The Project Coordinator assists the Project Team in attaining the project goals which include coordinating and accomplishing the administrative, financial, legal and clerical requirements for the project. The Project Coordinator is expected to administer the assembly and insurance of subcontract agreements, purchase and change orders and in the processing of and payments for costs incurred during the construction of projects. Essential Functions/Responsibilities Assist with the creation and management of all subcontract agreements, purchase orders, subcontractor change orders and owner-contractor change orders. Perform all AR/AP for field operations including weekly and monthly invoice processing. Ability to work with accounting and project management software programs such as Yardi, Textura.and Procore. Manage monthly draw submissions to Bank Lender and Joint Venture entities. Collect and assemble invoicing and all other supporting documentation, subcontractor and vendor lien releases and insurance certificates require in preparing and submitting construction lender payment requests. Work with and have an understanding of commonly used AIA forms such as G702/G703. Manage and track all PCO's cost forecasting in Procore construction management software and reconcile monthly costs entries in various accounting and project management software. Assist with establishing and maintaining monthly project review and cost reports. Maintain project records and files. Provide writing, editing, and documentation preparation support i.e. Procore documentation, daily reports, meeting minutes, etc. Manage IT support for field office by coordinating with MCRT IT department and local internet provider. Track and assist in the processing of all safety and incident reports with MCRT Risk Management Department. Responsible for assembly of Operations and Maintenance Manuals. Track all subcontractor requirements including licensing, sales and use tax filing, insurance and financials. Perform certain office operations functions such as the inventory and procurement of office supplies, processing mail and overnight packages. Education and/or Experience Associate's Degree or three years direct experience in performing the duties described above Skills/Specialized Knowledge Work effectively with limited supervision. Ability to communicate well in English both written and verbally. Intermediate to advanced knowledge of Microsoft Office, Procore, Textura and Yardi applications and database software preferred. Basic knowledge required. Proficiency with scheduling software is a plus. Strong organization and time-management skills. Ability to solve problems. The Service Technician Level III (Sr. Service Technician), maintains the physical condition and appearance of the community. This position is accountable for identifying problems, completing service requests, and making repairs in order to maintain the material and aesthetic condition of the community. The Sr. Service Technician works in accordance with operating and safety standards, ensuring requests and repairs are made in a reliable, timely manner. This leader anticipates and evaluates potential problems then proactively develops plans to counter challenges. The Sr. Service Technician consistently strives to maintain the highest level of attention to the operational needs of the community. Essential Functions/Responsibilities Organize and perform general duties, preventative maintenance, and repairs consistent with Mill Creek Residential operating and safety standards Respond to problems with successful repairs: HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting, drywall, pools, spa and water features, and trash management systems Respond to resident requests in a timely manner, delivering excellent customer service Thoroughly inspect vacated apartments, document necessary renovations, and re-inspect completed units for the highest quality of work and superior presentation Routinely inspect community grounds and buildings to ensure safety standards and identify maintenance projects Assist in the preparation of maintenance budgets and monitor a sufficient inventory of tools and supplies Promote safe work practices among on-site team Ensure compliance with all Federal, State and local laws. Consistently abide by Fair Housing regulations Address and complete all other duties as assigned Embody the Mill Creek mission, values and brand promise in all that he or she does Education/Experience High School diploma or equivalent (GED) preferred 3-5 years maintenance technician experience Multi-family housing experience helpful Skills/Specialized Knowledge Capacity to read, write, and speak English, such as, the ability to read and receive and all work instructions, service requests, comprehension of required trainings, understand labels on containers, and verbally communicate with associates, residents and vendors; complete required paperwork on own.
