Summary The Category Manager, Construction Services will develop, grow and mature the central management of America's Construction Services Categories of Furniture, Flooring & Equipment (FF&E) and Moving and the related suppliers to achieve organizational goals via category strategies, leveraging scale, building supplier relationships, identifying and bringing forward market innovations, supporting client solutions and providing overall value to stakeholders in support of all JLL client-managed spend. In addition to Category Management responsibilities, this role supports PDS Sourcing & Procurement functions and operations. This position will also design, create and pilot global category management processes to develop a roadmap for global category management and supplier relationship management across future categories, supporting overall organizational transformation to integrate building and construction into the company's category management structure. Job Function Details Category Strategy & Performance * Develop and regularly maintain short, mid and long-term category strategies aligned with overall business strategy and objectives and departmental stakeholders * Responsible for category strategy development, execution and category performance of all category-related activities * Deliver financial targets in line with business expectations * Bring strategic thought leadership to identify additional cost and operational efficiencies Sourcing & Procurement Execution * Create strategic solutions for specific commodity and service requirements, RFP/quotation management, bid analysis and recommendations, liaison with internal stakeholders for contract approvals, savings reporting, documentation and compliance * Develop category plans with visibility including supplier summaries, stakeholder engagement plans, contract summaries, and market insights that lead to both short and long-term strategies * Negotiate and implement proven contracting strategies within areas of responsible spend Supply Base & Supplier Relationship Management * Rationalize the supply base and develop a clear strategic supply partner framework, maintaining this framework at the senior supplier level * Manage category-specific segmentation of service providers and supply partners to ensure best service provision available across assigned categories * Forge key strategic relationships with strategic suppliers and industry leaders, being mindful of long-term mutually beneficial and ethical objectives while providing the business access to supplier innovation * Utilize SRM (Supplier Relationship Management) tools to manage relationships with JLL preferred supply base, acting as the internal issue resolution point and reviewing performance regularly * Conduct supplier performance review meetings Data Analytics & Market Intelligence * Utilize and enhance supply chain data analytics to assess current state needs and portfolio and enable more strategic thought leadership in the Project and Development Services supply chain function * Identify risks, threats and provide solutions for mitigation * Share market intelligence, best practices and provide category expertise in improving cost, performance and overall value to end users PDS Sourcing & Procurement Support * Help develop and support PDS related Sourcing & Procurement Initiatives * Support educational aspects of the Synergy program and PDS S&P including performance of training and shared oversight of SharePoint site * Socialize the SYNERGY program with PM user-base to drive adoption * Support PDS Sourcing associates on account when needed * Provide functional leadership and peer group alignment where appropriate and needed Policy & Governance * Identify opportunities to develop and implement new policies and procedures, including rationalization of legacy policies and procedures * Proactively manage internal stakeholder expectations and escalate at appropriate times Desired or preferred experience and technical skills * Bachelor's degree (BA/BS) in a relevant field * Minimum 5 years of procurement-related experience * Construction category (furniture, flooring, etc) experience a plus * MBA a plus * Exemplary knowledge of contracts and contract language with ability to negotiate Terms and Conditions as well as pricing and strategic pricing for assigned categories * Subject matter expert for assigned building and construction categories * Proven ability to deliver results in challenging environments * Expertise in sourcing with demonstrated ability to manage change * Proven ability to facilitate strategic supplier relationships and work with senior business executives and across procurement leadership * Excellent interpersonal skills, organizational skills, and strong analytical ability * Excellent communication skills - oral and written * Collaborative and influencing style with a focus on teamwork * Ability to sell and present initiatives and/or new ideas * Ability to work on a regional scale and across different time zones * Excellent PC skills, proficient in MS applications with excellent ability to work with large amounts of data and build reports * Ability to learn and utilize new technologies * Partner with functional leads and the business to drive both immediate and sustained benefits to JLL and its clients This position does not provide visa sponsorship. Maintenance Manager - JLL What this job involves: The Maintenance Manager will assist the Senior Facilities Manager and/or the Account Leader with the delivery of quality facility management services. This role will coordinate and manage client requirements and service delivery to ensure satisfaction. What your day-to-day will look like: * Supports the Sr. Facilities Manager and/or Account Lead in the implementation of short and long-term goals & projects for the client * Manages the work assignments for building technicians, vendors, and contractors. * Assists with the development and implementation of the annual management plan for the buildings within the area. * Ensure client satisfaction with site leadership team by providing a seamless interface of the client real estate organization and facilities through leadership, responsiveness and creativity that develops and maintains a positive relationship. * Follows the annual performance plan; accomplish Key Performance Indicators as agreed with client in the Objectives of the Performance Agreement for the position. * Share innovations and best practices with the assigned owner of best practices for JLL Facilities Management. * Manage contractors when on site ensuring each contractor is following all client and JLL policies and ensuring the delivery of the service is completed correctly. * Oversee the overall service delivery of the contracted services. Ensure all Client and JLL polices in regards to delivery of service, safety and compliance are followed. * Operations Process Development / Management: Onboarding/offboarding/orientation, Space planning, Move management, Security systems (door control, cameras, visitor/contractor process), Environmental monitoring (Vaisala), Waste management (recycling, document destruction, composting, landfill, electronics, digital media), Video display systems, Laboratory resources (Lab coat, lab space management, audits, surplus equipment, compressed gases), Warehouse management and Meeting rooms and AV systems. * Support client document management practices (Building drawings, Equipment M&O manuals, SOPs, Change control, Security procedures, EH&S procedures) * Support project management activities of the client (Assist with project management, construction, Renovation, System implementation, Landscaping, Site security systems) Required Qualifications * 2+ years industry experience required either in the corporate environment, third party service provider, or as consultant * Knows boilers, chillers, HVAC like the back of their hand * Strong leadership & management skills * Matrix manage both technical and administrative staff * Proficient in MS programs such as Excel, PowerPoint, Outlook, and CMMS systems * Exposure to GMP/GxP environments in a life sciences, food/beverage, cosmetics or related industry Preferred Qualifications: * Certified Facility Manager (CFM), Facility Management Professional (FMP), or similar professional certification * Experience with ISO, GMP, or other quality management systems relevant to pharmaceutical or biotechnology operations Location: Research Triangle Park, NC This position does not provide visa sponsorship.
