    The Service Technician Level III (Sr. Service Technician), maintains the physical condition and appearance of the community. This position is accountable for identifying problems, completing service requests, and making repairs in order to maintain the material and aesthetic condition of the community. The Sr. Service Technician works in accordance with operating and safety standards, ensuring requests and repairs are made in a reliable, timely manner. This leader anticipates and evaluates potential problems then proactively develops plans to counter challenges. The Sr. Service Technician consistently strives to maintain the highest level of attention to the operational needs of the community.
    Reports to: Service/Sr. Service Manager has primary oversite of the Maintenance Technician Level III position. The Service/Sr. Service Manager has the responsibility to determine the exact 'day-to-day' duties of the Service Technician. Decisions will take into account the Technician's skills, experience, career goals, and how the individual best fits the working requirements of the community. This position may oversee Maintenance Technicians I and II with responsibility for scheduling work assignments and training.

    Essential Functions/Responsibilities

    Organize and perform general duties, preventative maintenance, and repairs consistent with Mill Creek Residential operating and safety standards Respond to problems with successful repairs: HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting, drywall, pools, spa and water features, and trash management systemsRespond to resident requests in a timely manner, delivering excellent customer serviceThoroughly inspect vacated apartments, document necessary renovations, and re-inspect completed units for the highest quality of work and superior presentationRoutinely inspect community grounds and buildings to ensure safety standards and identify maintenance projectsAssist in the preparation of maintenance budgets and monitor a sufficient inventory of tools and suppliesPromote safe work practices among on-site teamEnsure compliance with all Federal, State and local laws.     Education/Experience

    High School diploma or equivalent (GED) preferred3-5 years maintenance technician experience Multi-family housing experience helpful

    Skills/Specialized Knowledge

    Capacity to read, write, and speak English, such as, the ability to read and receive and all work instructions, service requests, comprehension of required trainings, understand labels on containers, and verbally communicate with associates, residents and vendors; complete required paperwork on own.Accurately take measurements and perform basic arithmeticGeneral computer skills in Microsoft Office and property management based softwareFrequently operate maintenance equipment such as, but not limited to, hand tools, power tools, user-moved aids, snow and ice removal equipment, ladders, landscaping equipment and safety devicesSafely use chemicals, paint, and general cleaning suppliesFrequently operate motorized vehicles such as, but not limited to, car, truck, van or golf cart

    The Leasing Consultant position is the primary point of contact for residents and prospective residents. Providing outstanding customer service and demonstrating sales excellence are essential. The Leasing Consultant will guide prospects in choosing new and exciting homes. This position will support residents throughout the lifecycle of their residency.

    The Leasing Consultant position is the primary point of contact for residents and prospective residents. Providing outstanding customer service and demonstrating sales excellence are essential. The Leasing Consultant will guide prospects in choosing new and exciting homes. This position will support residents throughout the lifecycle of their residency.

    Reports to: Senior Community/Community Manager has primary authority and works with the Leasing Consultant to determine the exact 'day-to-day' duties. Decisions will take into account the Leasing Consultants skills, experience, career goals, and how the individual best fits the working requirements of the community.

    Essential Functions/ResponsibilitiesSales and MarketingWarmly greet prospective residents and create a personal connection while determining needs and preferences Professionally present the community and homes along with specific features and benefitsCorrectly complete all lease applications, assist with application verification, and notify prospective resident of results in a timely mannerManage and convert prospect leads into leases to achieve leasing goals. Follow up with all leads and prospects that did not leaseCall or visit competitive properties to update market survey on a monthly basis. Stay informed and aware of rents, specials and events promoted by competitorsAnswer telephone calls and return voicemail (prospect calls, resident issues, service requests, etc.)Enter accurate and timely data into appropriate information systems and prepare leasing reports for the Manager as requested. Manage Entrata tasks and leads dailyEnsure the office, clubroom, home models, and “market ready” homes are in impeccable condition Share promotional ideas and events for marketing timelineAssist in Social Media advertising as directed by the ManagerAssist in the preparation of move-ins such as walking home, preparing move-in gift, preparing move-in package (including keys, passes, etc.) as directed by the ManagerFamiliar with the surrounding neighborhood and ready to confidently share information with prospects and residentsAddress and complete all other duties as assigned

    Customer Service

    Understand and support the customer experience vision for Mill Creek ResidentialCommunicate service guarantees and customer service standards to prospective and current residentsTake ownership to personally address and resolve customer concerns in a timely professional mannerSupport new residents during move-in process. Assist with lease renewals, move-outs and resident transfersContribute ideas for improving resident satisfaction to the Community ManagerParticipate in monthly property renewal program with informative letters, friendly telephone calls, and/or other means of encouraging communication as needed to increase resident retentionAccept service requests from residents and route to service department for prompt processing. Follow up to ensure the request has been completed and resident is satisfiedPhysically inspect property when on the grounds, pick up litter, and report any service needs to the maintenance staff and ManagerAddress and complete all other duties as assignedEmbody the Mill Creek mission, values and brand promise in all that he or she does

    Operational StandardsComplete all new lease and renewal paperwork, including related addendumsAttend any training classes/meetings as required or recommended by managementUpdate daily activity report, notices to vacate, leases, cancellations, transfers, renewals, etc., and provide information to the Community ManagerEnter accurate and timely data into appropriate information systems. Manage Entrata tasks and leads dailyPost Craigslist ads daily to generate trafficStrive for a 25% conversion ratio of tours to new leases through effective selling and follow through skillsKnow and adhere to all policies and procedures contained in the manuals issued by Mill Creek Residential or as otherwise communicated (verbally or in writing) to associatesEnsure compliance with all Federal, State and local laws. Consistently abide by Fair Housing regulationsAddress and complete all other duties as assigned

    Education and/or Experience

    High School diploma or equivalent (GED) preferredCommitment to, and passionate for, providing outstanding customer serviceStrong communication skills (written and verbal)Multi Family, single family rentals, built to rent, or related property management experience, retails sales or hospitality experience Skills/Specialized Knowledge

    Clearly communicate, speak, read, and write in English as demonstrated by clear and concise written and verbal communicationAbility to take ownership of resident issues and/or concerns and come to a resolutionIn depth knowledge of community, inventory, pricing and availability as well as neighborhood and local communityContinuous research of area competitors such as pricing, amenities, features etc.Computer skills including Microsoft Word, Excel, Entrata, Yardi and Revenue Management SoftwareAbility to perform basic arithmetic skills such as measurement, addition, subtraction, multiplication and divisionOperate general office equipment, such as, but not limited to, personal computer, tablet, telephone and successfully program fobs and other electronic devicesCapable of travelling between two or more communities, if necessaryReport to work on time, work assigned schedules (including weekends) and accurately document/verify time worked
