    Responsibilities include:

    Assist with month end A/R closes Review resident move-out (SODA) packages, log details, submit refunds for payment & communicate findings for a portfolio of properties Assist accounting in submission of monthly/quarterly/annual reports to owners, lenders, properties, etc.; maintain master reports tracking log Assist with cash receipt submissions Assist with property review preparation Assist with compiling monthly lender statements, bank statements & disbursement journals. Generate monthly interest credit & bank fee report & distribute to property accounting Generate mortgage debit report & update Master Mortgage Log Assist with bank reconciliations as needed Assist with monthly imports into MRI Assist during year-end audit work paper preparation Assist with reconciliation of unclaimed propertyAssist with special projects as assigned Additional responsibilities as assigned

    Skills needed:

    Detail-oriented Strong organizational skills and time management Ability to analyze information Adheres to work schedules and punctuality Customer service-common courtesy Effective verbal and written communication skills Works well with minimal supervision and direction Ability to follow directions and multi-task Demonstrates accountability and flexibility Exhibits initiative Demonstrates computer skills with Microsoft Suite (Outlook, Word, Excel, etc.) MRI experience preferred

    Education:

    Associates in Accounting or 3-5 years related experience required

    Duties/Responsibilities:

    Service RequestPerform, with good workmanship, all assigned projects in a timely mannerPerform as on-call emergency service technician as directedRepair/replace HVAC systems and components, gas and electric appliances, glass, wall tile, floor coverings, sub floors, fixtures, blinds, exterior building coverings, playgrounds, mailbox clusters, sidewalks, asphalt and locks etc.Perform plumbing, electrical, painting, concrete, masonry, minor extermination and carpentry work etc.Preventative maintenancefollow preventive maintenance proceduresCustomer satisfactionEnsure the completion of work requests within twenty-four (24) hours Report all resident complaints, resident work requests, concerns and deficiencies to supervisor/site managerOther duties as assigned

    Required Skills/Abilities:

    Mechanical aptitude Formal training in one or more of the following trades: carpentry, plumbing, electrical, painting, drywall installation or air conditioningMaintain a personal tool and equipment inventory sufficient to produce assigned quality maintenance diagnostics and any given task at any time. A written personal tool inventory must be kept on file at LRC's Corporate Office and updated annuallyGood human relation skills to deal with tenants, peers, and supervisorsGood DMV driving recordAbility to drive a golf cartBe available to report to work during any inclement weather event for property clean up and emergenciesHave proper transportation available for carrying out requested work on a timely basisEnthusiasm, good attitude, trustworthiness, personal integrity, and honesty

    Education and Experience:

    High School diploma or equivalentminimum of one (1) year maintenance trade experiencePossess minimum Type I & II CFC Refrigerant Certification in accordance with 40CFR Part 82, Subpart F or possess the ability to obtain the designation within one (1) years' time

    Physical Functions

    Bending, kneeling, stretching, climbing stairs and ladders, squatting, lifting up to sixty (60) pounds, running and lifting over sixty (60) pounds occasionally.
