ESSENTIAL DUTIES AND RESPONSIBILITIES:
GENERAL
Physically walks the property on a frequent basis and removes litter, debris, cigarette butts and pet droppings from the It is especially critical that the following areas remain neat and free of litter at all timesPerforms "trash-out" duties at vacated apartments on a daily Removes all abandoned furniture, trash, boxes. Transfers to dumpster or storage area, whichever is applicableTransfers trash and other items left outside of dumpster into Pick-up and sweep area. Keeps dumpster/compactor doors closed on windy daysDetails property on a regular Cleans and rakes shrub areas; shovels mud when necessary. Use blower to keep sidewalks and walking areas clean of loose grass and brushRepairs and replaces windows, screens, sliding glass doors, Performs routine maintenance on property as requested by manageAssists with various physical tasks as directed; g., tearing down fences, digging post holes, carrying abandoned furniture, etcAssists with "make-ready" duties when requested by the manager or senior maintenanceHelps clean and maintain storage and shopPerforms interior and exterior painting duties when Carries buckets of paint from storage area to work site.Completes minor and routine service requests when requested by manager and/or senior maintenance technician. ESSENTIAL DUTIES AND RESPONSIBILITIES:
Perform all duties requested for assigned work orders in accordance with Company policies and PURE Property Management vision.Be able to travel to properties in a timely and expeditious manner to perform various types of property evaluations including new property assessments, move-out evaluations, occupied property checks, and vacant property checks within the deadlines set.Ability to travel within deadlines and time requirements to properties to examine and document property conditions and identify needed repairs.Ability to work with computers and smartphone-based dispatching and email.Be available to travel to properties to perform field work immediately upon instruction by the property management
WHAT YOU WILL NEED TO BE SUCCESSFUL:

They handle tenant communication with care by answering questions, coordinating move-ins, tracking maintenance requests, and preparing leases with accuracy. They bring order to daily operations by keeping records current, deadlines met, and expectations clear.

Pay Range : $29 - $30/Hour
Pay Frequency : Biweekly
Position Hours : 40 Hours/Week
FLSA : Non-Exempt

ESSENTIAL DUTIES AND RESPONSIBILITIES :
C onduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, applicable state statutes, and all other laws pertaining to residential rentals, whether local, state, or federal Serve as primary contact for all tenant communication Maintain records in property management software for all maintenance requests, ensuring work orders are completed in a reasonable time within estimated costs Assist Property Manager with the lease renewal process Travel to properties within the scheduled time requirement to prepare and coordinate the Move-In and Move-Out process with tenants Prepare Notices and other routine correspondence as directed by Property Manager Respond and follow up with prospective residents interested in available properties, including traveling to and meeting with prospective residents for review of properties Communicate with residents throughout the rent collection process Assist in the preparation of Security Deposit Disposition adhering to all state laws and Company policies Prepare leases, confirming all necessary and required addendums and attachments are included before presenting for signature to tenant Ensure all property and tenant information is documented in property management software Maintain all communication within property management software to ensure up-to-date information is available to all team members
