    Overview

    The Construction Manager will oversee daily construction activities across mission critical projects and serve as a key liaison between ownership, general contractors, subcontractors, engineers, and commissioning teams. This role requires strong field leadership, construction management expertise, and the ability to manage multiple scopes simultaneously while maintaining aggressive project schedules and high-quality standards.

    The ideal candidate will have experience supporting large-scale data center, industrial, or mission critical construction projects with strong knowledge of MEP infrastructure and field operations.

    Responsibilities

    Manage day-to-day construction activities across active mission critical projects.Coordinate with general contractors, subcontractors, vendors, and project stakeholders.Monitor project schedules, sequencing, and milestone completion.Oversee field execution for civil, structural, architectural, electrical, and mechanical scopes .Support installation oversight for mission critical infrastructure including:UPS systemsSwitchgearGeneratorsElectrical distribution systemsCooling infrastructureUtility and substation coordinationConduct site walks and monitor quality control throughout all phases of construction.Identify and resolve field issues, schedule impacts, and coordination conflicts.Participate in owner meetings, construction meetings, and progress reporting.Review RFIs, submittals, schedules, and field documentation.Ensure compliance with OSHA standards, site safety protocols, and operational procedures.Support commissioning coordination, turnover activities, and project closeout efforts.Drive schedule adherence and assist in maintaining overall project performance.
    Required Experience

    5+ years of construction management experience.Prior experience supporting data center, mission critical, industrial, or large commercial construction projects.Strong understanding of MEP systems and critical infrastructure environments.Experience managing subcontractors and field construction operations.Ability to read and interpret construction drawings, specifications, and schedules.Experience working in fast-paced, schedule-driven construction environments.Strong communication and coordination skills across multiple stakeholders.Proficiency with construction management software and reporting tools.Knowledge of OSHA standards and construction safety best practices.
    Preferred Experience

    Hyperscale data center project experience.Experience supporting multi-phase campus developments.Electrical or mechanical systems background preferred.Familiarity with commissioning and startup activities.Experience working directly with owner-side or developer-side teams.Procore, BIM, or similar project management software experience preferred.
    Driver's License Requirement

    The work environment includes areas and temporary structures owned, leased, or controlled by third parties over which Overwatch may have limited or no control. Because the project remains under construction, certain areas of the site - including access routes, staging zones, and temporary structures - may not yet be fully ADA-compliant until construction is complete or those third-party areas are finalized.

    Physical Requirements

    Overview

    The Project Manager, Innovation & Sustainability, plans, manages, and drives the cross-functional projects that advance team's innovation agenda and sustainability programs. This role sits at the intersection of strategy and execution - taking the ideas, commitments, and initiatives the team is accountable for and making sure they actually get done.

    The PM partners closely with the SVP of Innovation & Sustainability and coordinates across Design, Delivery, Operations, Supply Chain, Finance, and Sales to keep programs on schedule, risks visible, and decisions documented. This is a driver role, not a support role. The person in this seat owns the plan, runs the meetings, and is accountable for outcomes.

    This role is grounded in team culture: direct, humble, and focused on results over activity.

    Main Responsibilities

    Innovation Program Management

    Own the project plans for active innovation initiatives, tracking milestones, dependencies, risks, and decisions from start to finish.Coordinate cross-functional teams to deliver on Innovation & Sustainability priorities, ensuring accountability across functions.Build and maintain program-level visibility tools including dashboards, trackers, and status reports.Manage the intake process for new innovation concepts, supporting prioritization with structured analysis and clear documentation.Support execution of the Framework for Innovation, keeping content current and organized.
    2. Sustainability Program Management

    Manage the project work associated with team's sustainability commitments, ESG programs, and green building certifications.Coordinate internal teams and external partners to keep sustainability initiatives on schedule and within scope.Support preparation of ESG reports, regulatory filings, and sustainability-related customer deliverables.Track progress against sustainability goals and surface risks or blockers before they become problems.
    3. Cross-Functional Collaboration & Stakeholder Management

    Coordinate and facilitate cross-functional project meetings: own the agenda, capture decisions, distribute action items, and follow through.Interface with Design, Delivery, Operations, Supply Chain, and Finance to manage dependencies and keep programs moving.Ensure stakeholder views are integrated into project plans and that risks are clearly communicated to the right people at the right time.Prepare status updates and briefings for the SVP and ELT, ensuring leaders always have accurate, timely information.
    4. Content Development & Communications

    Develop and maintain project documentation including charters, schedules, risk logs, and decision registers.Prepare project communications, status reports, and one-pagers for internal and external audiences.Support development of thought leadership content, conference materials, and customer-facing innovation collateral using Microsoft 365, Canva, and similar tools.
    5. Process & Program Improvement

    Identify and implement improvements to how the Innovation & Sustainability team runs its programs.Build and refine templates, playbooks, and processes that improve team velocity and reduce rework.Apply team PMO standards and tools where applicable, and contribute to the broader PM community.Ask why before building. Validate assumptions before committing resources.
    Required Experience Needed

    Responsibilities:

    Role Overview

    The Accounts Payable (AP) Manager owns the end-to-end AP function and the corporate card program, ensuring timely, accurate, and well-controlled processing from invoice intake through payment, reconciliation, and ERP posting. This is a hands-on leadership role that manages day-to-day execution through a combination of internal staff and/or outsourced processing support, while maintaining strong controls, clear documentation, and close readiness. The AP Manager is the business owner for Ramp (AP bill pay + corporate cards) and is accountable for clean integration and accurate posting in NetSuite.

    Key Responsibilities:

    Own the End-to-End AP Process (Invoice → Approval → Payment → NetSuite)

    Manage the full AP lifecycle in Ramp: invoice intake, review, coding, approval routing, payment scheduling/release, and audit-ready recordkeeping.Drive accounting period discipline and timeliness, including clear identification and documentation of late-entered bills that could affect reporting periods.Ensure reliable syncing to NetSuite by enforcing accurate coding and resolving exceptions (e.g., bills failing to sync due to coding/configuration issues).
    Lead & Scale the Function (Direct Reports + Outsourced Support)

    Manage and develop AP team members, setting weekly priorities, performance expectations, and quality standards for coding, documentation, and cycle times.Oversee outsourced processing partners supporting Ramp/AP workflows including task assignment, review/approval standards, exception resolution, and continuous improvement of the handoff model.Establish a consistent operating cadence (weekly planning, AP triage, sync issue review, close support) and ensure work is completed regardless of whether tasks sit with internal staff or outsourced support.
    Administer Ramp Bill Pay + Controls (ACH-first environment)

    Operate and improve a standardized AP workflow where Ramp is the primary AP system for invoice intake, approvals, and payments; ensure execution aligns with internal controls and approval design.Run AP "triage" routines to prioritize payments, including intentional holds when required to align vendor pay timing with inbound cash (cash-flow-based approval gating).Own vendor outreach and follow-up for expected/late bills to keep AP current and reduce close-period surprises.
    Vendor Master Data + Compliance Stewardship

    Maintain vendor data quality within Ramp (and aligned to NetSuite), including tax settings and banking details, with a focus on completeness and audit readiness.Enforce invoice submission completeness standards and return invoices for correction when required information is missing.
    Own the Corporate Card Program (Ramp Cards) + Expense Compliance

    Administer the Ramp corporate card program: user provisioning, policy enforcement, spend controls, and ongoing transaction review for completeness and compliance.Enforce receipt/business purpose compliance using Ramp capabilities (auto-receipt matching, alerts, audit trail, policy-based controls), escalating repeat non-compliance appropriately.
    Card Transaction Review, Sync, and Reconciliation to NetSuite

    Manage the two-level approval process for card expenses, ensure transactions are marked "ready," and coordinate syncing of approved transactions to NetSuite.Own the card reconciliation workflow, including obtaining Ramp reconciliation statements, preparing NetSuite import templates, and ensuring transactions match synced expenses for a clean close.
    NetSuite Integration Ownership + Close Partnership

    Ensure Ramp-to-NetSuite integration runs cleanly (vendor import, bill sync, document visibility) and minimize manual entry by enforcing standard work.Partner with Accounting leadership to support close goals and reduce risk of subledger/third-party system discrepancies when periods are open or approvals are delayed.Coordinate with NetSuite administrators/consultants on configuration affecting bill posting/workflows and Ramp integration roles/permissions (as needed).
    Operational Cadence, Documentation, and Continuous Improvement

    Maintain and evolve AP and card SOPs and training content; ensure approvers understand expectations for prompt approval and accurate review/rejection notes.Identify control gaps and process improvements (invoice routing automation, vendor communication workflows, approval design refinements) to improve scalability and accuracy.
    Success Measures

    AP is predictable and current: timely entry, accurate coding, minimal late bills impacting accounting periods.Low exception volume: few bills/expenses fail to sync; exceptions are resolved quickly with documented learnings.High compliance: strong receipt/business-purpose completion rates and consistent enforcement of Ramp controls.Clean close support: reconciliations tie out; card reconciliation imports are accurate and complete.
    Required Qualifications:

    5+ years of progressive AP experience with end-to-end AP ownership.2+ years in a leadership capacity (managing direct reports and/or leading outsourced/shared service partners).Strong AP controls knowledge (approval routing, audit trail discipline, segregation of duties).Experience with Ramp (AP and/or cards) and NetSuite (vendor bills, GL coding, workflow impacts) strongly preferred.Demonstrated ability to troubleshoot integration/coding issues that prevent ERP posting.

    Support Design Team leadership including Project Managers, Directors, VPs, and SVPsAssist Project Managers with:Design Oversight - Manage the design process including test fits, design development, and construction drawings.Coordination - Facilitate communication between tenants, external design consultants, construction teams, and internal teams for design-related issues.Construction Administration - Support the construction administration process to ensure timely resolution of design-related issues.Vendor & Contract Management - Manage relationships with design and construction vendors to ensure project and organizational needs are met.Reporting & Documentation - Maintain accurate reports on design progress, including meeting notes, milestones, challenges, and outcomes.
    Core Skills and Knowledge

    Design Expertise - Experience managing and delivering design projects with strong knowledge of design principles, processes, and best practices.Strategic Thinking - Ability to solve complex design problems and navigate challenges involving multiple stakeholders.Construction Administration - Proficiency in ensuring design specifications are properly implemented and issues are resolved effectively.Vendor & Contract Management - Experience managing vendor relationships related to design and construction services.Communication Skills - Ability to communicate clearly and concisely and summarize complex issues into key takeaways.Industry Experience - Experience leading design activities for large-scale development projects preferred but not required.
    Target Experience

    Project management background with experience leading multiple teams and managing scope, cost, schedule, and deliverables.Mechanical Engineer, Electrical Engineer, or Project Architect with experience leading large, complex campus projects preferred.Data center experience is desirable but not required.Experience with large industrial developments such as laboratories, hospitals, or mission-critical facilities strongly preferred.3+ years of relevant experience preferred.

    For roles that require on-site presence or travel between work locations as an essential function of the position, candidates must possess and maintain a valid driver's license appropriate for the role and be eligible to operate a motor vehicle in accordance with applicable laws.

    Communication Skills:

    Demonstrated ability to communicate effectively in a professional work environment, including preparing written reports and documentation, conveying information clearly to team members, clients, and stakeholders, and responding appropriately to verbal and written communications related to job duties.

    Physical Requirements and Work Environment

    This position operates primarily in an active data center construction environment, encompassing both indoor and outdoor work settings. The role requires the physical ability to perform essential job functions safely and effectively in a dynamic environment that includes ongoing construction activity and evolving site conditions.

    The work environment includes areas and temporary structures owned, leased, or controlled by third parties over which Overwatch may have limited or no control. Because the project remains under construction, certain areas of the site - including access routes, staging zones, and temporary structures - may not yet be fully ADA-compliant until construction is complete or those third-party areas are finalized.

    Physical Requirements:

    Must be able to walk, stand, stoop, twist, bend, and climb stairs or ladders for extended periods while navigating uneven, unpaved, or obstructed terrain.Must be able to lift, carry, push, or pull up to 50 pounds on an occasional basis.Must be able to drive between job sites and access all areas of an active construction zone, including raised platforms, scaffolding, and confined spaces.Must be able to tolerate exposure to outdoor weather conditions, dust, and construction-related noise, vibrations, and odors.Must be able to communicate effectively with contractors, engineers, and site personnel, and maintain situational awareness in high-activity environments.Personal protective equipment (PPE), including hard hats, safety vests, hearing protection, and steel-toe boots, is required.Must have sufficient visual acuity to read drawings, specifications, and safety signage, and to observe site activity.
    Work Environment:

    Work is performed primarily in and around active construction areas, which may include unfinished buildings, temporary field offices, staging areas, and partially completed infrastructure. These locations may contain uneven surfaces, limited accessibility, and other conditions typical of construction projects prior to final completion. Overwatch does not control and cannot modify accessibility conditions within areas, facilities, or temporary structures owned or managed by third parties.
