    Job DescriptionJob Description

    The Development Construction Manager Assistant Intern is responsible for assisting the Ithaca Development Construction Manager with the development of land for residential lots, commercial apartments, and industrial parcels, and all aspects of the estimating, purchasing, construction, accounts payable. This is a temporary 90 -day paid internship during which you will be paired with more experienced team members to see if you have what it takes to be successful Development Construction Manager Assistant. It is not a guaranteed term of employment. You or the Company may end the relationship at any time and it will end automatically after 90 days. During the internship, you will have an opportunity to work under the guidance of more experienced team members to assist in the management of the production department. To be successful you must be able to demonstrate the ability to establish and maintain long-term relationships with customers as you build excitement for them, work through construction-related issues, and continually update them on the progress of their homes. At the conclusion of the internship an offer of employment may be extended but this is not guaranteed. The decision will be at the sole discretion of the Company.

     

    Essential Job Functions

    Assist Development Construction Manager with the following essential job functions:Follow our Business Ethics, Standards, and GuidelinesResponsible for development of proficient and highly motivated professional construction staffInform and train subcontractors regarding Company policies and procedures, including safety and OSHA complianceProvide technical directions to field personnelSupervise start up and delivery of sufficient homes to meet Subdivision Improvement PlansPlan and co-ordinate start of projects to avoid start up delaysOversee all scheduling and construction related activities on a given project for residential housingMeet and monitors budgeting goalsOversee contractual agreements, ensure product quality/consistency, adherence to schedules, effective jobsite supervision, scheduling and cost controlImplement company policies, procedures, principles, and completes paperwork required by the CompanyMonitor and resolve all sub-contractor problems as they ariseMitigate, arbitrate and/or negotiate any and all subcontractor problems impacting field operationsEnsure adequate subcontractor staffing to manage construction schedulingDevelop relationships with governmental inspectors and agencies to promote a positive company image

    Job Descriptions

    Assist Project Manager (PM) in the planning and coordination of activities designated to ensure that goals or objectives of project are accomplished within prescribed time frame and funding parametersCoordinate with the Project Engineer or Architect, Safety Officer, Security team and Construction Quality Control Officer for interaction of task prioritizationConfer with project staff to outline work plan and to assign duties, responsibilities, and scope of authorityEnsure compliance with health and safety and quality control requirements as identified by functional officersAct as a key implementer of field activities and tasks preparatory to field activitiesAct as a Team Leader to assist the quality control officer and health and safety officer in maintaining compliance with project work plans, standard operating procedures, and sound field practicesSupervise home building and Subdivision development process to ensure quality and government regulations are metManage subcontractors including scheduling, installation and quality controlManage subcontractors including assisting subcontractors on meeting schedule objectives, acting as a liaison to PM, problem solving on subcontractor issues, documenting progress to project scheduler, and monitoring subcontractor compliance of all health and safety proceduresMonitor and update scheduling system on weekly basisManage all reporting and administrative requirements including daily reporting, scheduling assessment, estimating job modifications, scheduling trade installations, ordering building material and reviewing selections with tradesLead and participate in the full lifecycle of Even flow production and FIFO schedulingLead and mentor in professional standards of practice and service excellenceSupport development of standard procedures and policiesProvide career development and trainingProvide home buyers excellent service related to construction process, scheduling and general home building communicationsComplete all other duties as assigned by PMResponsible for coordinating with Municipal Authorities, Utility Companies, engineers and subcontractors to ensure timely delivering of Subdivision to Homebuilding Company.Adhere to company safety standards and help promote a safe working environment for office and field warranty employees, subcontractors and homeownersIn addition to the accountabilities above, other responsibilities, tasks, and deliverables may be assigned to the incumbent of this positionReview aggregate gradation testing, density testing for earthwork and surfacing, and concrete testingPerform minor surveying computations such as as slopes, areas, volumes, cuts and fills, etc.Inspect pipe backfill and fill constructionInspect paving operation to ensure compliance with plans and specificationsPerform minor engineering computations such as areas, volumes, material spread rates, etc.Test, sample and report materials proposed to be used in construction projectsReview and learn test methods, manuals, and proceduresReview testing and sampling on roadways for analysisReview and learn traffic control methods, manuals, and proceduresSet up, maintain, and remove a safe traffic control plan under live traffic conditionsMaintain traffic control devices in the field, perform traffic control dutiesAssist in the investigation of existing roadways for forensic studyAssist in gathering samples, providing a safe working zoneAssist in permitting processes to obtain water, gravel, plant site, and surveying agreements and aids in the renewal and file maintenance of these agreementsAssist and coordinate AIA payouts and lien waivers with accounts payable department and subcontractor payoutsAssist with record keeping and filing of all relevant documentationAll other responsibilities directed by management

     

    Education and Qualifications

    Construction Management/Engineering Degree preferred.
