Job Summary The Director Land Development provides strategic and operational leadership for the planning, design, and execution of large-scale master-planned communities and development projects across the Division. This role is responsible for overseeing all aspects of land development, from entitlement and engineering through construction and turnover, while ensuring alignment with business objectives, budgetary targets, and regulatory compliance. Primary Responsibilities Lead the strategic planning and execution of land development activities across multiple master-planned communities and large-scale projects, ensuring alignment with Division growth and operational goal. Oversee all phases of land development, including entitlement, engineering, permitting, horizontal construction, and amenities ensuring projects are delivered on time, within budget, and to quality standards. Direct and mentor a team of development managers, engineers, and field staff, fostering a culture of accountability, innovation, and continuous improvement. Establish and manage development budgets, schedules, and forecasting models, ensuring financial discipline and proactive risk mitigation across all projects. Serve as the primary liaison with regulatory agencies, municipalities, and utility providers, advocating for project approvals, resolving permitting issues, and ensuring compliance with all local, state, and federal requirements. Lead contractor and consultant selection, negotiation, and performance management, including oversight of bid processes, value engineering, and contract execution.
