Key Responsibilities and Essential Functions:
Primary responsibility for the proper scheduling of the work of crews, equipment and subcontractors to achieve maximum production in the most efficient manner.

Set up, maintain, and close field office and ensure that the project is secure at all times;Thorough understanding of plans and specifications to plan procedures for each phase of construction;Understand where potential issues lie in the plans and specs (i.e. items with long lead times, etc.) and identify/ provide solutions;Demonstrates a strong financial understanding of the financial implications/ picture involved in all decision making;Assist Preconstruction Department in establishing budgets, estimating reviews, constructability Reviews/ Suggest ways to shorten process (phasing);Assist with the development of project schedules for specific scopes of work and identifies issues and provides solutions;Verify that mock-ups match the specs and are approved before any material is installed;Ensure work-in-place is installed per plans and specs and QC is adhered to the standards of the construction industry;Work with PM to ensure that 3 week look-ahead is up-to-date, provide input.Submit, monitor and update 3 week look-ahead schedule with on-site staff and subcontractors weekly;Conduct weekly Subcontractor/ Forman meetings;Maintain Subcontractor Badging Program daily;Conduct safety meetings and ensure that all safety regulations are followed by the company and subcontractor crews. Collect safety meeting attendance sheets from subcontractors;Create, review submittals (identify compliance/ specifications) and maintain the project submittal log with the project engineer;Maintain a rolling punchlist weekly and complete punchlist and close-out in a timely fashion;Maintain a project closeout checklist leading up to CofO;Maintain all jobsite documentation: ensure all subs provide proof of insurance and review status for expiration dates, complete all daily reports and logs, review subcontractor invoices and provide documentation and backup for resolution of subcontractor claims;Work with PM weekly regarding Subcontractor P.L.O. issues;Commit to subcontractors/ KBE for the proper back-up for PCO or deduct change orders;Maintain as-built drawings on-site weekly;Use of Backcharge notifications and log;Use of safety notifications and log;Education, Experience, & Qualifications:

Summary:
Provides Cost and Billing support to project teams and the Accounting Department.
Responsibilities:
Review initial contracts for accounting/ billing components: fees, billing instructions, etc.; Complete owner billing/requisition and project set-up; Prepare owner billings/requisitions as assigned.Ensure consistency in billing formats for all new projects;Track progress to completion of monthly owner billing/requisition process;Work with Project Manager to ensure budget is setup correctly;Manage Cost Report process and assists Project Managers as needed;Minimum Qualifications:

The Scheduling Manager will supervise the production of detailed project schedules. Updates and reports on the progress to the operations team.

Understand and recommend the project delivery system and most appropriate scheduling method, calendar and software platform.Determine whether external scheduling resources are needed or desired.Evaluate contract requirements for delay-causing requirements and notifications.Review pre-bid schedule requirements and help develop qualifications and exclusions to include in bids and proposals.Develop Base Line Schedule

Working directly with the Estimating/Pre-Con Director, the Estimator II will gather, calculate, and compile data for use in conceptual/bid proposal estimates, prepare routine estimates under general supervision. Maintain current, accurate information on prices from suppliers and contractors through direct contact and written materials, sales brochures, price lists, etc.

Position Summary:
The Project Manager has complete responsibility to the management of all assigned construction projects from inception to completion and closeout. The primary responsibilities are to ensure the timely completions of projects assigned, consistent with quality standards, and to continue the development of the organization and people under direct supervision as well as keeping the Regional Manager advised on all field matters. The Project Manager is accountable to the supervision and direction of the activities of all field personnel on assigned construction projects. Support Business Development through regular communication with clients to ensure that KBE is

Understand and discuss costs, projected schedule, bid requirements and assumptions;
Inform team members of pertinent information;
Perform complete job buyout including drafting of subcontracts;
Bill Owner regularly in accordance with contract documents;
Provide relevant information to Accounting (budget summary, schedule of values, etc.);
Award all scopes of work on a timely basis, ensuring that each scope is all-inclusive including
taxes and insurance;
Ensure subcontractors are capable of performing work;
Draft subcontracts to be thorough, complete and all-inclusive, i.e. payment terms, safety policies or
requirements, insurance requirements, etc.;
Establish and maintain communication with clients, subcontractors and suppliers;
Make verbal, written, or email contact with clients, subcontractors and suppliers to ensure
complete understanding of the progress of the project;
Maintain good rapport with clients to encourage future work and opportunities;
Review daily reports and job meeting minutes from the Project Superintendents;
Verify project status, progress, and quality control with both subcontractors and superintendents;
Ensure meeting minutes are prepared and reviewed;
Prepare C.P.M. bar charts, work schedules, cash flow schedules, and enforces, monitors, and
updates schedules to properly manage projects;
Prepare charts based on start and finish dates as established by the contract;
Create cash flow schedules for the owner/bank, as required;
Ensure subcontractor adherence to schedule;
Ensure that subcontractor and office and field team submit timely paperwork;
Adjust schedule to allow for unexpected circumstances;
Implement and monitors revisions to scope of work;
Walk the jobsite regularly and be thoroughly familiar with all aspects of the project
Assist as necessary, with the Estimating Department to bid and secure projects:
Suggest subcontractors with which to bid;
Solicit contractors in certain construction divisions;
Become thoroughly familiar with divisions assigned;
Assist in setting up general conditions;
Assist with value engineering as appropriate
Review and become familiar with owner contracts.

Check contracts to ensure all terms and conditions are followed

Monitor job schedule with Project Superintendent;

Ensure Project Superintendent is adhering to specifications;
Hold regular team meetings, including discussion and resolution of accounting and administrative
issues;
Ensure necessary permits form all agencies are secured;
Approve expense reports from the Project Superintendents;
Make final inspection of construction sites;
Sign off on punchlist
Control all project costs and maximizes profit:
Prepare and submit budgets to the accounting department for approval;
Review and adjust, as necessary, committed cost reports and make Operations Management
aware of any potential problems;
Write all commitments, i.e. contracts, purchase orders, and change orders;
Approve invoices weekly;
Review all subcontractor and supplier requisitions, adjusting, as necessary, prior to sending
requisition to owner;
Assure that owners requisition is prepared accurately and sent to owner;
Track and monitor owners requisition to ensure timely owner payment;
Complete monthly report on each assigned project
Resolve all claims for extras and/or credits with the owner, subcontractors and material suppliers in a timely fashion and/ or in accordance with contract time limitations:
Assure that extra or credit change orders to owner are submitted accurately and within the
contract time specifications;
Settle claims immediately with subcontractors
Perform complete job buy out including drafting of subcontracts. Bus job complete within 30-45 days.
Award all scopes of work on a timely basis, ensuring that each scope is all-inclusive including
taxes and insurance
Ensure subcontractors are capable of performing work, prequalification is complete and that all
policies regarding bonding of subcontractors are followed;

Position Open: Project Manager
The Project Manager has complete responsibility to the management of all assigned construction projects from inception to completion and closeout. The primary responsibilities are to ensure the timely completions of projects assigned, consistent with quality standards, and to continue the development of the organization and people under direct supervision as well as keeping the Directors of Field Operation advised on all field matters. The Project Manager is accountable to the supervision and direction of the activities of all field personnel on assigned construction projects
Supervisory Responsibilities:
Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include involvement with planning, assigning, and directing work; appraising work and performance; creating development plans; disciplining employees; addressing complaints and resolving problems with on-site staff. Participate in training and development programs as an instructor to promote the growth and development of KBE Associates.
Key Responsibilities and Essential Functions:

Consult with owners, operations management and estimators to become thoroughly familiar with the project requirements and criteria.
Overall project management process on assigned projects:
Understand and discuss costs, projected schedule, bid requirements and assumptions; Inform team members of pertinent information;
Perform complete job buyout including drafting of subcontracts;
Bill Owner regularly in accordance with contract documents;
Provide relevant information to Accounting (budget summary, schedule of values, etc.);
Award all scopes of work on a timely basis, ensuring that each scope is all-inclusive including taxes and insurance;
Ensure subcontractors are capable of performing work;
Draft subcontracts to be thorough, complete and all-inclusive, i.e. payment terms, safety policies or requirements, insurance requirements, etc.;
Establish and maintain communication with clients, subcontractors and suppliers;
Make verbal, written, or email contact with clients, subcontractors and suppliers to ensure complete understanding of the progress of the project;
Maintain good rapport with clients to encourage future work and opportunities;
Review daily reports and job meeting minutes from the Project Superintendents;
Verify project status, progress, and quality control with both subcontractors and superintendents;
Ensure meeting minutes are prepared and reviewed;
Prepare C.P.M. bar charts, work schedules, cash flow schedules, and enforces, monitors, and updates schedules to properly manage projects;
Prepare charts based on start and finish dates as established by the contract;
Create cash flow schedules for the owner/bank, as required;
Ensure subcontractor adherence to schedule;
Ensure that subcontractor and office and field team submit timely paperwork;
Adjust schedule to allow for unexpected circumstances;
Implement and monitors revisions to scope of work;
Assist as necessary, with the Estimating Department to bid and secure projects:
Review and become familiar with owner contracts
Moderates kick-off meeting
Supervise project team (Superintendent, Project Engineer and Project Accountant)- accountability to the field staff in terms of
Control all project costs and maximizes profit:

Minimum Qualifications:

Interpretation of subcontract language and overall subcontract management a must;
Demonstrates solid presentation skills and verbal/written skills;
Ability to work with multiple priorities and tight deadlines and a proven track record in managing work in high demand operating work environments;
Proficiency in MS Office Suite, including MS Project, Viewpoint, CIS or similar application;
Willingness to travel a must.

The Field Engineer will assist the Project Manager with the day-to-day construction, technical and administrative aspects of assigned construction projects. Field engineer will assist Project Manager & Supt in field work support role, including but not limited to estimating, procurement, report preparation, and overall support in every aspect of each project.

Working directly with the Director of Preconstruction, the Estimator will gather, calculate, and compile data for use in conceptual/bid proposal estimates, prepare routine estimates under general supervision. Maintain current, accurate information on prices from suppliers and contractors through direct contact and written materials, sales brochures, price lists, etc.
Key Responsibilities and Essential Functions

Gather, calculate and compile data (unit costs, subcontractor quotes) for use in conceptual and bid proposal estimates.
Compile subcontractor solicitation list with assistance of the Director of Preconstruction.Solicit subcontractor interest through telephone calls, emails, etc.Prepare routine estimates under general supervision.
Prepare quantity take-offs and reviews with the Director of Preconstruction.Price the above if assigned.Maintain current, accurate information on prices.
Obtain prices from suppliers and subcontractors through direct contact and written materials, sales brochures, price lists, etc.Report special pricing to the Director of Preconstruction for compilation into database, when appropriate.Prepare bid packages, conceptual estimates, analysis of subcontractor bids, etc. for projects of medium size and/or complexity as assigned.
Compile estimates and subcontractor quotes to arrive at a total estimated cost.Review above with the Director of Preconstruction.Interface with owner, architect, engineers and subcontractors to provide engineering and cost data regarding project feasibility.
Prepare RFIs as necessary to gain clarification for resolution of questions or ambiguities in contract documents.Provide constructability reviews of documents including coordination between trades.Distribute addenda, etc. to appropriate parties.Write exhibits identifying exclusions and qualifications custom tailored for each project.
