A well-established and highly regarded property management firm in Maryland is seeking an experienced Property Manager to oversee the operations of a large-scale residential community. This is a confidential search for a results-driven leader who will ensure optimal property performance.
Position Overview: The Property Manager will be responsible for the full operational management of a residential property consisting of over 300 units. The ideal candidate will have a proven track record, exceptional leadership skills, and the ability to drive results through effective operations and resident services.
Key Responsibilities:
Direct and oversee daily property operations, including leasing, maintenance, and resident relationsDevelop and manage property budgets, control expenses, and implement cost-saving initiativesMaintain high occupancy levels through effective marketing and retention strategiesSupervisor and mentor on-site staff, ensuring high standards of client service and performanceEnsure compliance with all federal state, and local regulations, as well as company policiesConduct regular property inspections and implement preventative maintenance plansOversee and manage vendor relationships, request proposals for capital improvementsAddress and resolve resident issues with professionalism and efficiencyManage evictions process, attend court proceedings, cases, and trials for residents (current and past)Manage, review, and approve employee timesheets, time-off requests for payroll processing.Local travel may be requiredPerforms other related duties as assigned
Qualifications:
5 to 8 years of experience as a Property Manager, preferable with a portfolio of 300+ unitsStrong leadership and team management experienceProficient in property management softwareExcellent communication, organizational, and problem-solving skillsAbility to multi-task in a fast-paced environment while maintaining attention to detailCertified Property Manager (CPM) or Certified Apartment Manager (CAM) a plus (not required)

As a Leasing Representative for property management, you will play a crucial role in the success of our property by effectively leasing residential or commercial units. Your primary responsibility will be to attract potential tenants, conduct property tours, handle leasing inquiries, and ensure high occupancy rates. You will also be responsible for maintaining positive tenant relations, assisting with lease renewals, and marketing/promotions.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Develop and implement leasing strategies to attract prospective tenants.Utilize various marketing channels such as online platforms, signage, and advertisements to promote available units.Maintain and ensure to meet all key performance indicators as assigned or designated by the Management Team.Conduct property tours for prospective tenants, showcasing available units and amenities.Provide detailed information about the property, lease terms, and community features.Address any questions or comments raised by potential tenants during property tours.Assist prospective tenants with the leasing process, including completing rental applications and credit checks.Negotiate lease terms, prepare and review lease agreements with tenants, ensuring accuracy and compliance with legal requirements.Maintain positive relationships with current tenants and address any concerns or issues in a timely mannerStay up to date on market trends, rental rates, and competitor offerings in the surrounding areas.Provide recommendations to management based on market insightsEnsure all move-in apartments are inspected prior to moving in. Walk the apartment with the resident at or before move in and complete the move-in condition inventory form.Assist in resident retention program, resident appreciation days and special functions as requested.Understand the Customer Satisfaction Program for both residents and prospects and assist the team in achieving customer satisfaction score goals.Performs other related duties as assigned QUALIFICATIONS
