    Maintenance Manager (CA)

    Salary: Compensation is commensurate with experience

    Reports to: Regional Property Manager

    Discount: 50% off rent discount (restrictions apply)


    Job Description

    The Maintenance Manager is responsible for providing leadership and direction to maintenance staff at a 465-unit property. The Maintenance Manager will also be responsible for completing work orders and maintenance projects in a timely and efficient manner, scheduling and managing contractors, and maintaining a safe working environment will also be required.


    Qualifications

    Minimum 5 years' experience as an apartment maintenance supervisor.Minimum 2 years' experience at a 400+ unit property.Prior experience with multiple or large apartment properties preferred.Strong management and leadership skills with the ability to hire, lead, and manage team members, the ability to prioritize tasks.Strong HVAC skills (installation and troubleshooting/repair).EPA Universal certification (required).Must have a valid Driver's License and reliable transportation (required).General plumbing skills and electrical skills.General apartment maintenance skills (drywall, appliances, etc ).Must provide your own hand tools and handheld power tools.Must be able to lift at least 50 lbs regularly without assistance. Demonstrate ability to perform tasks described without seeking outside contractor assistance.Successful candidates must be able to pass a background check.

    Responsibilities

    Supervise on-site team members.Assist with the development of capital improvement budgets.Assist with the project management of capital improvements at the property level.Ensure the highest quality customer service to residents.Ensure quality of maintenance and turnover work.Perform and supervise the completion of work orders in a timely manner.Bid, schedule, and supervise contracted work.Schedule, manage, and assist with apartment-make-ready work.Schedule and perform preventative maintenance programs.Complete thorough inspections of work performed at the properties.Perform departmental Safety Inspections twice per week.Any other duties assigned to you by your supervisor.

    Leasing Specialist

    Full Time: 40 hours/week

    FLSA Status: Non-Exempt

    Schedule: 5 days a week, rotating Saturdays

    Reports to: Leasing Manager


    Job Description

    Levco Management is currently hiring a Leasing Specialist for a 651-unit apartment community located in Richmond, VA. We are seeking a motivated individual with prior experience in the apartment industry who is interested in advancing their career with a growing company.


    Qualifications

    At least 1-year experience in the apartment management industry.Ability to multitask, achieve deadlines, and work under pressure.Strong communication and writing skills with the ability to deliver exceptional customer service.Basic computer skills, particularly with Microsoft Outlook, Excel, and Word.Must have a valid Driver's License and reliable transportation (required).Bilingual English/Spanish (preferred).Successful candidates must be able to pass a background check.

    Responsibilities

    Responding to leasing inquiries, following up on leads, and touring apartments.Assist with developing marketing plans and posting advertisements.Processing rental applications, executing leases, and collecting deposits.Managing move-ins and move-outs.Processing maintenance requests and work orders.Assisting with any other administrative and property management tasks that are assigned.Any other duties assigned to you by your supervisor

    Job Description

    The Property Management Coordinator provides essential administrative support to the executive team, helping ensure smooth and efficient operations within the Property Management department. This role is responsible for assisting with key administrative tasks, including preparing reports, performing data analysis, maintaining documentation, and managing day-to-day correspondence. Through organized and proactive support, the coordinator contributes to the overall effectiveness and productivity of the department. This position plays a key role in supporting the department's overall effectiveness and ensuring seamless day-to-day operations.


    Qualifications

    Minimum 3 years of experience within the real estate or property management industry. Experience with Yardi software preferred but not required. Exceptional communication, attention to detail, organizational, time management, interpersonal, and customer service skills.Strong analytical skills and ability to interpret data, with the ability to manage multiple projects.Ability to work in a fast-paced environment, multitask, and prioritize duties. Strong working knowledge of Microsoft Office Suite (Word, Excel, and PowerPoint). Knowledge of property management industry trends and best practices.Must always possess a positive "can-do" attitude. Must be able to pass a background check. May require occasional daily/overnight travel, as needed.

    Responsibilities

    Maintain departmental records in SharePoint.Review tenant refund checks to confirm deposit accounting.Participate in the collections process for current and past tenants. Communicate with on-site employees and residents, as needed.Process accounts receivable payments. Prepare invoices for inter-company reimbursements.Analyze resident demographics, renters' insurance dashboard, delinquency report, work order, and other reports on a weekly basis and provide feedback.Prepare retail billings according to lease terms and submit for reimbursement.Assist in the preparation of monthly reporting packages for all locations. Provide support with due diligence, acquisitions, and dispositions.Assist in organizing company events.Conduct annual lease file audits at each property to ensure accuracy of records.
