We are seeking a reliable and detail-oriented Maintenance Technician/ Inspector to support our portfolio throughout the Providence, RI/ Southern,CT area.

    This full time 1099 position will perform regular property inspections, routine maintenance tasks, and coordinate with management on repair and upkeep needs. The role requires independent work, attention to detail, and a professional demeanor while representing Patriot Holdings on-site.

    Responsibilities:

    Site Inspections:

    Conduct regular inspections of assigned industrial and manufactured housing properties throughout the Providence, RI/ Southern CT area.Complete standardized inspection forms and submit reports with photographs documenting site conditions, needed repairs, and tenant concerns.Identify and report maintenance or safety issues promptly to management.Provide site access to vendors, contractors, inspectors, and other service providers as needed.Participate in pre-acquisition and ownership due diligence reviews as requested.

    Grounds & Exterior Maintenance:

    Perform lawn care, trimming, edging, and weed control of landscaped areas.Sweep parking lots, remove debris, and maintain curb appeal.Conduct routine power washing of building exteriors.Assist with snow removal and de-icing during winter months.Inspect and clean exterior lighting, signage, and wayfinding systems.

    Building Systems & Common Areas:

    Conduct routine inspections and light maintenance on HVAC, electrical, plumbing, and fire safety systems.Perform roof inspections and minor repairs as needed.Clean and sanitize bathrooms and common areas.Maintain loading docks, garage doors, and ensure proper waste and recycling compliance.Monitor pest control and coordinate vendor access.

    Emergency & Vendor Coordination:

    Respond to urgent maintenance situations (e.g., leaks, outages, safety hazards).Coordinate vendor visits and oversee work as needed to ensure property standards are met.

    Requirements:

    Prior maintenance or property inspection experience required.Reliable transportation and valid driver’s license required (travel between sites expected).Ability to pass a background check.Strong communication and reporting skills.Comfortable working independently with minimal supervision.Basic proficiency in using a smartphone or tablet for photos and digital reporting.

    Manufactured Housing Park Maintenance Technician Essential Functions: 

    Respond to and complete service requests in a timely manner. Coordinate with the direct supervisor and team to prioritize tasks throughout the day. Provide excellent customer service when interacting with residents, guests, and vendors. Identify any issues regarding safety, hazardous conditions or maintenance needs in the community and correct them or report them to the direct supervisor. Perform preventative maintenance on equipment within the community. Work directly with leadership to ensure general work orders are completed in a timely fashion. Accurately complete records in Rent Manager regarding service requests, preventative maintenance, and meter readings. Perform metered utilities work as required, including inspection duties, repairs, preventative maintenance, and emergency response. Perform electrical and plumbing work as required. Perform pool maintenance and/or other amenities and common area upkeep. Assist with grounds keeping, housekeeping, distribution of notices, property and unit inspections, and other tasks as needed. Demonstrate knowledge of technical skills as it relates to property maintenance. Troubleshoot and repair HVAC, plumbing, electrical and all other systems at the community. Ability to work a varied schedule including weekends and holidays as required and able to accommodate an on-call schedule. Assist with obtaining bids from outside contractors. Assist with purchasing maintenance supplies for the property while staying within the planned budget. Landscape and irrigation knowledge. Maintain grounds for both Communities - Saginaw Bay City Key and lock replacement. Complies with all applicable health and safety rules and regulations, as well as applicable local, state, and federal laws. Take and address after hours emergency calls and respond accordingly. Other duties as assigned by management. 

    Physical Requirements: 

    Will use appropriate ppe and or dress accordingly to safely work in an outdoor environment (i.e., heat, cold, damp, rain, etc.). Must maintain vigilance, and safe practices to avoid injuries (i.e., chemicals, electrical, machinery, tools, lifting, etc.) Ability to lift, push and pull up to 100 pounds. Ability to walk around the property several times daily - up 10 miles a day. Ability to walk on uneven surfaces. Ability to climb several flights of stairs several times daily. Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, griping and elbow motion). Must have normal range of hearing, vision, color discrimination and depth perception for proper operation of machines and equipment. Must be able to complete tasks wearing appropriate safety equipment (i.e., goggles, masks, gloves, etc.) Must be able to read and write in English at intermediate level to read diagrams, meters, instructions, etc. Must be able to apply common sense understanding to carry out instructions and plans. Deals with standardized situations with occasional or no deviations from standard procedures. Requires public contact and excellent interpersonal skills. Will be exposed to some low-level noise when using power tools. Hazards can be minimized with proper lifting techniques, SDS and general safety training, and wearing of proper safety equipment. Attendance and punctuality are essential for success in this position.
