Position Summary
The Commercial Property Manager is responsible for managing commercial properties to maximize property value, tenant satisfaction, occupancy levels, and financial performance. This role involves tenant relations, lease administration, budgeting, maintenance oversight, vendor management, and ensuring compliance with local regulations.
Key Responsibilities
Property Operations
Oversee the day-to-day operations of assigned commercial properties.Conduct regular property inspections to ensure facilities are well maintained.Coordinate repairs, maintenance, and capital improvement projects.Ensure compliance with safety, environmental, and regulatory requirements.Tenant Relations
Serve as the primary point of contact for tenants.Address tenant concerns and resolve issues promptly.Coordinate tenant move-ins, move-outs, and lease renewals.Maintain positive tenant relationships to support retention efforts.Financial Management
Prepare and manage annual operating budgets.Monitor income and expenses to achieve financial goals.Review and approve invoices, contracts, and purchase orders.Assist with rent collection and delinquency management.Prepare monthly financial and management reports.Lease Administration
Interpret and enforce lease agreements.Track critical lease dates, renewals, and rent escalations.Coordinate with leasing teams regarding vacancies and tenant improvements.Vendor and Contractor Management
Solicit bids and negotiate service contracts.Manage relationships with vendors, contractors, and service providers.Monitor contractor performance and ensure work quality.Risk Management & Compliance
Ensure properties comply with federal, state, and local regulations.Maintain accurate records and documentation.Coordinate insurance claims and risk mitigation efforts.Qualifications
Bachelor's degree in Business, Real Estate, Property Management, Finance, or related field preferred.3+ years of commercial property management experience.Knowledge of lease administration, budgeting, and building operations.Proficiency in Microsoft Office and property management software.Strong communication, negotiation, and problem-solving skills.Professional certifications such as CPM (Certified Property Manager) or RPA (Real Property Administrator) are a plus.Skills

Reporting directly to the Maintenance Lead, the Maintenance Technician will perform skilled and semiskilled building maintenance and repair requiring a working knowledge of carpentry, plumbing, and minor electrical work; and performs related work as required. Requires a knowledge of standard tools, materials, methods, and practices involved in building maintenance, and repair, including carpentry, plumbing, electrical, and painting; safe work practices, estimating materials and labor needs.
Maintenance Technician Responsibilities:
Works under general supervision within a framework of established procedures.Performs a wide variety of skilled and semiskilled building maintenance, grounds work and repair work.Performs checks and repairs to mechanical equipment as needed and when necessary.Performs and assists with repairs in effort to maintain floors, stairs, and piping.Repair and paint doors, walls, ceilings, and other parts of the building as needed.Maintains trash and receptacles around facility as needed.Judgment and initiative are required in making sound decisions in accordance with established guidelines and procedures.Repairs and maintains machinery, plumbing, physical structure, grounds and electrical wiring and fixtures in accordance with blueprints, manuals, and building codes, using hand tools and carpenter's, electrician’s, and plumber's tools.Move and assemble furniture when needed.Installs electrical equipment and repairs or replaces wiring, fixtures, and bulbs; repairs or replaces brick and plaster walls; paints walls, floors, ceilings, or fixtures.Repairs and replaces gauges, valves, pressure regulators, and other plumbing equipment.Opens clogged drains, repairs various types of furniture, doors, roofs, and ceilings.Climb ladders and walk on roof of building without fear of heights, utilizing safety precautions as outlined.Digs post holes, patches and repairs sidewalks, fencing, and streets.Inspect and change ceiling tiles as needed.Perform on call duties as needed/assigned.Ensure environment is safe and working properly.Perform other duties as assigned.
Depending on work assignment, may require ordinary ambulatory skills such as; lifting weights up to 50-75 pounds. Requires good hand-eye coordination, arm, hand and finger dexterity, including ability to grasp, and visual acuity to use a keyboard, operate equipment and read technical information. Overall mobility is essential including walking for long periods of time, driving a vehicle and working under challenging conditions.
