Assistant Project Manager will provide administrative and technical services and analysis to the real estate development team for new development, relocation/community development, and rehabilitation of housing projects. This is a project-based position. This position is eligible for a hybrid work schedule. PAY: $30.00 - 33.17/hour DOE DAILY RESPONSIBILITIES Create, compose, and prepare correspondence, including tenant/community notices, and distributes out-going correspondence via fax, mail, or e-mail, as needed. Write and edit various materials utilizing Word and Excel, as needed. Independently manage administrative functions for division/site. Schedule and confirm meetings, conference calls, and meeting spaces. Attend project meetings with consultants, tenants, and other stakeholders, as needed. Take notes, ask questions, and support logistics of community meetings. Ensure that inquiries are responded to and will support research needed to appropriately answer stakeholder questions. Assist with tenant/project files or database. Produce reports as requested. Maintain and control confidential materials. Prepare check requests, invoicing, contracts, division plans and budgets/proformas for review by manager. Prepare project financial analysis, narratives and prepares applications/proposals for funding. Perform other tasks as requested to ensure the smooth functioning of the division/site and other activities. Assist with various division/site projects and supports the team. Create, track and provide follow-through MINIMUM QUALIFICATIONS Bachelor's Degree in Business, Planning, Communications, or related field. One (1) year of demonstrated experience in related work. The Senior Loan Officer underwrites loan applications according to approved policies, prepares Credit Memos, and presents requests to Loan Review Committee for approval. Closes loans and maintains borrower files. This position is with Mercy Community Capital, a community development financial institution (CDFI) that is an affiliate of Mercy Housing. Strong preference for candidates based in Denver, CO, open to remote candidates in other areas willing to travel to Denver as-needed. Pay: $110,000-135,000 annually, dependent on experience + sign-on bonus (5% of starting salary). Respond to requests from potential applications, manage customer expectations and explain lending parameters. Review loan applications from prospective borrowers based upon approved underwriting policies. Manage contacts and applicants in Salesforce to track and build lending pipeline. Follow up with applicants, secure the necessary information to underwrite the loan, conduct site visits, if needed. Help potential borrowers successfully qualify for financing. Negotiate loan structure. Complete financial analysis and prepare credit memo and recommendation summary for approval members. Manage the post-approval loan closing process from commitment through funding by reviewing and approving borrower due diligence, coordinating with legal counsel, title companies, and internal finance to confirm loan documentation and funding conditions are met. Other duties as assigned. Minimum Qualifications Minimum of three to five years' experience as an affordable housing lender or related experience in real estate, business, or community lending. Preferred Qualifications Bachelor's degree in business, finance, real estate, or related field. Knowledge and Skills Strong analytical, time management, and organizational skills with a high level of attention to detail. Effective written and verbal communication skills. Spreadsheets skills to support structuring and pricing loan requests. Work cooperatively and constructively with a wide variety of people, cross-functional teams, community-based organizations, banks, and lawyers. Understanding of accounting principles; comprehend and interpret financial reports and legal documents. Ability to problem-solve, be flexible, and be adaptable to change. Resolve conflicts through negotiation. Maintain confidentiality of borrower data.
