project quality meetings to ensure adequacy of topics and participation. + Periodically review project Quality Observation Reports for data integrity and follow up with teams for corrective actions when found to be deficient. + Understand and communicate the Key Performance Indicators (KPI's) expectations. + Lead/Participate in root cause analyses when a nonconformance issue meets prescribed criteria. + Work alongside MEP Team to understand expectations and improvement opportunities during commissioning activities. + Participate in vendor/supplier factory tests, inspections, and audits. + Establish and maintain relationships serving as liaison with key QTS stakeholders. + Represent QTS interests as a leader in OAC Meetings. + Encourage vocal and visible recognition for quality successes. + Be a leading voice for INTEGRITY within the quality program to promote open and productive communication between all stakeholders. + Actively participate in internal QTS Quality improvement opportunities. **BASIC QUALIFICATIONS** + 10+ years of construction experience + 5+ years of quality related management experience, including plan development, training, implementation, and continuous improvement. + Experience in Microsoft Office suite, specifically PowerPoint for presentation development and Excel for data compilation and analysis. + Be able to travel up to 50% of the time. + US Citizenship for this position is required by law due to federal customer contracts. **PREFERRED QUALIFICATIONS** + Experience with Procore and PowerBI + American Society for Quality (ASQ) certified CMQ/OE, CQIA, CQPA, CQE, and/or CQA + Experience with delivery of mission critical data center facilities. + Experience working with MEP trades. **TOTAL REWARDS** This role is also eligible for a competitive benefits package that includes medical, dental, vision, life, and disability insurance; 401(k) retirement plan; flexible spending and HSA accounts; paid holidays; paid time off; paid volunteer days; employee assistance program; tuition assistance; parental leave; military leave assistance; QTS scholarship for dependents; wellness program, and other company benefits. Together, we do great things. **Who You Are & the Impact You Will Do:** The **Senior Manager, Critical Project Controls** will lead the project controls functional area for a portfolio of $150M-$300M in Mission Critical construction projects. Mission critical projects include performing renovation, asset refresh and capacity upgrade projects in an operating environment. Candidate will ensure effective planning, monitoring, and execution of projects within budget and schedule constraints. This role will work closely with project managers, analysts engineers, and other stakeholders to strategically develop and maintain project schedules, budgets, and forecasts. This role involves managing a group of Development Analysts, analyzing complicated project data, managing change management, managing departmental reporting functions, identifying risks and opportunities, and recommending corrective actions to improve project performance and mitigate risk. **What You Will Do:** + Manage a team of Critical Project Development Analysts. + Develop and maintain project control plans, including schedules, budgets, and resource plans. + Develop and maintain portfolio reporting and manage the capital budget for the entire portfolio of Critical projects. + Develop methods and systems to monitor project progress against baselines and identify deviations, risks, and opportunities. + Lead regular project and portfolio reviews and provide accurate and timely reports to stakeholders. + Collaborate with project teams to develop schedules, budgets, and cashflows. + Develop and implement change control processes to manage scope changes and variations. + Develop and implement systems to gather information and prepare online dashboards, reports, and presentations, including databases, spreadsheets, and other information sources, as needed for the executive team. + Oversee project data analytics to identify trends, issues, and areas for improvement. + Lead the development and maintain the department's Project Process Manual, filing structure, templates, and tools. + Collaborate with project managers and attorneys to manage EPC contracts for a portfolio of projects. + Provide mentorship, guidance, and support to project managers, team members, and leadership on project control concepts, best practices, and procedures. + Develop and maintain positive relationships with various internal and external stakeholders. + Monitor KPIs for projects and report out to stakeholders and Project/Program Managers + Develop estimating tools for conceptual planning and ROM development. **What You Will Need to be Successful (basic qualifications):** + Bachelor's degree in engineering, Construction Management, Business Administration, or related field. + Ten or more years of proven experience in Critical project controls, project management, or related field. + Strong understanding of project management principles, practices, and tools, including scheduling, cost control, risk management, and reporting. + Proficiency in project management software such as Power BI, ProCore, CxAlloy, eBuilder, Smartsheet, Microsoft Project, Primavera P6, and Excel. + Be able to travel up to 50% of the time or as needed to support projects.
