ABOUT THE ROLE POAH Communities is seeking a highly qualified individual to serve as Maintenance Technician for Walnut Grove Apartments. This individual will be a bright and dynamic leader with hands-on experience. Walnut Grove Apartments is a 176-unit family development located in Blacklick, Ohio, a small unincorporated community on the northeastern portion of the Columbus Metropolitan area. POAH purchased the property from the National Church Residences (NCR). It consists of 50 one- and two-story single-family homes and 17 townhouse buildings containing 126 units. The development contains 64 two-bedroom, 62 three-bedroom and 50 four-bedroom units. The property sits on 10.5 acres on a 15 + acre campus shared by two other properties owned by NCR. Amenities for the property include two playgrounds and a community building that contains the management offices as well as a laundry and community room. Additionally, each single-family home has a single car garage. Walnut Grove Apartments: ABOUT YOUR IMPACT Insuring a safe, secure and comfortable living environment for residents, visitors and staff. Being knowledgeable of pertinent laws and EPA and OSHA regulations. Being aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions. Scheduling and performing routine preventative maintenance on all appropriate equipment. Performing work area clean-up and safety related duties. Diagnosing and perform minor and routine maintenance/repairs. Insuring all make-ready repairs and services are completed. Inspecting and helping coordinate all needed make-ready repairs and services. Assisting in keeping grounds neat and clean. Rake, sweep, shovel as necessary. ABOUT YOU Must have at least 1 year experience in apartment maintenance. High School diploma or GED required. HVAC certification preferred. Must have a valid Driver's License and automobile insurance coverage as use of personal vehicle may be required. Must be able to work a flexible schedule with weekends and on-call basis as necessary. Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, measuring devices. Must be able to perform the following duties 66-100% of the time: be on feet, bend/stoop/squat/kneel, climb stairs, push/pull, reach above shoulder, climb ladders, grasp/grip/turn, finger dexterity, lift/carry up to 75lbs, be able to read and understand maintenance forms and warning labels. ABOUT THE ROLE
POAH Communities is seeking a qualified individual to serve as Assistant Property Manager for Rock Harbor Village. Rock Harbor is Located just a short walk from downtown Orleans on beautiful Cape Cod, Rock Harbor Village is a community of apartments for individuals 62 and older and 18 and older disabled. There are 5 residential buildings and one community building located on the beautifully landscaped site of over 6 acres. Each two-storied residential building consists of 20 apartments with a laundry room in each building. The complex has 80 one-bedroom units and 20 two-bedroom units. There is ample parking available. This is a project-based Section 8 complex, as well as tax credit. Rock Harbor Village:
ABOUT YOUR IMPACT
Reporting to a Property Manager, the successful candidate will thrive in a team oriented environment and should possess the following: Previous experience with government-assisted and subsidized housing programs is required. Certified as a Tax Credit Specialist and/or Certified Occupancy Specialist. Hands-on experience and demonstrated ability to successfully assist in day-to-day operations, maintenance programs, marketing and leasing activities, occupancy and annual tenant certifications. Strong verbal, written and customer service communication skills are essential; computer proficiency (specifically in MS-Word, Excel, and Outlook) is a plus, as is familiarity with Yardi software. Ability to envision and create, in concert with manager, residents and staff, a harmonious, cohesive atmosphere. Flexibility, positive attitude, team orientation and willingness to learn are a must!
ABOUT YOU
The Assistant Property Manager position will provide support to the Property Manager by managing various assigned the following tasks: Ensure that systems are aligned within the parameters of HUD and state housing agency. Guarantee all applicable regulations are in place or created to maximize resident and employee safety and health. Make certain that all contracts are professionally prepared and that adequate engineering specifications are contractually incorporated for all major repair work. Ensure that compliance with all Federal, State and Local laws are maintained. Assist in collecting rents, processing move-ins / move-outs in the Yardi system, completing annual and interim certifications of households. Work closely with other staff members who work in the property's office or who may also work in the maintenance area.
