    Position Summary:

    Supervises and directs activities of workers concerned with construction of buildings or other construction projects to ensure conformance with contract documents and quality control by performing the following duties personally or with the effective organization of work through subordinate subcontractors/supervisors.

    This individual will be expected to role model and foster the attitude, measures and approaches necessary to create a workplace environment/image that embodies the KBE Mission of Building Excellence Together by exemplifying the values of Dedication, Innovation, Pride and Integrity.


    Key Responsibilities and Essential Functions:

    Primary responsibility for the proper scheduling of the work of crews, equipment and subcontractors to achieve maximum production in the most efficient manner.

    Includes the following. Other duties may be assigned.

    Set up, maintain, and close field office and ensure that the project is secure at all times;Thorough understanding of plans and specifications to plan procedures for each phase of construction;Understand where potential issues lie in the plans and specs (i.e. items with long lead times, etc.) and identify/ provide solutions;Demonstrates a strong financial understanding of the financial implications/ picture involved in all decision making;Assist Preconstruction Department in establishing budgets, estimating reviews, constructability Reviews/ Suggest ways to shorten process (phasing);Assist with the development of project schedules for specific scopes of work and identifies issues and provides solutions;Verify that mock-ups match the specs and are approved before any material is installed;Ensure work-in-place is installed per plans and specs and QC is adhered to the standards of the construction industry;Work with PM to ensure that 3 week look-ahead is up-to-date, provide input.Submit, monitor and update 3 week look-ahead schedule with on-site staff and subcontractors weekly;Conduct weekly Subcontractor/ Forman meetings;Maintain Subcontractor Badging Program daily;Conduct safety meetings and ensure that all safety regulations are followed by the company and subcontractor crews. Collect safety meeting attendance sheets from subcontractors;Create, review submittals (identify compliance/ specifications) and maintain the project submittal log with the project engineer;Maintain a rolling punchlist weekly and complete punchlist and close-out in a timely fashion;Maintain a project closeout checklist leading up to CofO;Maintain all jobsite documentation: ensure all subs provide proof of insurance and review status for expiration dates, complete all daily reports and logs, review subcontractor invoices and provide documentation and backup for resolution of subcontractor claims;Work with PM weekly regarding Subcontractor P.L.O. issues;Commit to subcontractors/ KBE for the proper back-up for PCO or deduct change orders;Maintain as-built drawings on-site weekly;Use of Backcharge notifications and log;Use of safety notifications and log;


    Education, Experience, & Qualifications:

    10+ years of construction industry experience in the role of a Lead Superintendent;
    Experienced and competent in supervising projects in at least four (4) out of the

    following eight (8) markets (Major Retail, Apartments/Condos, Higher Education,

    Healthcare/Medical, Senior Living, K thru 12 Schools, Federal, Mixed use);


    Experienced and competent in supervising projects utilizing three (3) out of the following five (5) structural systems (Structural steel, Wood framing or timber framing, Cast-in-place concrete, Precast concrete, Cold formed metal framing);
    Experienced and competent in managing projects utilizing the following two (2) delivery methods (General Contractor Lump Sum Contractor, Construction Management as Constructor Guaranteed Maximum Price (GMP) contract;
    Experience and competency in managing projects utilizing the design-build delivery method is also preferred but not a prerequisite;
    Successfully completed the role of the Lead Superintendent at least one (1) project with a construction value over $15 million where the facility remained operational and the construction proceeded in multiple phases;
    Successfully completed in the role of the Lead Superintendent at least one (1) project each with construction value over $25 million with one of those projects being a Construction Management as Constructor delivery method;
    Proficient in understanding and following plans and specifications in the construction of projects;
    Proficient in controlling job costs and adhering to progress schedules;
    Strong organizational and time management skills;
    Demonstrates sound decision making capability;
    Ability to work with multiple priorities and tight deadlines and constraints in a high stress environment;
    Proficient in Blueprint reading and in understanding scheduling logic;
    Proficient in all of the16 divisions, with a broad understanding of MEP;
    Ability to manage and motivate subcontractors and coordinate construction teams;
    Solid communication skills;
    Proficient in the use software programs such as MS Office Suite (Excel, Outlook, etc.) and other jobsite software.

    Summary:

    Provides Cost and Billing support to project teams and the Accounting Department.


    Responsibilities:

    Review initial contracts for accounting/ billing components: fees, billing instructions, etc.; Complete owner billing/requisition and project set-up; Prepare owner billings/requisitions as assigned.Ensure consistency in billing formats for all new projects;Track progress to completion of monthly owner billing/requisition process;Work with Project Manager to ensure budget is setup correctly;Manage Cost Report process and assists Project Managers as needed;


    Minimum Qualifications:

    Position Summary:

    The Scheduling Manager will supervise the production of detailed project schedules. Updates and reports on the progress to the operations team.


    Key Responsibilities and Essential Functions:

    Includes the following, other duties may be assigned.

    Preliminary Considerations

    Understand and recommend the project delivery system and most appropriate scheduling method, calendar and software platform.Determine whether external scheduling resources are needed or desired.Evaluate contract requirements for delay-causing requirements and notifications.Review pre-bid schedule requirements and help develop qualifications and exclusions to include in bids and proposals.

    Develop Base Line Schedule

    Generate project specific detailed schedules with input from project team or others as necessary and appropriate.Consider activities/responsibilities from other parties.Prepares forecasts for future construction performance.Prepares written schedules for Sr. Management, Marketing and/or Pre-construction to present at client meetings.

    Project Schedule Frequency Updates

    Obtain project specific information from the project team once a month or as outlined in the specifications and make minor changes/updates to the schedule as needed.

    Update Process

    Visit jobsites and/or video conference to record current status, percent complete, and approximate quantities of materials in place with project teams. Meet with field staff or others to address any actual starts or finishes that could not be obtained from the field walk or video conference.Insert lost days due to weather or project impacts.Consider all notice requirements for relief from time, cost impacts or LCOs.Maintain files in a project folder, organized and clearly marked.Analyze scope changes using collected information.

    (3) Week Look Ahead Schedule

    Spot check (3) week look ahead schedules to add detail and update the overall project schedule for areas of focus in the coming weeks for our subcontractor and our clients.

    Design Impacts & Manage Schedule Impacts

    Tie critical path scopes of work to their corresponding design deliverable package followed by procurement and construction activities.Explore all reasonable avenues available to prevent or minimize schedule impacts with subcontractor.Access delay logs in BIM 360 to flush any potential issues with project team.Prepare time-impact analyses for change orders and delays as requested.Track the cost and impact of acceleration or other mitigation efforts with project team.

    Miscellaneous

    Answers construction related scheduling questions from the project teams.Reports construction progress to Sr. Management and the client as requested.Train other persons on the project teams in the proper use of scheduling techniques and documentation.Perform occasional quality control audits on schedules, processes and procedures.Develop lessons learned from past and ongoing projects, for future use.

    Position Summary:

    The Field Engineer will assist the Project Manager with the day-to-day construction, technical and administrative aspects of assigned construction projects. This is a field position with PM and field support.


    Supervisory Responsibilities:

    Process subcontract change orders

    Coordinate the scheduling of meetings.     Position Summary:

    Working directly with the Estimating/Pre-Con Director, the Estimator II will gather, calculate, and compile data for use in conceptual/bid proposal estimates, prepare routine estimates under general supervision. Maintain current, accurate information on prices from suppliers and contractors through direct contact and written materials, sales brochures, price lists, etc.


    Key Responsibilities and Essential Functions

    Review proposal specifications and drawings; review project documents and prepare bond request forms on a timely basis;


    Participate in and/or attends pre-bid meetings, bid strategy meetings, and presentations as required to determine scope of work and required contents of estimate and develop a potential list of subcontractors. Solicit subcontractors to obtain estimates for divisions 2-16

    Participate in pre-bid meetingsAnalyze project scope of workUtilize master subcontractor list, bid software, trade books, phone books and recommendations on prior jobs to develop a list of subcontractorsDirect and utilize support staff, if available, to assist Senior Estimator in these duties


    Gather, calculate and compile data (unit costs, subcontractor quotes) for use in conceptual and bid proposal estimates.

    Compile subcontractor solicitation list with assistance of Senior Estimator or Estimating Director;Work with Assistant Estimators to solicit subcontractor interest through telephone calls, faxes, etc.


    Prepare estimates under general supervision.

    Review and critique quantity take-offs prepared by Assistant Estimators or prepare quantity take-offs and reviews with Senior or Estimating Director;Price the above if assigned.


    Maintain current, accurate information on prices.

    Obtain prices from suppliers and subcontractors through direct contact and written materials, sales brochures, price lists, etc.;Report special pricing to Estimating Director for compilation into database, when appropriate.


    Prepare bid packages, conceptual estimates, analysis of subcontractor bids, etc. for projects of medium size and/or complexity as assigned.

    Compile estimates and subcontractor quotes to arrive at a total estimated cost;Review above with Estimating Director and/or Senior Management.


    Interface with owner, architect, engineers and subcontractors to provide engineering and cost data regarding project feasibility.

    Position Summary:

    The Project Manager has complete responsibility to the management of all assigned construction projects from inception to completion and closeout.     Prepare C.P.M. bar charts, work schedules, cash flow schedules, and enforces, monitors, and
    updates schedules to properly manage projects;

    Prepare charts based on start and finish dates as established by the contract;
    Create cash flow schedules for the owner/bank, as required;
    Ensure subcontractor adherence to schedule;
    Ensure that subcontractor and office and field team submit timely paperwork;
    Adjust schedule to allow for unexpected circumstances;
    Implement and monitors revisions to scope of work;


    Walk the jobsite regularly and be thoroughly familiar with all aspects of the project
    Assist as necessary, with the Estimating Department to bid and secure projects:
    Suggest subcontractors with which to bid;
    Solicit contractors in certain construction divisions;
    Become thoroughly familiar with divisions assigned;
    Assist in setting up general conditions;
    Assist with value engineering as appropriate


    Review and become familiar with owner contracts.


    Moderates kick-off meeting:
    Check contracts to ensure all terms and conditions are followed
    Run kick off meeting
    Set up requisition format with Accounting


    Supervise project team (Superintendent, Project Engineer and Project Accountant)- accountability
    to the field staff in terms of:
    Monitor job schedule with Project Superintendent;
    Review submittal log weekly with Project Superintendent, Engineer;
    Ensure Project Superintendent is demanding quality work and enforcing safety requirements;
    Ensure Project Superintendent is adhering to specifications;
    Hold regular team meetings, including discussion and resolution of accounting and administrative
    issues;
    Ensure necessary permits form all agencies are secured;
    Approve expense reports from the Project Superintendents;
    Make final inspection of construction sites;
    Sign off on punchlist
    Control all project costs and maximizes profit:
    Prepare and submit budgets to the accounting department for approval;
    Review and adjust, as necessary, committed cost reports and make Operations Management
    aware of any potential problems;
    Write all commitments, i.e. contracts, purchase orders, and change orders;
    Approve invoices weekly;
    Review all subcontractor and supplier requisitions, adjusting, as necessary, prior to sending
    requisition to owner;
    Assure that owners requisition is prepared accurately and sent to owner;
    Track and monitor owners requisition to ensure timely owner payment;
    Complete monthly report on each assigned project


    Resolve all claims for extras and/or credits with the owner, subcontractors and material suppliers in a timely fashion and/ or in accordance with contract time limitations:
    Assure that extra or credit change orders to owner are submitted accurately and within the
    contract time specifications;
    Settle claims immediately with subcontractors


    Perform complete job buy out including drafting of subcontracts. Bus job complete within 30-45 days.

    Award all scopes of work on a timely basis, ensuring that each scope is all-inclusive including
    taxes and insurance

    The Field Engineer will assist the Project Manager with the day-to-day construction, technical and administrative aspects of assigned construction projects.     Position Summary:

    Working directly with the Director of Preconstruction, the Estimator will gather, calculate, and compile data for use in conceptual/bid proposal estimates, prepare routine estimates under general supervision. Maintain current, accurate information on prices from suppliers and contractors through direct contact and written materials, sales brochures, price lists, etc.


    Key Responsibilities and Essential Functions

    Include the following. Other duties may be assigned.

    Gather, calculate and compile data (unit costs, subcontractor quotes) for use in conceptual and bid proposal estimates.

    Compile subcontractor solicitation list with assistance of the Director of Preconstruction.Solicit subcontractor interest through telephone calls, emails, etc.

    Prepare routine estimates under general supervision.

    Prepare quantity take-offs and reviews with the Director of Preconstruction.Price the above if assigned.

    Maintain current, accurate information on prices.

    Obtain prices from suppliers and subcontractors through direct contact and written materials, sales brochures, price lists, etc.Report special pricing to the Director of Preconstruction for compilation into database, when appropriate.

    Prepare bid packages, conceptual estimates, analysis of subcontractor bids, etc. for projects of medium size and/or complexity as assigned.

    Compile estimates and subcontractor quotes to arrive at a total estimated cost.Review above with the Director of Preconstruction.

    Interface with owner, architect, engineers and subcontractors to provide engineering and cost data regarding project feasibility.

    Prepare RFIs as necessary to gain clarification for resolution of questions or ambiguities in contract documents.Provide constructability reviews of documents including coordination between trades.Distribute addenda, etc. to appropriate parties.

    Write exhibits identifying exclusions and qualifications custom tailored for each project.

    Prepare comprehensive, accurate exhibits outlining KBE responsibilities and owner or tenant responsibilities.

    Education, Experience, & Qualifications:

    BS/BA in Construction Management, Engineering Technology, or Engineering and/or 3-5 years of construction estimating experience.Proven skills in: Spatial concepts/ MathExperience with Estimating Software such as Building Connected, Construct Connect, Accubid, and ConEst.Proficient with MS Office Suite (particularly Excel and Microsoft Word)
