General Summary: Understand the Manuel Builders product, scope, and margin strategy per market. Utilize the knowledge and tools available to estimate hard bids conceptually prior to sale and generate timely and accurate purchase orders to release into production. Bridge the information gap between sales, design and production departments per project.
KPIs (Key Performance Indicators):
Conceptual Accuracy – Complete bids and change orders in a timely manner and within 2% of cost to control GPMPO Accuracy – Create and release purchase orders in a timeline manner with an average variance of < .5%Gross Margin – Estimate jobs and options to yield GPM Goals +/- 1% of the targetSystem utilization – Contribute to the build-out and implementation of software and systems that result in accurate costs and purchase orders, including integration of base plans and options into a scalable systemFeedback loop – Implement real time feedback into the conceptual documents based on our understanding of costs at the time of production release.Typical Job Responsibilities
Purchase Orders
Administer accurate Purchase Orders to vendors and suppliers utilizing the systems available to deliver them within the specified timeframeRefine takeoff processes through ongoing communication with field personnel to keep cost slippage to a minimumProactively review variances for the department to draw conclusions on where timely and strategic takeoff improvements can be madeUnderstand the overall process for completing purchase orders and budgetsIdentify gaps within the department where additional skills training are neededContinually give feedback to close the loop on GPM slippage from sale to handoff due to either rising costs or misunderstood costsConceptual Estimating
Price out bids for day to day residential client work on budgeted deadlinesUnderstand the overall building process, terms, techniques and procedures to produce accurate bids per projectInput, estimate and update present bidding documents for future bidsReview bid requirements thoroughly and ask follow-up questions on every bidCommunicate effectively between sales, design, interior design and production departmentsRemain flexible to bid out “on demand” items for customers who are ready to purchase with immediate adjustments (communicated from sales team while in meetings)Review GPM of all jobs at time of handoff to verify desired target is achievedSuggest changes to either understanding of cost or margin strategy improve GPM of the company within the target rangeOther duties as assigned by managementBasic Qualifications
High school education or equivalent3-5 years construction or residential building experience, preferably new home construction, AND/OR 3-5 years of estimating experienceMUST know Microsoft Excel and Outlook proficiently

General Summary: Lead superintendents and subcontractors to deliver homes in all markets with the highest possible quality, on schedule, within budget, per specification and with highest possible customer service and satisfaction
KPIs (Key Performance Indicators):
1. Budget – establish rhythm for regular margin review and ensure homes are delivered within budget
2. Scheduling – establish and execute skills and tactics to complete homes in goal schedule
3. Customer Satisfaction – customer satisfaction of greater than 85%; resolve homeowner conflict
4. Processes/Effectiveness – develop and ensure all processes and procedures are followed during construction and interactions
Budget
· Deliver homes in all markets on budget or under budget
· Monitor job budgets through review and VPOs, addressing issues to ensure VPOs remain below 1%
· Hold team accountable for VPOs and price negotiation in field
· Educate and hold superintendents accountable regarding trade pricing, creative field solutions and POs/VPOs
Scheduling
· Deliver homes on schedule or ahead of schedule
· Update job progress using the scheduling software
· Schedule and complete walk throughs within one week and obtain customer approval
· Inspect all phases and supplies through construction schedule
· Motivate, coordinate, direct and schedule subcontractors and suppliers to achieve the level of quality and top performance required to meet company objectives
Customer Satisfaction
· Actively develop a healthy customer-builder relationship
· Regularly update customers on home progress and set expectations
· In customer interactions, display awareness of construction detail to ensure delivery of homes that meet customer expectations
· Work in cooperative ways with customers or realtors, solving, anticipating and preventing problems
Processes/Effectiveness
· Learn and follow checklists for inspections, quality control and standard operating procedures
· Maintain a clean site with adequate and professionally represented “on site” construction facilities
· Comply with all governmental regulations related to the construction of homes within a respective jurisdiction
· Build high quality homes through the management of and relationships with trade partners that are compelled to comply with contracts for service
Basic Qualifications
· High school education or equivalent
· 3-5 years construction or residential building experience, preferably new home construction
