    Job Summary

    The Assistant Project Manager (APM) supports the Project Manager and Superintendent by coordinating project documentation, communication, contracts, and administrative processes throughout the life of a construction project. This role is responsible for managing submittals, RFIs, contracts, change orders, and project records while assisting with job setup, closeout, and overall project coordination.

     

    Key Responsibilities

    Project Documentation & Communication

    Create, track, and manage Submittal Logs from project specifications.Review submittals for completeness and compliance; submit and track through Procore.Distribute approved submittals and manage resubmittals or approvals as noted (AAN).Draft and issue all project transmittals and cover letters.Draft, submit, track, and distribute RFIs in coordination with the Project Manager and Superintendent.Distribute Architect’s Supplemental Information (ASIs) to all required parties.Attend project meetings and prepare meeting minutes; distribute within two (2) business days.Maintain accurate and current project contact lists and redistribute revisions as needed.

    Contracts & Financial Support

    Draft, issue, track, and electronically file Purchase Orders; coordinate approvals with the Project Manager.Draft, distribute, track, and process Subcontracts, ensuring all required documents (insurance, affidavits, PLAs) are complete.Ensure no subcontractor performs work without a fully executed subcontract.Assist with Change Orders by performing quantity takeoffs, gathering invoices, and requesting subcontractor pricing.Distribute, track, and file all Change Orders; provide copies to Accounting.

    Project Setup & Administration

    Complete all required job setup documentation, including job number assignment and system setup.Assist with project buyout, including Purchase Orders, Subcontracts, Letters of Intent, and Submittal Logs.Establish electronic folder structures and maintain organized job files using standard naming conventions.Distribute construction plans, specifications, tax-exempt certificates, and startup documentation.Create and maintain project binders for Superintendents.

    Closeout & File Management

    Request, track, and compile all closeout documents per project specifications.Coordinate warranties, As-Built drawings, and O&M manuals from subcontractors and suppliers.Track outstanding closeout items and notify Accounting upon completion.Assist with project file closure and archiving in accordance with company retention policies.

    Additional Responsibilities

    Assist with permitting and inspections when delegated by the Project Manager.Coordinate SWPPP documentation when required.Manage JULIE Locates and distribute tickets to Superintendents.Assist with project demobilization documentation.

     

    Qualifications

    Required:

    Associate’s Degree or a minimum of two (2) years of college coursework toward a Bachelor’s degree in Construction Management, Engineering, or a related field.1–2 years of construction-related experience.Proficiency in Microsoft Office, particularly Word and Excel.Experience with Procore, ComputerEase, or similar construction management software.General knowledge of construction principles, practices, and terminology.Highly organized, motivated self-starter with the ability to set priorities, manage multiple tasks, and meet deadlines.Strong work ethic with the ability to perform effectively in a fast-paced, deadline-driven environment.Strong written and verbal communication skills.Company Description

    Job Summary

    The Project Manager ensures construction projects are executed precisely and efficiently. By acting as key liaison between K&L, clients/owners, architects, engineers, and subcontractors, the Project Manager fosters positive relationships while driving projects to successful completion in a timely manner.

     

    Key Responsibilities

    Project Management & Coordination

    Collaborate with and guide Assistant Project Managers to manage multiple construction projects through the design-bid-build construction cycle ensuring every project phase aligns with timelines, budgets, and quality expectations.Develop and manage comprehensive project schedules to ensure milestones are met while identifying potential delays and implementing solutions proactively.Review timelines and milestones for schedule adherence.Revise schedules proactively to address unforeseen delays or changes in project scope.Coordinate project activities with project superintendents, client/owners, architects, engineers, and subcontractors.Serve as the main point of contact for all communication and coordination between general contractors, subcontractors, suppliers, owners, architects, and engineers.Ensure that information flows smoothly, conflicts are resolved promptly, and that all parties involved in the project work together throughout the project; schedule and lead regular progress meetings with stakeholders.Process change orders; manage contract adjustments to maintain alignment.

    Budget & Resource Management

    Manage project budget and resources (including materials, labor, and equipment) to ensure projects stay within their financial goals.Monitor project expenses and adjust plans to meet profit objectives.Oversee the financial elements of projects, ensuring profitability and resource efficiency.Coordinate with General Superintendent to assign labor and materials efficiently to prevent delays.

    Quality Assurance & Compliance

    Oversee overall project quality assurance and compliance.Ensure the highest level of quality on all projects is met and delivered to owners/clients.Enforce compliance with industry regulations, environmental standards, and company quality benchmarks.Maintain thorough project records for transparency and accountability.

    Relationship Management

    Provide updates and address concerns timely to maintain satisfaction and foster strong relationships with clients, vendors, and suppliers.Represent K&L professionally to demonstrate the value placed on client relationships, generate future opportunities, and enhance the company’s market presence and reputation.

     

    Qualifications

    Required:

    Bachelor’s degree in construction management or related field5 years of experience in project management or equivalent combination of education and experienceStrong computer skills, including competency with MS Outlook, Excel, Word and document management/organization; proficiency in construction management software (e.g., HeavyBid, Procore).Strong understanding of industry regulations and safety standardsExcellent verbal and written communication skills; demonstrable problem-solving and critical thinking skills.

    Preferred:

    Certification: e.g., Project Management Professional (PMP) or Certified Associate in Project Management (CAPM)

     

    Work Environment & Physical Demands

    Site mobility and inspections - The role will require travel to meet with owners as well as travel to project sites (usually within a 2-hour radius) to include walking, standing, and moving around construction sites.


    Communication and coordination – This role will require incumbent to speak clearly with contractors and clients to include hearing and responding to on-site discussions.

    Job Summary

    The Superintendent partners with the Project Manager to ensure the successful execution and completion of assigned construction projects. Under the direction and guidance of the General Superintendent, this role provides continuous, hands-on field leadership and is accountable for safety, schedule adherence, cost control, labor and equipment management, quality workmanship, and operational excellence. The Superintendent is the on-site leader and is ultimately responsible for the day-to-day execution of each project while promoting a positive company image and meeting or exceeding owner expectations.


    Key Responsibilities

    Project Leadership & Contract Compliance

    Build projects in strict accordance with contract documents, plans, and specifications.Ensure company work complies with all applicable building codes, local ordinances, and permit requirements; coordinate and document inspections per company and regulatory standards.Maintain thorough knowledge of all project documents, including contracts, plans, specifications, subcontracts, purchase orders, shop drawings, and related materials.Inspect job sites for pre-existing conditions and ensure accurate layout verification.Maintain professional relationships with Owners, Engineers, Architects, and project stakeholders.Identify, measure, and report scope changes to the Project Manager and participate in pricing changes or additional work.

    Project Planning & Means and Methods

    Collaborate with the Project Manager to develop and communicate a comprehensive Project Plan prior to construction.Participate in development of execution plans, progress schedules, and labor and equipment forecasts.Effectively utilize labor, equipment, and materials.Supervise subcontractors (when applicable) to ensure compliance with quality and schedule requirements and report performance issues as necessary.Organize and coordinate all trades in alignment with the project schedule.Apply sound construction techniques that benefit project outcomes and company performance.

    Schedule Management

    Assist in developing and maintaining the project schedule; monitor progress and document delays or potential delays.Implement short-interval planning and proactively communicate daily and weekly work plans.Participate in preconstruction and construction meetings as required.Verify material deliveries and resource availability to ensure uninterrupted workflow.Collaborate with Project Manager to identify and manage critical path activities, implement recovery plans for schedule slippages, and ensure timely project completion.

    Budget & Cost Control

    Review detailed budgets, cost codes, and time constraints prior to construction.Review cost status reports for accuracy and take corrective action on potential or actual overruns.Maintain or improve project margins through efficient planning and execution.Provide feedback to estimating and participate in post-project evaluations.

    Quality Control

    Establish and communicate quality standards; perform daily quality control of company-performed and subcontracted work to ensure compliance with contract requirements and company standards.Identify and correct non-conforming work promptly and effectively.Prepare contractor punch lists and manage architect/owner punch list completion.

    Safety Management

    Lead safe projects; ensure compliance with OSHA standards, company policy and JULIE requirements.Maintain a clean, orderly, secure, and professional job site.Investigate and report safety incidents to the Safety Department, Project Manager, and Owner when required.Participate in or lead safety meetings as appropriate and implement effective safety programs.

    Employee Development & Workforce Management

    Deploy and terminate hourly field personnel in accordance with company policies and business needs.Support employee training and professional growth and development.Motivate teams to achieve project and company goals.Ensure compliance with all federal, state, and local labor laws.


    Qualifications

    Required:

    High School diploma or equivalentMinimum of 8 years of construction experience (construction management, project planning, scheduling, subcontractor coordination, quality control, and safety oversight)Minimum of 3 years supervisor experienceStrong knowledge of construction methods, plans, specifications, and building codesExcellent verbal and written communication skillsValid driver's license

    Preferred:

    5 years supervisor experienceOSHA 30 certificationWorking knowledge of applicable industry standards, regulations, and laws
