POSITION SUMMARY
The Senior Community Manager is responsible for the daily oversight of property operations across a portfolio of affordable and market-rate housing communities. This includes administration, annual certification compliance, financial management, full occupancy of the units, and maintenance of properties within the portfolio. This position plays a critical external-facing role, serving as a primary liaison with City partners and local agencies. The Senior Community Manager prepares and present reports, provides operational updates, and represents the organization in meetings and public forums. The Senior Community Manager lives off-site and is available for after-hours emergencies.
RESPONSIBILITIES
COMPLIANCE
• Ensure resident files and Yardi data are maintained in full compliance with regulations and company standards.
• Review, process and approve all resident notices related to certifications and recertification.
• Must attend company-sponsored events that relate to the development of the team, which, from time to time, may include travel and oversight stays at locations away from the employee’s home.
• Maintain property waiting list and ensure timely processing of applications.
• Ensure applications for housing are processed.
• Complete annual recertifications within established timelines.
PROPERTY OPERATIONS
• Oversee marketing and advertising of vacancies and maintain high occupancy levels by monitoring market conditions.
• Ensure that all appropriate resident notices are prepared and served in accordance with lease requirements.
• Conduct regular inspections of grounds, buildings, and units.
• Manage office supply inventory and work closely with staff to ensure maintenance supplies are purchased in a timely manner and in accordance with the approved budget.
• Ensure work orders are processed in Yardi within established timelines.
• Maintain high occupancy levels by keeping informed of market conditions
• Understanding of competitive pricing, utilizing appropriate marketing sources
• Demonstrating the value in our communities to prospective and current residents
• Balance lease renewals and absorption of new residents to optimize revenue.
FINANCIAL
• Accurately account for and balance petty cash in accordance with company policies and procedures.
• Prepare deposits for banking and post resident payments into Yardi within timelines established by management.
• Prepare the management-required month-end reports.
• Manage accounts receivable and ensure past resident balance due receivables are turned over to collection agencies.
• Keeps resident ledgers accurate and works diligently with accounting to resolve any errors.
• Prepare annual operating budgets and monitor financial performance.
HUMAN RESOURCES
• Train, mentor, and evaluate staff members under his/her direction.
• Manage interviewing, scheduling, timekeeping, performance, evaluations, and disciplinary actions.
• Maintain accurate payroll records, review and approve timecards, commissions, and incentive payments.
• Collaborate effectively with internal departments and support the development of team goals and performance metrics.
CUSTOMER SERVICE
• Handle resident concerns with professionalism, maturity, and timeliness.
• Create a welcoming, community-focused environment that fosters positive resident engagement.
RESIDENT PROGRAMS
• Designs, implements, and manages appropriate resident programs and is responsible for their ongoing success.
COMMUNITY RELATIONS
• Build and sustain strong relationships with City staff, regulatory agencies, and local partners.
• Represent Quality Management Group in City-led meetings, community events, and stakeholder discussions.
• Respond promptly and professionally to inquiries from City officials and community stakeholders.
REPORTING & PRESENTATION
• Prepare formal operational, financial, compliance, and community-impact reports for City Partners and oversight agencies.
• Deliver presentations to City councils, housing authorities, and partner organizations, communicating property performance and program outcomes clearly and confidently.
• Create visual materials (slide decks, summaries, performance dashboards) for public and semi-public meetings.
• Ensure accuracy, clarity, and transparency in all externally distributed materials.
• Translate technical or compliance information into audience-appropriate, easy-to understand language.
GENERAL
• Must attend company-sponsored events that relate to the development of the team, which, from time to time, may include travel and overnight stays at locations away from the employee’s home.
• Note that other duties outlined in the leasing position and/or assistant manager positions may have to be done by the Sr. Community Manager based on the staffing needs and size of the community.
• All references to compliance, affordability, tax credit, tenant selection plans, AFHM plans, etc., are for communities that have some type of affordability covenants and do not apply to market-rate communities.
• This position may require the availability of working some nights, weekends and occasional holidays based upon the needs of the community.

EXPERIENCE
• High school diploma or equivalent required; Bachelor’s degree in business or related field preferred.
• Minimum 3-5 years of affordable/conventional property management experience, managing 150+ units.
• Minimum 3 years of supervisory experience.
• Minimum 3 years of customer service experience.
• Experience preparing written reports and delivering presentations to government agencies or similar external bodies strongly preferred.
• Prior public speaking, community engagement, or stakeholder-facing communication required.
• Experience with property operating budgets, variance analysis, and financial reporting.
• Proficiency with Yardi property management software is required
PHYSICAL REQUIREMENTS
• 5-7 hours of sitting, reading and typing daily
• 1-3 hours of walking daily
• Operates Computer requiring the use of hands/fingers
• Occasional bending, reaching, kneeling and/or crouching
• Regular lifting of up to 30 pounds

About the Role
The Senior Community Manager (Floating) is responsible for supporting the management and operations of multiple affordable housing communities. The Porter/Maintenance is responsible for:
Maintaining the curb appeal of the community by daily cleaning of the property grounds and reporting to community manager any health and safety issues on the ground or in communitySupporting maintenance technician and landscape efforts to maintain the community. May perform general maintenance support including detailed cleaning and apartment turns in accordance with company standards and leadership.The Porter/Maintenance reports to the Maintenance Supervisor and/or the Community Manager. The reporting hierarchy may also include management under a Senior Community Manager, Area Manager, Regional Manager, and Director.
ESSENTIAL RESPONSIBILITIES
Property Operations
Responsible for maintaining all areas of the property in a safe, clean and attractive manner.Perform daily trash pickup throughout the property to ensure clean environment on days scheduled to work.Responsible for custodial work including sweeping, mopping, vacuuming, emptying trash and cleaning windows in all common areas.Moving and cleaning appliances; fixtures, toilets, ceiling fans, counters, floors, lights, windows, blinds, etc. in units and throughout the exterior of the property, as needed.Perform cleaning services in vacant units as directed.Responsible for identifying, documenting, and repairing health and safety risks on the property.Responsible for maintaining maintenance shop and storage areas in clean and organized manner, and property equipment in good conditions.Assist in the turning of vacant units prior to resident occupancy.Assist the Community Manager in annual apartment inspectionsObserve condition of apartment and reports any unusual circumstances. (That is, size and number of pets in occupied apartment, obvious violations of community rules, etc.)Observe condition of property in general and reports any unusual circumstances.Should be familiar with location of power, water and gas turnoff valves, clean-out traps, fire extinguishers and fire hydrants on the property.Clean up thoroughly after performing work in an occupied or vacant apartment.Notify Maintenance Supervisor and/or Community Manager, as directed, regarding any supplies or parts necessary to complete service requests.Follow company procedures regarding safety and emergencies.Assist in maintaining inventory of tools, equipment and supplies.Physically walk the property daily and removes litter, (garbage, cigarette butts, pet droppings, etc.) from the community grounds; Dumpster area(s), Laundry room(s), Mail room(s), Stairways and breezeways, Recreation areas. (playgrounds, sports courts, pool area, courtyard, etc.), Landscaping (grass areas, flower beds, bushes, trees, etc.), Walkways, Parking lots and driveways)Completely clean once a week or as needed by sweeping, vacuuming, moping, wiping down and dusting; laundry room(s), mail room(s) and leasing office, clubhouse, interior hallways and elevators. Daily wiping down and emptying of the trash of laundry room(s), mail room(s), Recreation area(s)Exterior lighting fixtures (reporting when out or non-working)Perform light "trash-out" duties at vacated apartments on an as needed basis and transfers to dumpster or storage area as directed.Distribute non-legal, resident communications to residents; e.g., upcoming events, pest control notices.All other tasks as assigned.Compliance

POSITION SUMMARY
The Accountant reports to the Accounting Manager and performs complex professional accounting activities and related business transactions, as well as maintains or assists with maintain the General Ledger and Financial Reporting systems and providing management reports as needed. The Accountant is responsible for the accurate and timely completion of various tasks within the accounting department. while also supporting the Accounting Manager and Controller with areas of focus based on priorities. This position monitors and analyzes transactions for validity of account balances, accruals and financial statement impact. Participates in Financial Statement preparation and analysis. This position works with various departments of the Company as well as with independent auditors. The Accountant works closely with accounting and operations to ensure transactions are aligned with property budgets and policies. This Accountant supports the Accounting Department to help meet the departments goals and objectives.

Audits and tax preparationPrepares documentation for external auditorsAccounting billableAnnual distribution for partnershipMonth End CloseProvide assistance, insights, and collaboration on:
Housing authority paymentsResident Ledger issuesResponsible for identification, creation, and adherence to internal controls and applying Generally Accepted Accounting Principles, (GAAP).

EXPERIENCE
Bachelor’s Degree in related field is preferred or minimum 5 years’ full-time experience in lieu of degree.Prior experience in the Property Management industry preferred.Technical skills and experience in financial reportingComputer literacy, including knowledge of computer systems and various applications including Word, Excel, PowerPoint, email programs, the Internet and ability to interface with various DBMS software.Experience with Yardi Voyager property management accounting software is preferred.ESSENTIAL SKILLS
