Job DescriptionJob DescriptionKey Responsibilities:Plan and manage construction projects from initiation to completion.Develop project scopes, budgets, and schedules.Prepare Construction Manager Request for Proposal(s), level responses and make recommendations to the Development Team on the most qualified organizationNegotiate Construction Management and Guaranteed Maximum Price agreementsCoordinate with architects, engineers, specialty vendors, and subcontractors.Coordinate with Design, Development and Operations counterpartsInterface with sales, marketing and buyers as necessary Track required entitlements and permits required for construction Ensure compliance with building codes and safety regulations.Monitor progress and adjust schedules or plans as needed.Oversee procurement of trade contracts, materials and equipment.Track project costs and prepare regular status reports for stakeholders.Resolve issues and delays that may arise during construction.Ensure quality control and adherence to design specifications.Monitor progress of design documents and collaborate on establishing the most efficient manner to achieve design intent.Assist in the development of a potential value engineering items list and provide cost and timing information.Required Skills & Qualifications:Strong leadership and team management abilities.Excellent communication and negotiation skills.Proficiency in project management software (e.g., MS Project, Procore).Deep understanding of construction methods, materials, and regulations.Ability to manage multiple projects simultaneously.Education & Experience:Bachelor’s degree in construction management, Civil Engineering, or related field.5+ years of experience in construction project management.
