    MAINTENANCE TECHNICIAN

    If so, the Maintenance Technician at Level 10 Property Management is the job for you!

    In this position, you will be responsible for providing maintenance services in our apartment communities to include installation of appliances, HVAC, electrical work, and general repairs and maintenance of equipment. You will use your own vehicle to drive to a limited number of properties, and you will be reimbursed for mileage.

    We are ideally looking for someone with a positive attitude and strong work ethic who can work independently and as part of a team.

    RESPONSIBILITIES:

    Always demonstrate quality customer serviceDemonstrate a positive attitude and work ethic to help keep the atmosphere friendly and productiveAssists Property Manager/Portfolio Manager in carrying out the implementation of various policies, standards, procedures, and programs relating to the overall maintenance and upkeep of the propertyInitiates, performs and oversees maintenance projectsPerforms repairs according to requests received from residents in a timely and satisfactory mannerResponds to problems and find solutions to any repairs needed in on the premises, including installation of appliances, HVAC, electrical, etc.in a timely manner.Coordinates and assists with apartment turnovers that meet Level 10 standardsAssists with maintenance of common areas (indoor and outdoor) as neededFollows the Preventive Maintenance Program guidelines by helping to perform an inspection on each apartment at least two (2) times per year and performing routine preventive maintenance of common areas per scheduleDevelops and maintains relationships with vendors, negotiates pricing and processes invoicesEnsures compliance with all company, local, state and federal safety rulesMaintains and cares for equipment as may be necessary for its continuous operationMaintains an adequate inventory supply level while ensuring service shop is clean and organizedComplies with all Federal and Local Fair Housing regulations and ordinancesMaintains confidentiality of co-workers, management, owners, past and current residents, vendors, and all outside contactsWork with the service team to ensure the premises are presentable and safe for operations

    Schedule: Monday - Friday 9:00 am - 5:00 pm

    RESPONSIBILITIES:

    As the Property Manager, you will be responsible for managing all facets of multiple apartment communities to achieve the financial objectives of the owner. Your responsibilities will include:

    Marketing/Leasing

    Ensure property leased to budgeted occupancyFollow up on leasing leads, conduct property tours, lease unitsReport on and stay current on market trends to make effective strategy and pricing recommendations to the corporate teamOversee and lead an effective leasing team in outreach and employer relationship building efforts within the communityConfirm that leasing staff techniques are effective in obtaining closing

    Financial

    Must demonstrate the ability to understand financial goals and assist in the formulation of budgetsActively maintain and report monthly variances and narrativesEnsures that all rents are collected when due and posted on time.     Administrative

    Confirm all leases and corresponding paperwork are completed and input to the software system accurately and on a timely basisEnsure current resident files are properly maintainedEnsure all administrative paperwork is accurate, complete, and submitted on a timely basis

    Resident Relations

    Resolve resident concerns and requests on a timely basis to ensure resident satisfaction with managementDevelop and/or implement resident retention programs (i.e., resident functions, special promotions, monthly newsletters, etc.)Ensure distribution of all company or community-issued notices (i.e., bad weather, emergency, etc.)Consistently implement policies of the communityComplies with all Federal and Local Fair Housing regulations and ordinances

    Maintenance

    Maintain community appearance and ensure repairs are noted and completed on a timely basis. This requires regular community inspections and toursAssure the quality and quantity of market-ready apartmentsEnsure that models and market-ready apartments are walked daily and communicate any service-related needs to maintenance

    Safety

    Learn and ensure compliance with all company, local, state, and federal safety rulesEnsure that unsafe conditions are corrected on timeReport all liability and community incidents to the corporate office immediately. Ensure that all workers' compensations claims are reported, and proper paperwork is completed

    QUALIFICATIONS:

    Minimum 1-3 years' experience as a property manager.
