SummaryThis position will be responsible for planning, directing and coordinating activities of designated projects to ensure that goals or objectives of the projects are accomplished within the prescribed time frame and funding parameters by performing the following duties personally or through Superintendents and Project Coordinators.

Reviews project proposal, plans and specifications to determine time frame, funding limitations, procedures for accomplishing project, staffing requirements and allotment of available resources to various phases of project.Establishes work plan, scheduling and staffing for each phase of project and arrangement for recruitment or assignment of project personnel as needed.Reads and understands drawings and specifications.Establishes a growing network of business associates, subcontractors and related vendors.Confers with team leader or project staff to outline work plans, assign duties, responsibilities and scope of authority.Coordinates activities with project staff to ensure project progress within prescribed budget and provides technical advice to resolve problems.Negotiates with the Owner and subcontractors on projects in order to maintain an efficient and well-run project.Works with actual billings on projects and works with Finance to ensure a smooth process on all projects.Prepares project reports for management, clients and others and reviews status reports prepared by project personnel and modifies schedules or plans as required.Coordinates project activities with activities of governmental regulatory or other governmental agencies.Works with Project Superintendents, Project Assistants, clients and subcontractors. Position Summary:
This position will be responsible for daily building, grounds, and equipment operations to ensure good property appearance, safety, tenant satisfaction and efficient building operations and cost control. The Maintenance Technician will be responsible for a pre-assigned portfolio of properties
Essential Duties and Responsibilities
Performs repair and maintenance of buildings plumbing, electrical, windows, doors, and mechanical systems as directed.Takes initiative to maintain appearance and cleanliness of site and building, including vacancies.Notify the Property Manager, Director of Properties or Vice President of Properties when emergency situations, hazardous conditions or problems arise.Conduct required periodic inspection of buildings equipment, mechanical systems and overall property, submitting appropriate reports as specified and in a timely manner.Ensure a clean and safe work environment and operate all equipment following safe and proper procedures and safety policies.During colder/winter weather, remove, as directed, any snow or ice including salting and sanding as necessary to maintain safe sidewalks and drive paths.Daily unlock any common area doors, check condition of all door closers, locks, hinges, thresholds and glass.Ensure all vacancies and associated restrooms are consistently broom clean, dry, contain no stained ceiling tile and are in presentable/showable condition.Clean, trim, mow and maintain as required, all lawns, shrubs, planting beds, planters, hedges, trees, and flowers.Check all property signs (traffic control, For Lease, parking, handicap, monument, sign bands, pylon) for function and appearance. Position Summary
This position will be responsible for supporting our business development efforts by coordinating and managing the creation of compelling proposals, presentations, and other marketing materials. Under the direction of the Manager, Marketing Proposals, the Marketing Proposal Coordinator will participate in the proposal process, including proposal strategy planning, content development, internal review, production, submittal, and performance analysis that support project pursuit efforts consistent with Kraus-Anderson’s (KA) strategic plan and goals. This position will work closely with cross-functional teams such as business development managers, director of operations, project managers, technical specialists, and other team members to prepare responsive, engaging proposal responses that align with Kraus-Anderson’s strategic objectives and client requirements.Hourly Range: $28.00 to $36.00 per hour, plus discretionary incentive program.

Essential Duties and Responsibilities:
Review the Request for Proposal (RFP) and bid/qualifications request documents so that the team clearly understands client requirements.Collaborate with the team to understand project requirements, client needs, and proposal objectives.Attends client pre-proposal walk-through/meetings, as needed.Coordinate and manage the end-to-end proposal development process, including organizing kickoff meetings, establishing timelines, and assigning tasks to team members through calendar management.Conduct research, run CRM reports, and gather information to support proposal content, such as project experience, team resumes, case studies, statistical information, and client testimonials.Write and edit proposal content to ensure clarity, consistency, and compliance with RFP (Request for Proposal) guidelines.Create visually appealing and professional presentations and graphics to enhance proposal and interview documents.Review and proofread proposals and interview documents to ensure accuracy, quality, and adherence to brand standards.Maintain proposal templates, content libraries, and other marketing collateral to support ongoing business development efforts.Coordinate with external partners as needed to gather information and incorporate their contributions into proposals.Work well with technical and non-technical team personnel to gather data and write compliant, compelling proposals and interview content.Coordinate and ensure follow through on the entire proposal life cycle, ensuring readability, consistency, clarity, and compliance with requirements.
