BASIC PURPOSE
Assistant Project Manager (APM) is the Clients day to-day single point of contact during the construction phase.
APM is responsible for execution and management of Companys overall plan for the project.
DUTIES AND RESPONSIBILITIES
1. Project Kickoff APM will participate in project turnover from estimating, assist PM in overall plan development and commit to successfully executing the project.
2. Project Execution APM is responsible for executing the project plan to meet the quality specified, schedule, and budget expectations. APM is responsible for the following:
- Continuous communication with client to review progress and discuss any design changes, resolving problems of coordination, schedule and priorities.
- Takes the lead in working with all internal company departments including sales, estimating, detailing, accounting, purchasing, shop fabrication, field installation, and senior management.
- Responsible for ensuring that clear and concise RFIs are resolved and field dimensions verified.
- Responsible for informing each Production Department of budgeted hours and required delivery dates.
- Responsible for coordinating Vendors and subcontractors.
- Weekly update for production schedule for each project.
- Develops all projects forecasts, schedules, change order estimates, financial reports, and reconciles all commitments that exceed project budgets.
- Monitors job costs weekly and reviews monthly WIP with senior management.
- Responsible for SOV and monthly billing information to accounting.
- Maintain excellent project records, reports, logbooks and daily forms.
3. Project Closeout - APM is responsible for the following:
- Close out all remaining documentation in accordance with contract.
- Demobilize Project announce project completion to Management.
EDUCATION
Minimum requirement: High School Diploma or equivalent; B.S. in Engineering, preferred. Experience with general contractors and / or subcontractors and steel fabrication / erection, beneficial.
EXPERIENCE/REQUIREMENTS
Specific experience/requirements:
1. Assistant Project Manager: A minimum of 2 years of experience in project/construction management,
field foreman / field engineering in a small project environment. Capable of working on projects
ranging from $100K - $500K.
2. Beneficial to have experience in planning, budgeting and/or assisting in large projects with multiple trades and complex coordination of construction process. Must be computer literate (Word, Excel, presentations, and charts/graphs). Must be able to read instructions and numbers and write legibly in English. Must demonstrate an excellent level of reliability and degree of effectiveness in written and oral communication skills. Provide assistance to Senior Project Management.

Olson Steel is a leading steel erection and fabrication company who has been servicing the construction industry for over 60 years. We are currently seeking an Estimator to join our team in San Leandro, CA. Estimators play an integral role developing complete estimates and proposals for all assigned projects. Project values will typically range from $100,000 to $3,000,000 dollars of miscellaneous metals and from $500,000 to $10,000,000 dollars in structural steel. Presently all projects are located and constructed in California.
**This position requires physical presence in our San Leandro office - this is not a telecommuting role.
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. This is a job summary and is not intended to be an exhaustive list of responsibilities, duties, and skills required.
Essential Duties
1. Review all bid documents, drawings and specifications to become familiar with scope of work prior to starting scope letter and estimate.
2. Develop scope letter and send to general contractors prior to bid day.
3. Take off all material, labor and equipment using Fabtrol, Excel and company estimating standards.
4. Communicate and verify scope with general contractors/customers as necessary prior to bid.
5. Manage time in order to complete bid in plenty of time for through review.
6. Review bid with the company Chief Estimator and or President prior to bid release. (Management will inform estimator on the present state of detailing and production capacity to foster meeting customer expectations early)
7. Send out bid price to general contractors/customers prior to closing bid time.
8. Follow up with all general contractors/customers post bid.
9. Foster relationships with key vendors, general contractors, subcontractors, etc.
10. Write up project turnover data sheet and review successful bids with assigned project managers.
11. Review and price out all change order requests or revisions that exceed a realistic value to workload ratio.
Education
Minimum requirement: High School Diploma or equivalent
Requirements/Desired Skills
Must have proven experience in the construction industry - estimating and bidding preferred. Organization, written & oral communication and time-management skills are a must. Must have the ability to communicate effectively with general contractors and customers; strong math /analytical abilities.
