We are currently seeking a highly motivated and detail-oriented individual to join our team as an assistant superintendent for a Residential Home Builder. In this role, you will work closely with the Superintendent to ensure the successful completion of residential construction projects. If you have a strong background in construction and a passion for delivering high-quality homes, we want to hear from you.
Responsibilities (including but not limited to):
· Construction Oversight: Assist the Superintendent in the construction process, including material handling, ordering and returning construction materials.
· Subcontractor Management: Coordinate with subcontractors and suppliers to ensure timely delivery of materials and adherence to project schedules.
· Quality Control: Conduct regular inspections to ensure workmanship and materials meet the highest standards of quality and craftsmanship.
· Problem Solving: Identify and address construction-related challenges, proposing solutions to ensure the successful completion of the project.
· Customer Service: Ability to communicate with homeowners, addressing their concerns and ensuring their satisfaction throughout the construction process.
· Documentation: Maintain accurate and up-to-date project documentation, including progress reports, change orders, and permits.
· Safety Compliance: Ensure compliance with all safety regulations and promote a safe working environment for all workers on-site.
Qualifications:
· Construction Experience: Minimum of 1.5 years of experience in residential construction preferred, including knowledge of construction techniques, materials, and building codes.
· Communication skills: To effectively coordinate and assist in supervising subcontractors and on-site personnel.
· Listening skills: Ability to follow directions, follow a list, and complete tasks on time and self-sufficiently.
· Attention to Detail: Excellent attention to detail to ensure quality control and adherence to project specifications.
· Organization and Time Management: Effective organizational and time management skills to prioritize tasks and meet project deadlines.
· Customer Focus: Dedication to providing exceptional customer service and ensuring homeowner satisfaction throughout the construction process.
· Safety Consciousness: Strong commitment to safety and knowledge of safety regulations in the construction industry.
· Physical: Ability to handle and move lumber ability to use hand tools. Willing to do labor tasks such as sweeping basements, hosing floors and cleaning up jobsites as requested.
· Technology: Comfortable with technology; will be expected to learn BuilderTrend software and use daily.

Identify labor, material, and time requirements by studying proposals, blueprints, specifications, and related documents.Developing estimates and bids for residential new construction projects.Read interpret and understand project documentation, building code and municipal requirements and communicate to outside vendors and subcontractors.Obtains bids from vendors and subcontractors by specifying materials; identifying qualified subcontractors; negotiating price.Maintains cost keys and price master lists with subcontractors.Estimating/bidding of custom designs, options for new construction, residential projects.Prepares construction budget by analyzing home plans; updating specifications; identifying and projecting costs for each elevation. Resolve cost discrepancies by collecting and analyzing information; prepare reports summarizing information and trends.Additional responsibilities:
Manage warranty claims for new builds.Prepare and manage permit applications for various municipalities; Communicate with Surveyors, Engineers, Architects to prepare signed surveys, plats, and plans for permit submittal.Learn amenities lists, inclusions for the various model homes, update and maintain records of bids for model homes to keep current pricing, assemble and review custom bid packages.Review Architecture plans and compare with received bid packages and proposed amenities lists to account for all inclusions and accuracy.Skills:
Read and understand blueprints, plans and specifications.Strong Microsoft Excel skills, proficient with Dropbox, Adobe.Strong math abilities.Strong communication skills, ability to communicate proficiently via email; strong typing skills.Experience with Buildertrend software would be beneficial.Organized, team player, detail oriented, multi-tasker, critical thinker/problem solver with time management.Education and Experience:
Estimating and/or similar experience (at least 10 years).
