    ABOUT THIS OPPORTUNITY

    The Project Engineer will be responsible for assisting with all aspects of project quality assurance, construction administration, and coordination. This position will also assist in managing and coordinating the efforts of subcontractors on various projects including a new battery plant, assisting with change order pricing, stakeholder communications and preparing meeting agendas/minutes.

    YOUR DAY-TO-DAY

    Project Documentation & Administration

    Utilize and maintain company-standard project management software (Procore, Prolog, and Okland forms).Maintain up-to-date construction drawings, as-builts, and electronic project folders.Conduct pre-construction site visits; document existing conditions with video/photo records.Provide subcontractors with the most current drawings and specifications.Ensure project sites and activities are consistently documented in writing and photos.File inspection and test reports (hardcopy/electronic).

    RFIs & Submittals

    Prepare, review, and process RFIs: identify discrepancies, collaborate with the project team, forward to the design team, distribute responses, and track cost impacts.Maintain and update RFI logs and drawing sets; prepare logs for weekly owner meetings.Manage submittals:Develop and maintain a submittal schedule and log.Review for compliance with contract documents, transmit to architect, and track status.Return reviewed submittals and organize files for project reference.Coordinate with superintendent on long-lead procurement items and delivery status.

    Change Management & Cost Control

    Request subcontractor proposals for scope changes; review and distribute with project team.Compile and evaluate quotations; review pricing with project manager; prepare change order requests.Submit change orders to architect/owner; maintain logs of PRs, CORs, and COs.Update drawings with approved changes.Perform quantity take-offs for self-performed work.

    Meetings & Communication

    Develop and update meeting agendas with project team.Record, compile, and distribute meeting minutes with PM/superintendent review.Actively participate in project meetings, including kick-off, weekly project/OAC, monthly PM-superintendent reviews, and management report meetings (as requested).Assist project manager in creating/maintaining project directories (owner, architect, subcontractors).

    Quality Assurance & Control

    Support QA/QC by assisting superintendent in verifying installed materials against approved submittals.Track submittals, RFIs, project changes, and progress to identify risks that could delay work or compromise quality.

    Project Closeout

    Initiate close-out process on Day 1; ensure final completion within 30 days of substantial completion.Secure final payment within 60 days; settle subcontractor accounts within 30 days of substantial completion.Assemble and submit O&M manuals and close-out documents to architect/owner.Administer and track punch list completion.Manage and complete 11-month warranty walks.

    Safety & Compliance

    Monitor and enforce Okland and OSHA safety standards with project team to maintain a safe work environment.

    General Responsibilities

    Maintain accurate and timely processing of RFIs, submittals, change orders, and meeting minutes.Ensure regular, punctual, and reliable attendance.Perform additional duties and responsibilities as assigned.

    Bachelor's degree or 3 to 5 years of related experience working on commercial construction projects; or equivalent combination of education and experienceGeneral knowledge of LEED principles.     ABOUT THIS OPPORTUNITY

    Okland is looking for a commercial construction superintendent with a history of success on challenging vertical construction projects with unique architectural design elements. The ideal candidate has consistently managed $30-$100M project scope while maintaining schedule, developing phasing/sequencing, executing complex logistics setup and schedule milestones, and has experience interfacing with clients.     Supervision & Personnel

    Supervises field staff and enforces productivity, safety, and performance standards Mentors team members and fosters a positive jobsite culture Manages timecards, payroll submissions, and compliance with hiring practices

    Project Management

    Schedule Management

    Financial Management

    MEP SUPERINTENDENT 

    POSITION SUMMARY 

    Okland is looking for a tenured MEP Superintendent to lead the coordination and field installation process for MEP systems and guide the complexities and intricacies of the buyout process. This person will have deep knowledge of mechanical systems and how they integrate with vertical construction for hospitals, clean rooms, laboratories and similar projects. The ideal candidate is a champion of quality and has the utmost pride in ensuring the high standards for these systems are exceeded while continually striving to simplify the nuances of a complex process to all involved in its success.

    ESSENTIAL DUTIES AND RESPONSIBILITIES 

    Management and Supervisory Responsibilities 

    Supervises and oversees assigned projects Assists Preconstruction Manager, MEP Manager, and onsite Project Management Team Handles any personnel issues that may arise on assigned projects Interface with CxA to ensure the Cx process is being executed to meet project expectations 

    Construction Phase 

    Ability to review MEP submittals Review MEP scopes of work for accuracy and completeness Review material/equipment technical submittals from MEP subcontractors and validate specification compliance Enforce quality control plan Assist in the development of the MEP Construction and Commissioning Schedule Oversee MEP installation Perform inspections for MEP subcontractor product installation Coordinate equipment startup and communicate startup dates with CxA Assist in MEP punch list phase of project 

    Schedule Management 

    Coordinates with the superintendent on MEP trade progress Weekly Cx schedule meetings with onsite superintendent to ensure project is meeting commissioning goals and requirements 

    Personnel Management 

    Works with the project team to establish goals and develop accountability. Attends regular staff meetings for coordination and development of staff and resolution of critical issues. In addition, reviews RFI’s, ASI’s, CCD’s, etc., that could have potential schedule and cost impacts relating to MEP/Cx. 

    Subcontractor Management 

    Ability to maintain good working relationships with subcontractor’s onsite management team. Ability to lead weekly subcontractor Cx meetings and communicate project deadlines 

     

    EDUCATION/EXPERIENCE REQUIREMENTS 

    Professional License in Mechanical Engineering, MEP trade certification, or a Bachelor's degree in Construction Management. 5–10 years of experience in commercial mechanical construction, with a strong background in managing and overseeing complex building systems, including: Plumbing and Piping Systems – Installation, coordination, and quality control of water distribution, drainage, and gas piping systems. HVAC Systems – Implementation of heating, ventilation, and air conditioning solutions, ensuring efficiency, compliance, and system integration. Fire Protection and Suppression Systems – Oversight of fire sprinkler systems, standpipes, and other fire safety measures to meet code requirements. Fire Alarm and Life Safety Systems – Coordination of fire detection, alarm, and emergency response systems to ensure proper installation and operation. Temperature Control and Building Automation – Integration of advanced control systems for climate regulation, energy efficiency, and automated building operations. OSHA 30-Hour Certification required. 

     

    KNOWLEDGE, SKILLS, AND ABILITIES REQUIREMENTS 

    Extensive knowledge of construction and maintenance practices, procedures, and applicable local, state, and federal building codes. Proficiency in skilled construction, maintenance, and repair tasks. Advanced understanding of construction scheduling and cost control. Ability to interact and communicate effectively with customers, vendors, and employees at all levels. Ability to effectively lead and manage teams. Thorough and attentive to details; extremely organized and able to prioritize and multitask. Ability to proactively plan for risks to meet or exceed deadlines. Ability to solve practical problems and work with limited standardization. Ability to maintain confidentiality and professionalism in the workplace. Strong computer skills; proficient in MS Excel, MS Word, and MS Outlook.

    ABOUT THIS OPPORTUNITY

    The Project Engineer will be responsible for assisting with all aspects of project quality assurance, construction administration, and coordination. This position will also assist in managing and coordinating the efforts of subcontractors on various projects including a new battery plant, assisting with change order pricing, stakeholder communications and preparing meeting agendas/minutes.

    YOUR DAY-TO-DAY

    Project Documentation & Administration

    Utilize and maintain company-standard project management software (Procore, Prolog, and Okland forms).Maintain up-to-date construction drawings, as-builts, and electronic project folders.Conduct pre-construction site visits; document existing conditions with video/photo records.Provide subcontractors with the most current drawings and specifications.Ensure project sites and activities are consistently documented in writing and photos.File inspection and test reports (hardcopy/electronic).

    RFIs & Submittals

    Prepare, review, and process RFIs: identify discrepancies, collaborate with the project team, forward to the design team, distribute responses, and track cost impacts.Maintain and update RFI logs and drawing sets; prepare logs for weekly owner meetings.Manage submittals:Develop and maintain a submittal schedule and log.Review for compliance with contract documents, transmit to architect, and track status.Return reviewed submittals and organize files for project reference.Coordinate with superintendent on long-lead procurement items and delivery status.

    Change Management & Cost Control

    Request subcontractor proposals for scope changes; review and distribute with project team.Compile and evaluate quotations; review pricing with project manager; prepare change order requests.Submit change orders to architect/owner; maintain logs of PRs, CORs, and COs.Update drawings with approved changes.Perform quantity take-offs for self-performed work.

    Meetings & Communication

    Develop and update meeting agendas with project team.Record, compile, and distribute meeting minutes with PM/superintendent review.Actively participate in project meetings, including kick-off, weekly project/OAC, monthly PM-superintendent reviews, and management report meetings (as requested).Assist project manager in creating/maintaining project directories (owner, architect, subcontractors).

    Quality Assurance & Control

    Support QA/QC by assisting superintendent in verifying installed materials against approved submittals.Track submittals, RFIs, project changes, and progress to identify risks that could delay work or compromise quality.

    Project Closeout

    Initiate close-out process on Day 1; ensure final completion within 30 days of substantial completion.Secure final payment within 60 days; settle subcontractor accounts within 30 days of substantial completion.Assemble and submit O&M manuals and close-out documents to architect/owner.Administer and track punch list completion.Manage and complete 11-month warranty walks.

    Safety & Compliance

    Monitor and enforce Okland and OSHA safety standards with project team to maintain a safe work environment.

    General Responsibilities

    Maintain accurate and timely processing of RFIs, submittals, change orders, and meeting minutes.Ensure regular, punctual, and reliable attendance.Perform additional duties and responsibilities as assigned.

    Bachelor's degree or 3 to 5 years of related experience working on commercial construction projects; or equivalent combination of education and experienceGeneral knowledge of LEED principles.     Supervision & Personnel

    Project Management

    Ensures adherence to safety programs, procedures, and documentation requirements Keeps drawings, RFIs, and project documentation accurate and up to date Participates in project meetings and trainings as needed

    Schedule Management

    Develops and maintains the master schedule and 3-week lookaheads Coordinates subcontractors and vendors to maintain project timelines Identifies delays early and works with team to create recovery plans

    Financial Management

    Assists with job cost setup and tracking for self-performed work Ensures accurate purchase orders, invoicing, and pay applications Monitors budget performance and helps manage owner billing

    Subcontractor Oversight
