SUMMARY
As a Community Manager of an affordable housing asset, you are primarily responsible for protecting, maintaining, and enhancing the value of the community while also maximizing the living experience for residents and the community. This is accomplished by effectively directing and coordinating the community's overall operational activities. Your thorough knowledge of affordable housing standards and procedures, coupled with your outstanding customer service make you the leader of an effective team.
RESPONSIBILITIES (Including but not limited to):
Demonstrate a positive, professional, and client-oriented attitude about the company with team members, residents, clients, and the public.Strive for improvements in community performance to meet or exceed annual financial and operational goals.Direct the day-to-day activities of loss prevention, risk management, safety/security, maintenance, marketing, leasing, and ongoing facility upkeep.Develop working income for operating the property by managing cash flow requirements and leasing strategy.Conducts regular onsite audits consisting of sampling tenant files to ensure compliance with program documents, financing restrictions, LIHTC requirements, HUD Regulations, TDHCA Regulations, and TAA requirements.Conducts regular audits of work order processing, unit turnaround time reviews, EIV requirements, reasonable accommodation policies, move-ins/outs, recertifications, lease renewals, interims, denials, waitlists, etc.Observes general operations of the community, in accordance with all HUD guidelines and regulations, TDHCA regulations, other governing entities, SAHA Policies, and Procedures.Bring non-compliance issues to the attention of the Portfolio Manager and initiate corrective action when necessaryFacilitate all required housing inspections and follow up with any citations or requestsAnalyze and produce monthly financial statements, including operating variances from budget, cash management, and strategies for collection of receivables.Maintain complete and accurate community files and records, including finalized audits, to ensure lease data has been input correctly into management software.Coordinate the collection and documentation of all revenues following the lease obligations of residents.Engage, contract, supervise, and approve invoices for all goods/services required to maintain the community.Successfully lead on-site maintenance technicians, office staff, and leasing team members.Manage resident relations as they pertain to coordinating requests for repairs and maintenance, understanding of rent charges, lease issues and other resident concerns.Participate and monitor Team Members in Solidago training.QUALIFICATIONS
At least four (4) years of property management experience. Must have a strong working knowledge of leasing, marketing, construction, residential law, and resident relations, specific to the Affordable Housing Industry.Thorough knowledge of HUD, LIHTC, TDHCA, TAA, low-income housing tax credit, tax-exemptbond,and other affordable housing programs.Working knowledge of property management software; OneSite is preferred.Working knowledge of Microsoft Office Word, Excel, and the Google platform.Ability to analyze a monthly financial statement and prepare detailed budgets and operating forecasts.Ability to note deviations from the financial plan, determine causes, and provide recommendations to the company on required action plans.Strong written and verbalcommunicationsskills.Ability to understand and carry out industry-specific written and oral directions. Perform routine maintenance and repairs in apartments and common areas, including electrical, plumbing, HVAC, carpentry, and appliance repair.Consistently and genuinely demonstrate exemplary principles of customer service and teamwork. Maintain a safe, tidy, and sanitary clubhouse, office, model, hallways, and all other common areas. Ensure that the property is free of trash, debris, and animal waste. Ensure that the grass and landscaping are well-maintained, including the watering of flowers. Ensuring the best possible appearance of each apartment prior to new residents moving in. Assists with the inspection of public areas and resident apartments to ensure proper maintenance and standards are achieved and sustained. Follow Solidago, city, state, federal, and EPA air conditioning and refrigeration record-keeping requirements and procedures, are met as to the maintenance, service, repair, and disposal of air conditioning and refrigeration equipment and refrigerant. Follow health department, city, state, and federal procedures, practices, and record-keeping requirements applicable to pools and spas are followed to maintain proper water chemistry and sanitation. SUMMARY
The Maintenance Team Leader is primarily responsible for protecting, maintaining, and enhancing the value of the community while also maximizing the living experience for residents and the community. This is accomplished by ensuring that all resident maintenance issues are resolved expertly and efficiently.
RESPONSIBILITIES (Including but not limited to)
Ensure that the property maintains exceptional curb appeal by keeping the community grounds and buildings clean and properlymaintained.Perform routine maintenance and repairs in apartments and common areas, including electrical, plumbing, HVAC, carpentry, and appliance repair.Consistently and genuinely demonstrate exemplary principles of customer service and teamwork. Maintain a safe, tidy, and sanitary clubhouse, office, model, hallways, and all other common areas. Ensure that the property is free of trash, debris, and animal waste. Ensure that the grass and landscaping are well-maintained, including the watering of flowers. Ensuring the best possible appearance of each apartment prior to new residents moving in. Advise supervisor of items needing additional attention in the apartment, i.e., ripped carpet, torn linoleum, window or door repair, etc. Assist with apartment turnovers as directed. Communicate with the Community Manager regarding any problems with maintenance or curb appeal that require further attention. Respond appropriately to emergencies, according to policies and procedures. Participate in and attend all required in-service training sessions. Ensure understanding and compliance with all policies and procedures. Contribute to resident satisfaction by ensuring that customers’ expectations are met or exceeded. Provide emergency maintenance coverage as part of an on-call rotation (if applicable).

As an Assistant Community Manager of an affordable housing asset, you are primarily responsible for providing comprehensive support in all aspects of community operations, including sales, leasing, inventory analysis, budgeting and reporting, property management, rent collection, customer service, maintenance, and administrative activities.
RESPONSIBILITIES (Including but not limited to):
