What You'll Do
Essential Job Functions:
Adhere to MORGAN’s Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations, manuals along with the Team Member Handbook. Supervise a team of qualified and trained Team Members who perform their jobs safely and provide customer service. Monitor building systems, fire, electrical, security, elevators, etc. Report all unsafe areas to Community Manager. Constantly inspect the community and report hazards to the Community Manager. Conduct all work in compliance with OSHA and the MORGAN Operations manual. Maintain a workplace that adheres to safety standards. Train all Team Members on safety procedures. Maintain flammable and hazardous materials in a safe and secure area. Responsible for having SDS on all chemicals. Supervise all outside contractors and inspect work for quality and safety. Maintain all common areas. Maintain a preventive maintenance program for all building interiors and exteriors including pools, fitness equip. HVAC systems, lighting, etc. Respond to all service requests within 24 hours. Ensure that all service requests are completed correctly and in a timely manner. Ensure that all vacant units are market ready within 7 days. Maintain a proper inventory of tools and supplies to maintain property and consistent with property budget. Maintain a safe and secure area for property tools and supplies by keeping the area neat and organized on a daily basis. Comply with all training requirements set forth for this position. What You'll Do
Duties and responsibilities
1. Adhere to MORGAN’s Leasing and Marketing, Management and Operations, Maintenance, and Emergency Procedures manuals (referred to as the Operations Manuals) along with the Team Member Handbook.
2. Answer the phone.
3. Follow up with all traffic and input all information into the appropriate system.
4. Stand up and greet client.
5. Tour and lease apartments and sell the products and service of the community.
6. Responsible for the leasing process from introduction to the actual occupancy of the resident as outlined in the Operations Manuals.
7. Walk apartment after move in to insure MORGAN standards.
8. Prepare and complete all leasing paperwork including the lease.
9. Obtain move in keys, remote and parking permit prior to resident’s move-in date.
10. Respond to resident requests and help to resolve resident problems, including creating service requests.
11. Complete all Grace Hill classes which are recommended and attend Company required training.
12. Maintain thorough product and knowledge of the community and the competition.
13. Know the community’s market which includes nearby businesses and retail, hiring trends, new construction and any other aspects of the sub-market and overall market.
14. Prepare weekly and/or monthly market surveys.
15. Participate in resident functions and other MORGAN sponsored resident activities.
16. Reports to the Assistant Community Manager in the absence of the Community Manager.
17. Work overtime as necessary to meet the MORGAN standards of customer service.
18. Build relationships with all associates in your respective department and with key associates across other departments at MORGAN with whom you’ll be collaborating, including on-site property management personnel.

What You'll Do
Essential Job Functions:
Assist the Community Manager in the management of the day to day operations of the community to achieve the highest level of professionalism by all Team Members in the office and on the community. These duties include but are not limited to the following: Adhere to MORGAN’s Leasing and Marketing, Management and Operations, Maintenance, and Emergency Procedures manuals along with the Team Member Handbook. Operate the office in a professional, clean, uncluttered and well-staffed manner. Maintain office and resident files (paper and online) in a confidential and secure manner using the MORGAN standard. Meet with the Maintenance Supervisor and other maintenance team members concerning service requests, community maintenance and cleanliness. Safeguard and assure all monies received on the community are properly deposited and entered into system per MORGAN standard. Supervise the leasing team in absence of the Community Manager. Comply with all training requirements set forth for this position. Maintain and encourage excellent resident relations by all members of the team. This includes but is not limited to the following: Promptly attend to resident comments and/or complaints. Require all Team Members to be professional and friendly to the residents while meeting MORGAN’s standards of non-fraternization. Ensure that the proper move in paperwork, keys and remotes are prepared for a new resident. Inspect make ready apartments prior to move in. Maintain the resident renewal program set by the Community Manager. Create a sense of community with the residents and the community. Assist the Community Manager with the service team. These duties include but are not limited to the following: Monitor the timely completion of all service requests. Monitor and inspect market ready apartments to ensure quick turn times and are completed per the MORGAN standard. Monitor electric, water and gas bills and notify the Community Manager of discrepancies. Manage the bookkeeping and rental collection These include but are not limited to the following: Submit payables to accounting per MORGAN standard. Assist in the preparation of monthly financials. Collect rent in a timely basis per the lease contract. Ensure compliance with Community Policies and lease agreements. This includes responding to violations and communicating with the residents and taking the proper legal action when necessary. Assess move out condition of apartments and have a final account statement sent with the final disposition in a manner meeting the lease contract requirement. Charge for damages and fees when necessary and send to collection in a timely basis. Monitor the community for compliance to all Fair Housing and ADA laws. Assist the Community Manager to create and monitor the marketing for the community. This includes but is not limited to the following: Know and understand the sub-market where the community is located. This includes knowing all competing properties and their rents, specials, occupancy numbers and their management company. Supervise the leasing team their tours and closing techniques. Monitor the leasing teams follow up of all leads. Ensure that all team members understand and adhere to fair housing standards.Perform all Essential Job Functions on the Leasing Consultant job description as business dictates.Work overtime as necessary to meet the MORGAN standards of customer service.Non-Essential Job Functions:

What You'll Do
Essential Job Functions:
Assist the Community Manager in the management of the day to day operations of the community to achieve the highest level of professionalism by all Team Members in the office and on the community. These duties include but are not limited to the following: Adhere to MORGAN’s Leasing and Marketing, Management and Operations, Maintenance, and Emergency Procedures manuals along with the Team Member Handbook. Operate the office in a professional, clean, uncluttered and well-staffed manner. Maintain office and resident files (paper and online) in a confidential and secure manner using the MORGAN standard. Meet with the Maintenance Supervisor and other maintenance team members concerning service requests, community maintenance and cleanliness. Safeguard and assure all monies received on the community are properly deposited and entered into system per MORGAN standard. Supervise the leasing team in absence of the Community Manager. Comply with all training requirements set forth for this position. Maintain and encourage excellent resident relations by all members of the team. This includes but is not limited to the following: Promptly attend to resident comments and/or complaints. Require all Team Members to be professional and friendly to the residents while meeting MORGAN’s standards of non-fraternization. Ensure that the proper move in paperwork, keys and remotes are prepared for a new resident. Inspect make ready apartments prior to move in. Maintain the resident renewal program set by the Community Manager. Create a sense of community with the residents and the community. Assist the Community Manager with the service team. These duties include but are not limited to the following: Monitor the timely completion of all service requests. Monitor and inspect market ready apartments to ensure quick turn times and are completed per the MORGAN standard. Monitor electric, water and gas bills and notify the Community Manager of discrepancies. Manage the bookkeeping and rental collection These include but are not limited to the following: Submit payables to accounting per MORGAN standard. Assist in the preparation of monthly financials. Collect rent in a timely basis per the lease contract. Ensure compliance with Community Policies and lease agreements. This includes responding to violations and communicating with the residents and taking the proper legal action when necessary. Assess move out condition of apartments and have a final account statement sent with the final disposition in a manner meeting the lease contract requirement. Charge for damages and fees when necessary and send to collection in a timely basis. Monitor the community for compliance to all Fair Housing and ADA laws. Assist the Community Manager to create and monitor the marketing for the community. This includes but is not limited to the following: Know and understand the sub-market where the community is located. This includes knowing all competing properties and their rents, specials, occupancy numbers and their management company. Supervise the leasing team their tours and closing techniques. Monitor the leasing teams follow up of all leads. What You'll Do
Duties and responsibilities
1. Adhere to MORGAN’s Leasing and Marketing, Management and Operations, Maintenance, and Emergency Procedures manuals (referred to as the Operations Manuals) along with the Team Member Handbook.
2. Answer the phone.
3. Follow up with all traffic and input all information into the appropriate system.
4. Stand up and greet client.
5. Tour and lease apartments and sell the products and service of the community.
6. Responsible for the leasing process from introduction to the actual occupancy of the resident as outlined in the Operations Manuals.
7. Walk apartment after move in to insure MORGAN standards.
8. Prepare and complete all leasing paperwork including the lease.
9. Obtain move in keys, remote and parking permit prior to resident’s move-in date.
10. Respond to resident requests and help to resolve resident problems, including creating service requests.
11. Complete all Grace Hill classes which are recommended and attend Company required training.
12. Maintain thorough product and knowledge of the community and the competition.
13. Know the community’s market which includes nearby businesses and retail, hiring trends, new construction and any other aspects of the sub-market and overall market.
14. Prepare weekly and/or monthly market surveys.
15. Participate in resident functions and other MORGAN sponsored resident activities.
16. Reports to the Assistant Community Manager in the absence of the Community Manager.
17. Work overtime as necessary to meet the MORGAN standards of customer service.
18. Build relationships with all associates in your respective department and with key associates across other departments at MORGAN with whom you’ll be collaborating, including on-site property management personnel.
