    Job Description:

    Our company is in search of a friendly and professional Guest Services Concierge to provide personal services and security on site. We’re searching for an experienced individual who can provide high quality service to our clients and understands the importance of superb customer service. The successful candidate will have a confident personality, enjoy networking with clients, and be equipped with excellent communication skills (written and verbal).

    Responsibilities:

    • Greet clients and guests when they enter the building and guide them to their designated areas.

    • Process important queries and manage customer expectations in a polite and friendly manner.

    • Help with the setup of on-site events including tenant meetings, and banquets.

    • Assist in light maintenance and custodial duties.

    • Answer garage entry telephone and monitor surveillance cameras.

    • Routinely patrol the building lobby and attached parking garage structure.

    • Complete parking license agreements with monthly paid parkers.

    • Enforce parking rules and regulations pursuant to policies in place.

    • Ability to calmly perform duties and satisfy the needs of others during emergency situations.

    Requirements:

    • Minimum of 2+ years of client-facing experience.

    • Basic computer literacy skills and talent for technology.

    • Advanced written and verbal communication skills.

    • Polite, friendly, and self-assured attitude.

    • Skills in multitasking and good time-management. • Ability to lift 25 pounds.

    Job Title: Maintenance Technician

    Department: Property Management

    Reports to: Lead Maintenance Technician

    FLSA Status: Non-Exempt

    Position Summary:

    Responsible for maintaining the physical condition, safety and appearance of multiple properties. Organize, coordinate, and manage the overall maintenance programs, including exterior property appearance, timely work order service.

     

    Essential Functions:

    1. Diagnose and perform major, minor, and routine maintenance and repair promptly and professionally.

    2. Organize, coordinate, and manage the overall maintenance program, including interior and exterior property appearance, timely work order service, vendor bid collection and communication, and cost-effective property inventory control.

    3. Conduct inspections to determine preventative maintenance needs and to diagnose maintenance issues.

    4. Work with other service providers and grounds personnel to ensure tenants receive excellent customer service and that the physical needs of the property are addressed each day.

    5. Work closely with the Property Manager to ensure the property's needs are being met.

    6. Oversee and complete tasks related to the preventative maintenance program, general property safety, and shop housekeeping.

    7. Perform effective emergency maintenance and snow removal (after-hours) as required.

    8. Coordinate preparations for the city, state, and government inspections.

    9. As requested, assist at other buildings or events outside regular work hours.

    10. Conduct all business in accordance with company policies and procedures.

    11. Complete any function typical of this career path as requested by management.

    12. Actively participate in the after-hours on-call maintenance program.

     

    Education, Licenses, or Certificates Required:

    High School Diploma or General Education Degree (GED); two to three years of related experience and/or training. EPA Certification is desired, or the ability to obtain a certification within one year of employment.

    Experience Required:

    General maintenance experience, knowledge of safety procedures, safety-conscious, steady, dependable, and courteous.

    Skills:

    The following attributes are desirable for job success: general maintenance experience, knowledge of appliance repair, light carpentry, plumbing, and electrical knowledge, knowledge of safety procedures, safety-conscious, steady and dependable, ability to work with the pressure of deadlines, and ability to have a flex work schedule to accommodate after-hours and weekend emergencies.

     

     

     

    Physical Requirements:

    Individuals must be able to perform each essential duty satisfactorily. Reasonable accommodation may be provided to enable individuals with disabilities to perform this job. Extensive mobility and excellent physical condition. Ability to kneel, crouch, climb, crawl, etc., to reach items needing repairs. The employee must occasionally lift/move up to 75 pounds if necessary to install and remove appliances. Ability to operate all necessary hand tools to make repairs. Ability to drive to and from job sites as needed.

    Work Environment:

    Tolerance to all extremes of hot and cold weather is necessary. The employee is frequently exposed to wet and humid conditions as well as cold temperatures with snow and icy conditions. The employee should be able to withstand changing conditions.

     

    Tools:

    Must have own basic tools or be willing to obtain the required hand tools pertinent to this position. Must be knowledgeable and skilled in the safe use and maintenance of the following:

     

    Hand Tools: Various wrenches, screwdrivers, grips, sledgehammers, hammers, snips, saws, etc.

    Power Tools: Grinder, sander, drill, saws, etc.

    Measuring Devices: Voltmeters, ohmmeters, etc.

     

    Transportation:

    Must have a dependable vehicle to transport tools and equipment to job sites as needed, unless a company vehicle is provided. Must have a valid driver’s license, and proof of liability insurance for the same
