Duties/Responsibilities:
Service RequestPerform, with good workmanship, all assigned projects in a timely mannerPerform as on-call emergency service technician as directedRepair/replace HVAC systems and components, gas and electric appliances, glass, wall tile, floor coverings, sub floors, fixtures, blinds, exterior building coverings, playgrounds, mailbox clusters, sidewalks, asphalt and locks etc.Perform plumbing, electrical, painting, concrete, masonry, minor extermination and carpentry work etc.Preventative maintenancefollow preventive maintenance proceduresCustomer satisfactionEnsure the completion of work requests within twenty-four (24) hours Report all resident complaints and/or resident work requests to Supervisor Other duties as assigned Requirements:Required Skills/Abilities:
Mechanical aptitude Formal training in one or more of the following trades: carpentry, plumbing, electrical, painting, drywall installation or air conditioningAll applicable certifications must be obtained within the first year of employment.Good human relation skills to deal with tenants, peers, and supervisors.Licensed driver with good driving record, preferredAbility to drive a golf cart.Be available to report to work during any inclement weather event for property clean up and emergencies.Enthusiasm, good attitude, trustworthiness, personal integrity, and honestyEducation and Experience:
High School diploma or equivalentminimum of one (1) year maintenance trade experiencePossess minimum Type I & II CFC Refrigerant Certification in accordance with 40CFR Part 82, Subpart F or possess the ability to obtain the designation within one (1) years' timePhysical Functions
Bending, kneeling, stretching, climbing stairs and ladders, squatting, lifting up to sixty (60) pounds, running and lifting over sixty (60) pounds occasionally.

ESSENTIAL DUTIES AND RESPONSIBILITIES
Assist the Lead Superintendent in the day-to-day management of subcontractors onsite.Complete various skilled labor tasks associated with construction punch work and RALC site safety regulations.Communicate daily with the RALC construction project team any issues that may arise during the construction process.Schedule, receive, inspect, and organize deliveries of building materials.Promote and maintain job site cleanliness and safety standards.Be proactive in coordinating, implementing, and expediting the construction schedule.Other duties as assigned.ESSENTIAL QUALIFICATIONS
High school diploma or equivalent. General knowledge of building codes, inspections, and general construction process.A background in skilled trades such as finish carpentry, electrical, mechanical, plumbing, wood framing, or general maintenance is preferred.Possession or ability to acquire an OSHA30 safety certification and CPR certification within 90 days of employment start.Proven technical ability to operate hand and small power tools safely and responsibly, including pneumatic drivers and cutting tools safely and responsibly.Ability to analyze civil and architectural drawings.Possess reliable transportation to and from the site.Willingness to work on various job sites, some of which may require travel.Valid Drivers LicenseTeam player and reliable.Knowledge of basic computer skills, including Microsoft applications.Some fluency in Spanish is a plus but not required.Ability to demonstrate the company's core values - Strive for Excellence; Confident, yet Humble; Problem Solve; Collaborate; Continually Learn and Improve; Respectful; Do the Right Thing in every aspect of their role.ESSENTIAL PHYSICAL FUNCTIONS
